Thank you for helping me win the iPhone
2008-06-05 01:40:00
It was announced earlier today on The Qube Exchange that I did win PropertyQube’s iPhone contest. I want to thank everyone that showed me support by joining my network and thus enabling me to win. Apple has suspended iPhone shipments recently, so it is expected that the new iPhone is coming out within ...SHARETHIS.addEntry({ title: "Thank you for helping me win the iPhone", url: "http://www.realphoenixliving.com/2008/06 /04/thank-you-for-helping-me-win-the-ipho ne/" });

Industry Alert About ING Direct and Their Short Sale Processing
2008-06-04 04:03:00
We currently have 4 short sale listings in escrow. Actually, that might be an exaggeration. We have offers on 4 short sales listings, but the banks have yet to approve them. In some cases, we have escrow paperwork started with title companies, but in other cases we don’t. I tend to ...SHARETHIS.addEntry({ title: "Industry Alert About ING Direct and Their Short Sale Processing", url: "http://www.realphoenixliving.com/2008/06 /03/industry-alert-about-ing-direct-and-t heir-short-sale-processing/" });

Quick Weekend Trip to San Diego
2008-06-04 02:07:00
This last weekend my family and I went to San Diego for the annual Sally Ride Toy Challenge. My oldest daughter is a 6th grade student at Copper Ridge Middle School in Scottsdale. She, along with 2 other 6th grade girls, submitted their toy idea earlier this year. Their idea had enough merit to be ...SHARETHIS.addEntry({ title: "Quick Weekend Trip to San Diego", url: "http://www.realphoenixliving.com/2008/06 /03/quick-weekend-trip-to-san-diego/" });

Is Open House an Effective Way to Sell Your Phoenix Home?
2008-05-23 02:19:00
Recently, I’ve found a number of real estate agents across the country talking about the effectiveness of using open house to market a property for sale. General consensus among both the authors and folks responding to the articles is that most real estate agents today are NOT sitting houses open, particularly those agents that focus on internet marketing. There are a number of reasons why other agents aren’t doing them, and since I am generally in that camp, I’ll thought I’d talk a little about why. Open House s rarely sell the house that is being sat open. This is the #1 reason I rarely sit my listings open. In 2005, sitting a house open would yield very favorable result. Just 3 years later, open house rarely leads to a sale, or as was the case in 2005, multiple offers to choose from. I wrote about the dramatic change in the effectiveness of open house in different market conditions last December, and if anything, the ineffectiveness of the typical open...

The city of Scottsdale had come out and verified there was water being delivered to the home and that there were no current delivery problems. The hose bib where city service enters the home was flowing water as usual, but ...SHARETHIS.addEntry({ title: "Water Softener Fails in Scottsdale Rental Home ", url: "http://www.realphoenixliving.com/2008/05 /19/water-softener-fails-in-scottsdale-re ntal-home/" });

Help Steve Belt win an iPhone
2008-05-02 05:03:00
That’s right, I’m going straight to the point.  This is real estate transparency at it’s clearest.  I want to win an iPhone, and I need your help to do it.  In January I wrote that I needed a smart phone, and I’ve held off the purchase for various unknown reasons, so the need still exists.  Today, the reason revealed itself (the universe works in mysterious ways). Here’s all you need to do to help me win.  Click on the new Property Qube link there below my ugly mug on the left sidebar.  If you are reading this in a feed reader, here’s the button and link I’m referring to: After you click that, I’m asking you to join Property Qube and connect to my network.  It’s free.  It won’t hurt.  No one is going to come and bother you in the future.  The person (agent or otherwise) that can get the most connections in the month of May will win an iPhone.  I want to be that person. Ok, you may be thinking to yourself, I like...

Using craigslist to Advertise Homes for Rent in Phoenix
2008-04-29 21:07:00
It wasn’t very long ago, when the best way to find a tenant for a rental home was to place a sign in the yard, and an ad in the newspaper. It wasn’t a great way to find a tenant, it was simply the best way. Using MLS has always been marginally effective, primarily because ...

Gathering Feedback After a Showing
2008-04-27 02:39:00
One promise I make my clients who list their home for sale with me, is that I will gather feedback and share it with them.  As a recipient of all types of feedback requests, I know what I like, and what I don’t like.  For example, I’ve yet to meet an email feedback request ...

Earth day re-visited
2008-04-25 06:31:00

New field needed in ARMLS: Nasty Smell
2008-04-20 02:06:00
My client selected a home in Queen Creek after looking at more than 20 homes in person, and over 150 homes via her Client Gateway that I set up in ARMLS.  Actually, looking at 20 homes wasn’t too challenging.  Every one of them was vacant, so they were typically easy to view, if I didn’t ...

Going through angry divorce: Should I overprice my home?
2008-04-19 07:34:00
I read a very interesting question today, from a woman going through a divorce. She asked whether it was ok to list and price her home above a recent appraisal. She noted she wanted to stay in the home longer.I sensed the woman might need an aggressive contrarian viewpoint, and didn’t hold back ...

Another Blogging Wager - Another Loss

The benefits of living in Scottsdale are underrated
2008-04-02 22:47:00
Recently, local Phoenix real estate blogger Jonathon Dalton wrote an article that described some reasons why Scottsdale might be considered overrated.  I’m not going to pick apart his points.  You can read them yourself and decide which, if any, you feel have merit. I will, however, highlight a few details Jonathon failed to discuss about ...

Using a seller carry-back to sell your Phoenix home
2008-03-25 18:37:00
I’ve mentioned seller carry-backs now and again, but it’s time to dedicate an entire post to the topic.  First, the basics, what is a seller carry-back?  A seller carry-back is when the seller agrees to act like a bank, and provide a loan to the buyer for some, most, or even all of the purchase ...
