2008-05-18 06:23:00
Most vendors (sellers) hire agents to sell their homes and everyone knows that advertising costs a lot. What not many people know is, that vendors transfer that cost to the buyers. When you are thinking about a budget for a house you?re going to buy, there are 2 main questions to think about. The first question is ?how much? and the second is ?when?. Basically what I am saying is not only the amount matters, but also the time frame - when you have to pay ...

Buying a house sight unseen
2008-05-10 15:51:00
Some people claim that the right way to buy an investment property is without actually visiting and seeing it. Let me explain: they are afraid that seeing a house with your own eyes might influence your decision. When you do the research and learn everything you can about a house, that information is objective and the decision based on it would be logical. Once you have seen the house, your emotions can interfere with the logic.

The truth about council property valuations
2008-04-24 14:52:00
I must admit, reading this article about council property valuations totally shocked me. Apparently anyone who thinks that the local council valuates every single property in their area is wrong. I knew that council?s valuations are made once every two years (and therefore the numbers won?t stay accurate for much longer) but had no idea ...

Why termite inspection is a must
2008-04-12 11:57:00
Statistically speaking, termites are the third thing people fear the most after rising damp and cracking. To understand what the fuss is all about I did some research about them and found pretty interesting things.
Renovation costs
2008-04-05 05:20:00
Renovation costs are one of the main things you must consider before buying a house. So I was doing my “homework”, trying to calculate how much renovation would cost me for a house I was thinking of purchasing. I was having a pretty hard time there, because there is no calculator or any other tool that lets you do the ...

Live house auction ? have a look
2008-03-01 01:43:00
Many people have told me they find auctions stressing and intimidating. But let?s face it ? more houses are sold now on auctions compared to private sales, so limiting yourself and passing on auctioned properties just because you are scared of the process is not a good idea.

What building inspection reports DON?T cover
2008-02-23 00:17:00
Getting building inspection reports is a very important stage in the process of buying a house. Sometimes people decide to skip those reports for many reasons such as time pressure, the high cost, couldn?t be bothered, etc. They are really playing with fire, because if later on it turns out that house has a problem ? it?s their problem.

2008-01-26 03:45:00
I used to think those two terms (solicitor and conveyancer) mean the same, but they really are quite different. The difference is in what those lawyers can and can not do and even in what they charge you for their services.

Mortgage broker ? a great help when shopping for a loan
2008-01-19 01:12:00

Build your own house fast
2008-01-10 04:56:00
I have found another option that falls somewhere in-between building your own house and choosing a pre-fabricated one. On the one hand you can design the house any way you like, and on the other hand you can still build it quickly as if it was pre-made and only had to be assembled. As the matter of fact it looks a lot like LEGO.

Build your own house
2007-12-05 06:48:00
The housing affordability (which is really closed to none these days) got me thinking ? there must be a way out. So I can not afford to buy a reasonably sized house in the inner city suburbs, but does it mean that I am doomed to renting?

2007-10-10 03:35:00
Every 2 - 3 years every council evaluates all the properties in its area. There are 3 ways of valuating a property: using Site Value, Capital Improved Value or Net Annual Value. Site Value means just land value; Capital Improved Value means value of both the house and the land. Net Annual Value is a bit different ...
