Olde Towne East - Homes Sold - October Update
2007-11-13 19:38:00 Now that October is firmly in the books, let’s see what happened in Columbus’ near East Neighborhoods. Again, not a whole lot with the 7 houses that fall within my boundaries selling for an average of $58.42/sq ft. The good news was the $396,500 on Miami. It’s great to see North of Broad numbers like ... More About: Update , Homes , Olde Towne East , Sold
Fishy Flip?
2007-11-13 19:11:00 When I was reviewing what sold last month in the Greater Olde Towne East area, I came across this listing that sold for $217,000. That seemed a little high for the address, so I clicked over the auditor’s page and found this picture for that address. Last month’s Seller paid $24,000 for the property in April ... The New Columbus Multiple Listing Service
2007-11-09 19:08:00 Beginning in January, the Columbus Board of Realtors will be getting rid of one of the primary search fields for Realtors in the Columbus MLS. Namely, we’ll no longer be able to search by “AREA”. I think this is a great idea since areas have always been relatively arbitrary anyway. The Columbus MLS read Areas as loose geographic boundaries that sometimes changed or split in half anyway. For example, in recent years, the MLS added area 10, downtown Columbus. This area is pretty easily defined, not unlike how Downtown defines itself—the central business district. Area 14, where I live, is also defined by interstates and Rail Road tracks and comprises the greater Old Town East and Bronzeville area. The Columbus MLS now has a very cool mapping tool — seen here. I can now define a custom search by drawing a polygon around what I want the area to be and calling it whatever I want. Before, we could only d... More About: Service , Listing
The Strip of Hip opens to 2-way traffic
2007-11-07 21:39:00 Gay Street and the City of Columbus have wrapped a nearly $8 million project spanning six months that opens Gay Street to two-way traffic. It seems like a long, long time ago, the West side of Gay street was supposed to be involved in that project also. I don’t like that it dead ends at Front Street behind the Police HQ. That needs to be opened and two way also, but I’m guessing in this post 9–11 world, that may take a while. drivers now have east- and west-bound access several additions for pedestrians including — rebuilt traffic signals upgraded infrastructure creating landscaped medians and trees decorative light poles in the corridor new curbs and sidewalks new traffic pattern should make vehicles travel slower revised crosswalks require pedestrians to cross a shorter distance Gay Street and the City of Columbus have wrapped a nearly $8 million project spanning six months that opens Gay Street to two-way t... 2007-11-07 21:22:00 October saw 11% more single family homes sales in Columbus than September. What really happened at the Carlyle?s Watch Auction and what does it Mean f
2007-11-02 20:24:00 Eight buyers got pretty good deals on their downtown Columbus Condos. Not much else happened. Those eight got those deals because they were the “no reserve” units, sold to the highest bidder. The other units that have been reported sold were, in fact, not sold. At least not yet. The other 21 condos that were ... More About: Watch , Auction , Downtown , Carlyle , The Car

2007-10-30 19:14:00 I have a side project that I?ve been meaning to get to that is a Wiki of Columbus Neighborhoods . I couldn?t find an officially sanctioned list of recognized ...
5.9% Interest Rates on 30 Year Loans and other financing news
2007-10-26 18:26:00 They’re back people. A bad week of economic news often means a good week for Mortgage Interest Rates . I try not to name names here, but I saw 5.9% with no points this week from Third Federal. Also, FHA is still accepting Nehemiah Grants as Down Payment Assistance from the seller through March 31, 2008. There ... More About: News , Finance , Financing , Loans
Rush Creek in Worthington
2007-10-26 18:13:00 I have some buyers moving to town from Cincinnati. The husband will be working at OSU. The Ohio State University, inadvertently, has been good to me this year. I enjoy helping people relocate to Columbus, especially if they’ll be working inside the outer-belt. (No, that’s not a Led Zepplin album.) These buyers want a particular style ... At Issue - Franklin County’s Aging Population — Issue 14
2007-10-23 16:46:00 Some Facts for you to mull over. Issue 14 in Franklin County is a five-year, 0.9-mill countywide property-tax levy on the Nov. 6 ballot. The bottom cost line is that passage of this issue will cost the owner of a $100,000 home $27.57 per year, up $8.21 from the current levy. It replaces a similar levy that runs out January 1. The new levy, like its three predecessors, would save taxpayers’ money in the long run. Statistics show that the longer older people can live in their own homes or in the homes of friends and family, maintaining as much independence as possible, the less society has to spend on their care. Projected growth of the elder portion of the Franklin County population: People age 60 and older, are expected to increase 65.8 percent between 2000 and 2020, from 138,651 to 230,000. The average number of clients served each month in Life Care Alliance’s Senior’s Options program is 5,100; the levy would cover an increase in clients of abou... More About: Aging , Pula

Is Miranova Dead?
2007-10-19 20:27:00 The last couple days I’ve heard a radio advertisement that advertised Miranova and mentioned that there were a handful of homes available for sale at the moment. Could Woodland Meadows Become Bexley Athletic Fields?
2007-10-17 20:01:00 I don’t see the city of Columbus giving away what could be tens of thousands of dollars in property taxes, income taxes and potential retail/light industrial/warehouse space. Also, I don’t know if the Bexley School System could absorb the kind of money it’d take to buy and develop this property strictly for athletics. Maybe a ... More About: Fields , Mead , Athletic

Oak Street to Become Columbus Community Reinvestment Area
2007-10-16 21:50:00 I think it’s pretty odd that the city would declare only one street a CRA, but it’s not a bad idea with all the storefronts that exist on Oak. I really believe that the future vibrancy and sustainability of the Olde Towne East area depends, in large part, on the viability of these storefronts being ... Columbus Real Estate September Recap - Downtown Columbus Condos
2007-10-11 21:21:00 Downtown Columbus, unlike many suburbs, doesn’t have the seasonal school year ups and downs in buying. There isn’t as good a reason as there is in, say, Bexley for folks to buy their downtown Columbus condo and settle in just in time for the new school year. Still, only FIVE homes were closed on in September ... More About: Estate , Real Estate , Downtown , Recap , Real
When does Your Downtown Columbus Condo Tax Abatement Begin?
2007-10-11 17:13:00 Surprise, It’s not the day you purchase your Columbus condo. Is the Downtown Columbus Condo Market a Ticking Timebomb?
2007-10-09 22:21:00 Will the Downtown Columbus Condo minium Market implode in the next 8–10 years? Ironically, I’m talking about tax abatements, one of Downtown Columbus’ Best Residential drawing cards which could also lead to a very messy real estate market as they begin to expire.
