The Rochester area housing market held steady in June 2006 with 250 homes going to pending (under contract), an increase of 2% from the previous month. This is down more than 7% from a year ago. New and back on the market listings (361) were down by 5%, but up nearly 7% from a year ago. Buyers continue to have the advantage in the Rochester area market: with higher inventories and longer market times (average market time to pending in June 2006 was 108 days) sellers need to think competitively. Positioning in the market is critical, as is condition.
