So in short – lock anything non agency and float Fannie/Freddie First off, the current recommendation for locking any loan that is not agency is very prudent right now.  What does this mean? Well anything that does not meet Fannie Mae, Freddie Mac, FHA or VA guidelines.  The reason for this is that although the Fannie Mae 6.0 has begun to establish a little bit of traction, all bets are off for non conforming products as we are hitting another waive of programs disappearing and investors having difficulty in the secondary market with liquidity on their products (see AHM – American Home Mortgage as an example). We currently have some moving averages acting as a floor of support for bond prices and if this report misses we could see rates continue to improve.
