2008-06-04 05:52:00 After talking to several agents that deal strictly in REO/Foreclosure properties, all of the agents agreed that we may soon see 1998 prices. Prices will go lower, however watch the interest rates!I predict that we may see Jimmy Carter Era interest rates more then 10%. (banks have to recover someway) Interest rates are so low it is amazing there is anything left for sale.The absorbtion rate for homes is going down slightly, but I look for a glut of homes to come on the market as the Adjustable Rate Mortgages reset in the month of June. The new trend in real estate investing seems to be hunting for low priced short sales, which is trick in itself. Why are people pursuing these Foreclosure/REO's when they get into these "bidding wars." It does'nt make sense. Even the new homebuilders have got the prices right. 2008-06-01 06:09:00 After reading this article by By CYRIL MOULLE-BERTEAUX of the wall street journal, I am convinced we are only starting to find out how volatile the housing market truly is. I was talking to my golf partner and fellow commercial real estate agent, and he put it like this, "You have'nt seen anything yet, Its a slow motion trainwreck happening as we speak." With that being said, click here for the Wall Street Journal article.The boom made housing unaffordable for many American families, especially first-time home buyers. During the 1990s and early 2000s, it took 19% of average monthly income to service a conforming mortgage on the average home purchased. By 2005 and 2006, it was absorbing 25% of monthly income. For first time buyers, it went from 29% of income to 37%. That just proved to be too much.Prices got so high that people who intended to actually live in the houses they purchased (as opposed to speculators) stopped buying. This caused the bubble to burst. The Zip code with the highest number of closings for March was 89178, which had 90 SFR closings and a median price of $248,627. In the same month one year ago, this Zip code posted 221 SFR closings. There was a total of 1,390 SFR closings last month. Interest rates are on the rise. Yesterday morning rates were at 5.75% on a conventional loan with 1 point - 6.0% with 0 points & now they are 6.125% with 1 point & 6.375% with 0 points. Some good (great) news: "Expect a full recovery of the housing market by 2010 and likely a shortage of residential units by the end of that year, reversing today's glut of 23,000 homes for sale." It was the third straight monthly increase. Sales are down 7.9 percent from the same month a year ago."What an increase we had in March," association President Patty Kelley said. "People are coming outside, the weather's getting warm and they've heard doom and gloom all winter long.
