What is Mortgage Securitisation anyway, and does it matter? It did to North
2007-11-26 12:14:00
One of the industry buzzwords being thrown around at the moment is “mortgage securitisation”. This is, it would appear, being blamed for everything from the collapse of North ern Rock to the decline of the NHS. So, what is Mortgage Securitisation anyway? Time for another history lesson. Once upon a time, there were things called Building Societies. Building societies ...

Northern Rock - Virgin look to be taking over
2007-11-25 20:09:00
It is being reported that, as of 18:51 this evening, the Northern Rock board have recommended, and the Treasury have given their approval for Virgin Money to take over Northern Rock . Northern Rock are expected to make the announcement officially in the morning. It is likely that the Treasury will remove the “100% guarantee” to depositors that ...

Home Information Packs - alternative viewpoint
2007-11-23 16:18:00
And yet another angle on Home Information Packs , again prompted by my article on Monday. I’ve had some feedback from an estate agent (who wished to remain anonymous). In his experience, HIPs are, rather than making the process quicker, significantly slowing down the marketing and sales process. He explains: There’s a transitional rule, whereby as long as we’ve ...

Internet Marketing Workshop - 8 free tickets
2007-11-23 14:10:00
My friend, Daniel Wagner, has an Internet Marketing course aimed at individuals rather than businesses. As such, it’s relatively short (just over 2 hours), and in an evening. The next one is Thursday 29th November, at the Selfridge Hotel in London, and costs £97 per person… … but, Daniel’s offered me 8 free tickets for subscribers to the ...

Kensington Mortgages (for the moment) pull out of the UK-SubPrime market
2007-11-23 10:30:00
As of this weekend, Kensington Mortgages , who only operate through brokers, are pulling out of the SubPrime market. They’re also reducing their maximum loan-to-value for Buy2Lets from 90% to 85% (80% for self-certs.) The SubPrime market is continuing to get worse in the UK, and there are fears of a US-style crash, however there are some differences:  UK ...

Home Information Packs - Update
2007-11-23 10:23:00
Since my post on Monday explaining HIPs, there has been an update. Housing Minister, Yvette Cooper, has just announced that they will be extended to 1- and 2- bedroom properties put on the market after 14th December. As you might imagine, the Association of Home Information Pack Providers (AHIPP) has welcomed the news. On balance, so do I.

Northern Rock - leaked memo?
2007-11-22 10:36:00
I was sent what claims to be a “leaked memo” about Northern Rock . A bit of research now reveals that the memo was a copyright document, so I’ve deleted it. However, I do feel OK in reporting what other websites have said. The  memo, known as “project wing”, is allegedly written by a bunch of financial ...

Property Negotiation - Slides now available on-line
2007-11-21 14:55:00
Following the feedback about putting my Negotiation for small businesses slides online, I’ve updated my “Property Negotiation” slides. These are from the 45 minute version of the talk I’ve given for organisations like the National Federation of Residential Landlords, and others. If you run a networking event, and would like me to come and give this presentation ...

Northern Rock - politicians? responses
2007-11-20 15:45:00
In my earlier post about Northern Rock , I made the comment: Sadly, the whole thing has degenerated into a political circus. I’ve had an interesting email response from someone who, for whatever reason, didn’t want to post an open comment on this blog. The gist of the comment was that I was being a bit harsh on politicians ...

Northern Rock - the story that wouldn?t die
2007-11-20 11:01:00
Back in September, I wrote a series of articles about Northern Rock , the troubled UK bank. It would appear that the shouting is continuing. Just to re-cap the facts to date: Northern Rock stopped being a building society and turned into a bank some years back Because of this, it is now owned by Shareholders, who are completely ...

Property Negotiation, The Book - now available from WHSmith!
2007-11-19 15:18:00
Ooh, well done, my publisher… Available on-line from WHSmith here, or in-store (probably by order only at most branches.) It’s quite an odd feeling - I’d not been expecting it to be available anywhere other than Amazon, so pretty chuffed today Now, if a few hundred thousand of you would go and buy it, and make ...

Housing Information Packs (HIPs) explained
2007-11-19 12:11:00
Housing Information Packs are with us, at least as far as larger houses marketed through estate agents are concerned. You need to provide a HIP if: You are MARKETING a property AND That property is in England or Wales AND That property has three or more bedrooms The intention is that, once enough inspectors are recruited, they will be rolled ...

Estate Agents have 9% more stock on their books than last month
2007-11-17 15:52:00
According to the recent RICS figures, UK estate agents had 9% more property available to sell in October than in September. (That’s “leading” in the sense of something that happens BEFORE, ie “lead” as opposite to “following” or “trailing”… not leading in the sense of “important”.) This is, I believe, excellent news for property investors, not ...

Bank of England Quarterly Inflation report - not happy reading (except?)
2007-11-16 17:35:00
It was the best of times, it was the worst of times, as the saying goes. When a Bank of England report’s opening remarks contain phrases like the following, you know that most people in the UK are not going to have a good year (financially) in 2008. “There will be some difficult decisions in the ...

