GLVAR Reported Increase in Las Vega s Listings    Las Vegas home owners are still putting there homes up for sale despite slow sales and declining prices. The Las Vegas inventory of homes is 24,087 listings with an increase 18.8 percent from last year. Sales have decreased by 34 percent from last year plus prices have fallen 4.8 percent. With people still moving to Las Vegas and the rest of the economy remaining strong we will weather the storm. One indicator to look for is the price of land which has held up and remained strong despite the decline in residential real estate. I do see a decrease in new home builder inventory.

 Auction for Las Vegas Homes Successful, but For Whom? Las Vegas Real Estate  Las Vegas real estate auction last Friday attracted 2,500 bidders for 90 homes. The Las Vegas auction sold 87 of the 90 homes for sale at an average price of 80 percent to 85 percent of list price. The Las Vegas home auction prices ranged from $76,000 to $715,000. The banks use this process to maximize there profits plus the bank could have achieved these prices had they worked with their agent. This auction was performed by Hudson & Marshall a Dallas based company. All the homes purchased last Friday still have to be approved by the bank (what....they did not purchase the home at auction?). The banks  will then counter-offer .......wow......watch out for the banks!! Is this is a deal....I do not think so. The Coyote Springs Nevada development is 50 miles north of Las Vegas and is expected to open in the spring of 2008. Tuffy Ranch Properties LLC is owned by Harvey Whittemore, has filed 54 applications with the state water engineer to change existing water rights. The Lake Valley water rights in dispute are located 100 miles to the north of Coyote Spring Nevada. The applications involve about 11,000 acre-feet of underground water.
