First Time Home Sellers - Are You Worried About Security and Your Possessio

A common concern of sellers when they list their home, especially if it is for the first time, is security. Sellers worry that something may get taken, or damaged, during an open house. Or when the home is being shown by another agent. This is a normal concern and is to be expected. Buyers will not see your home on their own (except during an open house, but your agent will be there) and will need to be accompanied by a licensed agent who can access the lockbox. So this adds some measure of security. While I do not believe it happens often, there are times when a homeowner has had an item taken or damaged. The best way around this is to make sure that any items that are valuable, precious, easily broken, personally meaningful, or irreplaceable are packed away. Wow - Busy Market, at Least for Me

Whew, it has really gotten busy. That's good news, which is why I bring it up. I have been talking with friends of mine in the business, as well as home inspectors, mortgage folks, and escrow companies, and they all say the same thing. It HAS gotten busier. Not sure that is true everywhere but here in Southern California there is a noticeable difference. And I have to apologize that I have not been able to keep up the same pace with blogging here about relocation. I just have not been able to keep up with it all. Ironically most of the business that has kept me so busy with working with folks who are relocating here, or investigating the possibilities. I am working on a few other articles to be posted soon that should be of interest. So stay tuned. Vacating for Relocating? Protect Your Home

In today's market it is not unusual for sellers who are relocating, especially for a new job, to reach a point where they NEED to move to the new location but still have not sold their current home. How can you best handle this situation, and protect your investment? Discuss the situation with your REALTOR and reach an agreement regarding him/her checking the house regularly, especially after bad weather (say, at lest once per week or more). They ought to do this without you asking but better to be sure. Entrust a good friend or neighbor with a key to also check in, in case your REALTOR gets busy and is not available, or forgets to check in. Have them check the bathrooms in case they have been used by folks touring the home, and watch for leaky pipes and sinks. New Conforming Loan Limits

The conforming loan limits for loans funded by Freddie Mac and Fannie Mae now have temporary new limits. In the past, buyers who needed a loan larger than the conforming limit (i.e., the JUMBO loan) of $417,000 paid a higher interest rate. For many, the significant increase in the monthly payment was enough to keep them out of the buying market, especially in areas like Carlsbad (and San Diego in general) where median home prices generally exceed this limit. The new limits, in place for loan that originated between July 1, 2007 and December 31, 2008, are $697,500 for a 1-unit dwelling, and up to $1,341,350 for a 4-unit property. These changes are expected to bring more buyers into the pricey Carlsbad and San Diego housing markets, and coupled with the declines in prices we have seen in the last few years, increase the affordability level for many.

How to Relocate Speciality Items

Some folks have specialty items they need to move when they are relocating. This can include a wide range of items - boats, tractors, snowmobiles, canoes, kayaks, motorcycles, dirt bikes, large kids playground equipment, golf carts and so forth. Transporting these recreational items in a relocation can be a challenge. If you are used to moving you equipment around anyhow, such as a boat or snowmobile, then you are all set provide you are willing and able to DRIVE to your new location. And that may be the most economical thing to do. When investigating movers, you will want to also check on their policies and costs for moving specialty items. Some movers may not be willing to move these things or not be able to accommodate them, so you may need to arrange your own transportation. As a home buyer, you likely have some thoughts on what homes interest you. Perhaps things are a bit cloudy... OR you may have some very definite ideas about what you want AND the homes you want to see on your house hunting trip. I personally feel it's better if the home buyer makes the choices about homes they want to see. After all, it's your decision as to what to buy, not mine. So for me to create the list of homes that I think you should see, rather than you deciding doesn't make sense. IT'S ALL ABOUT YOU! And until I get to know you and what you are looking for, I cannot reasonably make those decisions. I am often asked "what is the best way to learn about neighborhoods?" To some extent, the answer depends on YOU and what information you need in order to determine what neighborhood you like. Home buyers often have different ideas of what is important to them in a neighborhood. Here's why... some things are rather tangible (the way it looks, the size, the type of housing, traffic, proximity to shopping) other attributes are less obvious (is it friendly, what are the demographics of the residents, noise) and have different meaning to different folks. 2007 was a tough year in many parts of the country for real estate. No question. And 2008 is not expected to be a banner year although projections are for some improvement. Most consumers these days are using the Internet - for reading (newspapers, for example), shopping, making reservations (cars, hotels, air, restaurant), general research on just about any topic, and much more. You, since you are here, are using it for your house hunting and relocation. Recent studies suggest 70% are doing so - my personal thought is more like 80-85%. Putting Photos on a Map for Buyers and Sellers

I have started to use a new application that I believe will be helpful for both buyers and sellers. Map My Pix allows me to put photos on a map that are easily viewed by clicking. The viewer not only sees the photo (or a tourist site, home, etc.) but also the location. I see some great utility and plan to use this is a number of ways for clients. I will include the map with relevant photos in my on-line listings (check out the first one here to see the Mapping with Photos in action) for buyers to learn more about my listings I'm going to start using the mapping in my listing presentation so sellers will see yet another way in which I use technology, and how will use it when I list their home! Maybe you already know this. But I bet many of you have not thought about it in this way. As a seller of a Carlsbad home (or anywhere, for that matter), your FIRST open house is on-line...don't forget it, OR underestimate the power of what I just told you. In this day and age of Internet marketing, unless your agent is in a cave, you should have plenty of exposure to the buying public on-line. It's the first place buyers generally look for homes, and so it is where they will gain a FIRST IMPRESSION of your home. Is your Carlsbad home really ready for that open house? I wrote an article directed more toward agents, but the same information applies to sellers. You and your agent have to work as a team to prepare for that FIRST OPEN HOUSE (as an example, some of the photos I have seen on-line for homes are pretty scary - who would want to go see THAT house?!). Does Your Relocation Package Include a Buyout?

If you are getting a relocation package from your new employer there will likely be a number of services provided to you, including relocation assistance, temporary living expenses, and if you own a home, possibly a buyout. A buyout may be structured in a number of ways depending on the company, it's relocation practices, and the level of your position. In general, this means you will be given an opportunity to sell your home using an agent (and the relocation company may choose who that person is for you) for a period of time, but if the home does not sell (say within 90 days), the relocation company will buy it. They will typically conduct an appraisal to determine market value, and then the buyout will be a percentage of the market value (maybe 100% if you are an executive, but likely less). Carlsbad Homes - Short Sale Questions and Answers (Part 4)

Another commonly asked question about short sales (and it's a relevant question for any buyer trying to purchase a home) is the following: I OWN ANOTHER HOME I NEED TO SELL - CAN I MAKE AN OFFER ON A SHORT SALE? The short answer (sorry about the pun) is YES. Certainly you can make an offer any time you want. But the more important question is whether this is a prudent thing to do. Many sellers in this slower market with lots of inventory will accept an offer contingent on the buyer selling their current home. Not all, but some. Certainly more than in a seller's market. And there will likely be a 48-hour or 72-hour first right of refusal clause in case another buyer comes along with an offer, and you will have that time frame to remove your contingency or withdraw your offer.