My slides for ?Negotiation for Small Businesses? are now available for down
2007-11-15 19:38:00
Last week, I gave a speech for the Surrey Business Club about negotiation. Now, while I’ve given a lot of talks about Property Negotiation , I’d never given one about general business negotiation. So I offered them a choice. Did they want the “Property Negotiation” talk that I’d written a year ago, and since given ...

How much should your investment property be insured for?
2007-11-15 10:36:00
One of the most annoying things about insurance (I’m speaking as a property investor here) is that box that says “estimated rebuild cost.” Now, I have a fairly astute idea of how much it would cost to re-carpet a room, re-paint a room, fit a new kitchen, add a conservatory or for that matter convert a ...

Good basic advice for new landlords - BBC article
2007-11-14 11:04:00
In an article over at BBC News, Jonathan Moore (of Mortgages for Business) has written a good article aimed at people considering becoming landlords. The article is well worth reading, in full, but here are the headlines: There is an over-supply of new-build flats in many urban areas Rates have gone up massively (particularly if you take into ...

RICS Housing Market survey released - prices are going DOWN
2007-11-13 13:37:00
The Royal Institute of Chartered Survey ors have released their October survey of the UK housing market. Like August and September, October saw an overall decline in house prices. (And a higher proportion of surveyors reported declines in October than the previous months.) However, new instructions to estate agents are still falling. What we don’t know, because the ...

We will remember them
2007-11-11 13:10:00
They shall grow not old, as we who are left grow old. Age shall not weary them, nor the years condemn. At the going down of the sun, and in the morning we shall remember them. We shall remember them. http://www.poppy.org.uk/
Bank of England - no change is a good change, or something?
2007-11-08 20:25:00
Well, another month passes in which the bank rates don’t move up. This is, overall,  good news for property investors, but there are two things worth bearing in mind: The Base Rate is NOT set to look after the property market. It’s set to keep inflation in check, and property plays a part in that, but isn’t ...

Bridging the Digital Divide in Kingston - e-voice.org.uk
2007-11-02 10:46:00
Once in a while, I come across an organisation that I just want to help promote/publicise. Well, this morning, I learnt about e-voice.org.uk To quote from Guarav Patel, who told me about it (on a Ubuntu list.) (Apologies to those who are reading this blog entry ON the Ubuntu Planet syndication site, and already know all about ...

Trick or Healthy Treat?
2007-10-31 21:17:00
I have many goals in life, but this evening two of them coincided nicely. Firstly, I like the idea of improving people’s knowledge (heh, you probably guessed that from the fact I run a training company.) But I also enjoy increasing the amount of humour in the world. (You may not have guessed that, and Mary says ...

Half term fun - building a geodesic dome, Part III
2007-10-25 12:25:00
Following the success of Dome I and Dome II earlier in the week, we decided to make a more complex dome. Both Dome I and Dome II are what’s know as 2V domes. The notation was introduced by Buckminster Fuller, who developed a version of the dome in the States in the 40s. (The dome was ...

Half term fun - building a geodesic dome, Part II
2007-10-21 20:14:00
Well, the first dome is now wrapped in cling-film, and outside in the back garden as a “science demo”. The last two nights, we’ve had a light frost, and I’m hoping to be able to demonstrate that having what is effectively a small greenhouse makes a difference (even with an insulator as small as clingfilm), because ...

Half term fun - building a geodesic dome
2007-10-21 16:57:00
It’s half term this week, which of course causes a few problems (because there are one or two things business-related I’d hoped to finish), but has many joys (because I can just take a few days out to spend with them.) Anyway, on the list of things to try with a little girl keen on maths ...

Streetcred - another Northern ?bank? collapses
2007-10-19 15:13:00
It was only a few weeks ago that we had the sight of a UK bank run - customer queuing up outside Northern Rock to get their savings back. Alas, this week Streetcred has gone out of business. Streetcred isn’t exactly a household name  - it was a small local “credit union” (think not-for-profit building society), based ...

Capital Gains Tax changes - good for property investors, bad for business o
2007-10-17 22:44:00
Well, the dust has (almost) settled, and it’s time for a quick review of what Chancellor Darling’s pre-budget report actually means for us. I should stress at the outset that if you hold business or property assets, and are thinking about selling them, then you should go out and get professional advice from a tax advisor ...

Remote working?
2007-10-12 22:50:00
There’s a lovely blog post on dot neil about remote working, in which he gently pokes fun at the way that magazines try to depict “teleworkers.” It did make me think about how much things have moved on even in the last year, though. I don’t go anywhere without my mobile phone any more - OK, that’s ...

Bye Bye Standby wins an award?
2007-10-10 18:06:00
Ooh, we’ve won an award. ByeBye Standby (in whose parent company I’m a shareholder, and of which I used to be a Director) won the Energy Efficiency Initiative of the Year award and the Electrical Industry Award s ceremony last week. Having been part of the team that developed and launched the product, it gave me a warm ...

I?m guest speaking on Glenn Armstrong?s training course this weekend
2007-09-25 23:44:00
For some while, I’ve been impressed at the property training that Glenn Amstrong puts on. I’ve a lot of time for Glenn - his track record as an entrepreneur was already solid before he turned to property. Anyway, this Sunday (30th September), he’s running a programme with a few guest speakers. I’m talking about, sure enough, ...
