Downtown Los Gatos Homes Caliente

Los Gatos - the cats in Spanish - hot - caliente... never mind. I'll come up with a better tag line next post.The significant message here is this: homes are selling briskly in the Los Gatos market. We are tracking a couple homes that just sold quickly after coming on the market. One of which got a "preemptive offer". These are homes with everything you need and then some. Over 2,000 square feet, 3 and 4 bedrooms, good parking, great locations, nice lots, etc in the $1,800,000 and higher price ranges. This spike in activity is evident in the last week. As is the spike in real estate activity all across the west valley. The lower price ranges, in Los Gatos and in other parts is not springing back as quickly, but it will.I see the confidence and the acknowledgement of the true scarcity of good homes in the higher income/asset buyers. Another fast and furious year is coming to an end. I have an additional climatic event nearby too - my 40th birthday at the end of January - big party to be announced! The end of the year and the end of a decade make me think about life. What have I accomplished? Where am I going? Most home sellers decide to sell their homes in the Spring. This is the "selling season" when the market is the best - right? Maybe and no. Reality is historically sellers get the highest percentage of asking price between Thanksgiving and New Years Eve. Why? A lot of sellers who could not sell their homes in the fall will let their listings expire toward the end of the year, waiting again for the Spring. Many other sellers will not list their homes because they don't want to be bothered by people traipsing through their homes during the holidays. The pool of buyers declines too, although the buyers who are truly motivated to buy a home remains constant. This see-saw of buyers and sellers nets out to more motivated buyers with less choices and hence better results for sellers. So sometimes you may ask, why wait?

Great Time for Europeans Buying in the US

This is a wonderful opportunity for Europeans to use the strength of the Euro to buy real estate assets in the US. Many destination cities such as New York, San Francisco , Los Angeles, Chicago, Miami and even Las Vegas are seeing a strong influx of European buyers. If the Dollar is historically low, then when it adjusts back to a normal trading range, these US homes will make very good exchange rate returns.
