Of the other Eight homes/condos that sold in the near north in November, there were 2 Harrison West Condos that averaged $175/sq ft, One Victorian Gate Condo that went for $213/sq ft, A one bedroom in the Dakota for $182,999 ($227/sq ft) Four homes in Italian Village that averaged $150/sq ft 1645 sq ft $246,075 or 97.6% of list 68 days on market & 3 of them had 2 bedrooms Two Neil Avenue Condos at 815 Neil – on the high end as far as finishes go for $192.66/sq ft, one at $237,500 and one at $379,000 And FOUR Victorian Village Homes sold in November averaging $178.41 sq ft 2804 sq ft 181 days on market $500,250 or 94.3% of the last list price 697 Dennison was the only one with a two car garage, it was a 3 bedroom that sold in 11 days for $650,000 and is just under 3000 sq ft. German Village Homes For Sale / Sold - November Update
2007-12-10 21:45:00 And away we go . . . . 6 Homes sold in German Village, 4 homes sold in Schumacher Place and 5 more in Merion Village. German Village Homes averaged 1337 sq ft, $202/sq ft and $270,066 or 90.7% of list price (not normal) 203 days on market Schumacher Homes sold in November averaged 1375 sq ft $121.24/sq ft $166,700 or 102% of list price (thanks to a bidding war for 469 E Beck St) 131 days on the market Merion Village Homes sold in November averaged 1239 sq ft $92.48/sq ft $114,580 or 96.8% of list 113 days on market The most expensive home in German Village last month was 932 Mohawk which went for $475,000, listed at $500,000, on the market for 174 days. Olde Towne East Homes for Sale / Sold - November Update
2007-12-10 20:52:00 Do you have your Olde Towne East home for sale? Are you frustrated that they buyers seem to have dried up. Me too. Take a look at this map that details where the 8 homes were that sold last month on the Near East Side. The highlighted area is more or less what I consider the Greater Olde Towne East area for the purposes of this blog, though I often include most of Greater Bronzeville which goes north to Mt Vernon Avenue. Nothing in Olde Towne East proper, Nothing from Broad to Long or up and down Eastwood Ave or Woodland Park and one home in the Franklin Park area, nothing on Bryden Road or from Bryden to Main streets. The home in the Franklin Park area had 3 bedrooms and over 1600 sq ft. It was a bank short sale for a crazy $67,000 — even if it does back up to the RR tracks. The good news is that there are 213 active listings between Downtown Columbus and Bexley, 670 and I-70. Come pick yours while the picking is good. Clintonville homes for Sale/Sold - November
2007-12-10 20:35:00 There are 175 active single family listings in Clintonville /the 43214 zip code. There are also 22 condos listed at the moment. A review and update of November Clintonville home sales reveals that 20 single family homes sold last month. OF those 20 Clintonville Homes that were for sale and sold last month, they averaged: 1325 sq ft Sold for $139.02/sq ft were on the market for about 93 days sold for $184,187 or around 96.5% of list price The least expensive Clintonville/43214 home to sell last month was 585 Chatham which sold for $107,500. This home was on the market two weeks. I looked at it with some clients and it was, as advertised, about 1/2 rehabbed. It still had a long way to go though and the floor plan wasn’t very good and the back yard was very small. The most expensive home that sold Clintonville in November was 4857 Rustic Bridge in Olde Beechwold. This is a 4 bedroom 2.5 bath 2 story with around 2300 sq ft that sold for $440,00... Downtown Columbus Condos for sale/sold - November
2007-12-10 20:12:00 A market update for November reveals that 6 (Six) condos sold downtown last month. The Average Sale Price / SqFt was $196.95. They averaged $1,012 sq ft each were on the market for 392 days (though that is highly skewed by the lofts at 106 technically on the market for 1218 days)— Otherwise, 227 days on market was the average. sold for $199,314 or 96% of list price. Again in November, the downtown Columbus Condo market was spread out from Terraces, to City View at 3rd to the Buggyworks. The Buggyworks loft was a resale, once featured in Columbus Monthly, on the market for 6 months and sold for 92% of its original list price at $246,000 for the 774 sq ft one bedroom. One of those condos was an office-condo on Mound Street, a 900 sq ft bay and one of several contiguous models ready to finish as you like. No Picture of the Kitchen?? It must be antiquated
2007-11-30 18:23:00 I was looking, as I do most every day, at which listings had just come on the market in different Columbus Neighborhoods. In looking at an Upper Arlington property that just came on the market for $1.7+MM, I noticed that there was no picture of the kitchen. It’s a good looking home on the outside, 4–5,000 sq feet and, like all too many Upper Arlington homes for sale, looked like it hadn’t been updated in years — old drapes, wallpaper, etc. Any kitchen has at least one good photo in it. People buy homes because of kitchens. We all spend a considerable amount of time in our kitchens and if we’re buying a home, we want to see the kitchen. Even if it is old and shabby, what is the space like, what is the view, is there room to eat in the kitchen, does it have an island, a pantry, decent lighting, is it open to another room?? Forbes Magazine, aka Forbes.com, published a piece about the top ten best and worst housing market cities. Between Number 10 of the Best Housing Market City, Portland Oregon (+5.2% over the previous year,) and the Number 10 Worst Housing Market City, Jacksonville Florida (-3.5% over the previous year,) there is a whopping 8.7% difference. Do Not Enter - One Way - The Sign Says One Way
2007-11-26 19:37:00 I live on a One-Way street between two very busy urban streets. I like living on a way one street. In theory, I don’t have to worry about cars pulling out of my street when I pull in and I only have to look one way when I’m crossing the street. In this picture, you can see the Do Not Enter and One-Way sign at the end of my street. There is one just like it on the other side of the street. Even more are at the alley. Despite this, I guarantee you 5 cars a day or more go down my street the WRONG way. If I’m sitting in my den, at my computer, out of the corner of my eye I notice cars go down the street. I’m ultra sensitive to cars going the wrong way but it seems at least one will go by the wrong way in any given computer session.
