Coyote Springs NV Developer Conti nues Water Fight  Harvey Whitmore Coyote Springs Nevada developer continues his fight for water rights that his Tuffy Ranch Properties LLC filed for in March of 2005. Fifty four water rights were filed with the water engineer to change existing underground water rights. These water rights are located 100 miles away from Coyote Springs NV in Lake Valley Nevada and are currently for irrigation and Tuffy Ranch Properties LLC is trying to change to domestic use for the development at Coyote Springs Nevada, a project located 50 miles north of Las Vegas Nevada. Harvey Whitmore has stated this water would amount to 20% of his water needs for the Coyote Springs NV project.  White Pine County and the Federal Bureau of Land Management have protested this application. There are rising expectations that the economy will not falter and the housing industry will not pull the economy under.  Las Vegas Real Estate  Market Information Some have asked if we have hit the bottom of the Las Vegas real estate market? If we look at the Las Vegas market we know that we will have to hire over 200,000 workers the next five to eight years to Las Vegas Casino-Hotel expansion. Land and construction expenses prevent builders from builder homes any cheaper....so they will not build which is evident when you visit construction sites.  Call us an Island like Hawaii or Manhattan Island but the Las Vegas valley is surrounded by the Bureau of Land Management, The Fish and Game plus Native American Property. Scrambling to avoid foreclosure, more owners are falling prey to scammers   WHEN Eddie Baker Jr. retired in 2000, he found himself struggling to make the $1,100 monthly payments on his three-bedroom Los Angeles home and eventually fell behind on the $205,000 mortgage. Facing foreclosure, Baker, a devout Christian, prayed for assistance. And in June 2005, his prayers seemingly were answered in the form of an offer to help save him from foreclosure and credit ruin. But that offer turned into a nightmare instead. Today's Market Condi tions   The Federal Reserve has taken significant action in the last few weeks due to the credit crunch. Market Movement To date, over 120 mortgage companies have closed their doors due to reduced liquidity.  The result: Borrowers who want to take out non-conforming loans have fewer, more expensive options.  Many media outlets have incorrectly added fuel to the fire by stating that mortgage lending has stopped altogether and that borrowers can't get a loan without a 20% down-payment. THIS IS NOT TRUE.  Conforming interest rates and loan programs, those backed by Fannie Mae and Freddie Mac, have not been significantly impacted by recent events. Even better, interest rates have come down from recent highs. While this is good news, the market is experiencing unprecedented volatility and changes could come at any time. The stock markets are currently showing losses with the Dow down 60 points and the Nasdaq down 15 points. The bond market is currently up 15/32, which will likely improve this morning's mortgage rates by approximately .125 - .250 of a discount point over Friday's rates. The first report of the week comes tomorrow morning, but is not considered to be of high importance. July's Goods and Services Trade Balance data will be posted early tomorrow morning, giving us the size of the U.S. trade deficit. It is expected to show a deficit of approximately $59.0 billion, which would be an increase from June's $58.1 billion. Great Time  to Purchase Las Vegas Real Estate !!!   How can this be??  The markets are in a turmoil!  We are in the midst of a liquidity and credit crunch!  How can it be a good time to purchase real estate?   Last week the Dow Jones Industrial fell on Monday 207.61 points to close at 13,028.92.  On Wednesday, the DJI fell another 167.45 to close at 12,861.47  It hit a low on Thursday to close at 12,845.78, then on Friday the Feds lowered the discount rate by .50 and the market reacted positively to close at 13, 079.08...up 233 points.   Inflation remained neutral with wholesale inflation rates up 0.6% (0.1% was expected), but the core wholesale inflation rate (the most important indicator) rose only 0.1% (0.2% was expected).   Bonds rose, with the yield on the benchmark 10-year treasury note falling to 4.73% from 4.78% late Monday.  (Mortgage interest rates soften ...
