   Due to expensive land prices in Las Vegas , builders are moving away from building single family detached houses and have started to build mid and high density housing projects. Thus condo buyers have lots of plans and locations to choose from. During 2004-2006 investors would buy a parcel of land, up-zone the parcel to high-rise and procure a conceptual architectural plan (conceptual plan shows everything except the interior building like elevation, setbacks, and parking, it is much cheaper than a full plan) and got their parcel entitled by the Clark County Commission or City of Las Vegas Board. Entitling a parcel of land is the best way to get the highest price for the parcel of land. Then they turned around and sold them for a substantial profit to others (W Las Vegas is a good example). CLUE Report Caught Cheating Las Vegas Home Seller

I always ask for a CLUE Report on any property that I make an offer on behalf of a buyer and it paid off in a big way recently. I made an offer on 2287 square ft. home in West Las Vegas . The home is located near Lake Mead and Buffalo in the Desert Shores area.  After a lit bit of back and forth, the offer was accepted. As a part of due diligence, the listing agent faxed me the required property disclosures where the seller claimed that the house did not have any problems while the seller resided there. Then came the CLUE Report and it showed a $13,400 claim due to water damage in the kitchen area three weeks after the sellers moved in. I contacted the listing agent and he denied any previous knowledge of the damage and added that the sellers are willing to explain the damage and that the water damage was repaired immediately. I just find it very hard to believe that a seller can forget water damage to their home only three weeks after moving there. Additionally as soon as the CLUE ...
