What are YOUR Dreams?
2008-06-09 21:32:00 I spent the weekend reading: That means I showed up today fresh, inspired, and ready to roll. I showed up today changed. Change is good. Growth is good. Reading is good. The actions of this business are truly important. The lead generation and prospecting is vital to your success. The continual skill building is crucial in setting one apart....but....I mean AND....DREAMS are where all that begins. Have you thought about what your dreams are lately? Here is my exercise: Take an 8.5" x 11" paper and turn it landscape layout. Fold into thirds making 3 columns.Write across the top WHAT ARE MY DREAMS.In the left column, take some time and write down as many dreams as you can. Small Dreams , BIG dreams, Work Dreams, Personal Dreams, Family Dreams, Day Dreams, Money Dreams, Health Dreams, Wealth Dreams, Life Dreams, Week Dreams. DO you have dreams you share with someone? Write those down too. For some of you, it won't be easy to write these down. Some of you may not really have any dreams...

2008-06-04 20:08:00 After a few days of self discovery, coaching, coaching, and more coaching I have come to a few realizations:Dianna had a funny at the end of our call Monday: "You can tap a thoroughbred on the rear and it will go 0-90 real quick and never quit running. But you can beat a mule over and over and it still won't budge."In fact, I may care more about your business than you do. I'm letting that go.Every little bit we accomplish, makes a BIG difference.My goal is to empower you to move you in the direction of your dreams....and if those dreams are not formed, my goal is to move you in the direction of considering and discovering what they may be.I made the mistake of letting others non-motivation affect my motivation.Thanks for that too, Dianna, my coach! He cares enough to prepare, to show up, to do the work, to take the risk, to grow when it is extremely uncomfortable, to challenge his limiting beliefs and bust through them. The answer isn't exactly what one does, but if they are simply WILLING to do it.Amber is an example of an agent who is WILLING. She saw the path and chose to take it exactly as it was taught to her. The POWER OF ONE. ONE thing....lead generation. 3 hours a day.One thing I know for sure, is that Amber will be lead generating in the mornings. LTMC in the Community: Hill Country Ride for AIDS in our own Backyard
2008-04-28 22:32:00 We did it! I finished all 50 miles of the 2008 Hill Country Ride for Aids on Saturday. This year it wasn't as easy as I remembered it....but, still just as moving and meaningful.I had a few Keller Williams folks join me this year, and next year am hoping for more.One of my favorite parts this year was the 2.5 mile ride of silence......a time of reflection while riding to remember those with HIV or AIDS, to remember our supporters and those whom we ride to support.Thank you all for supporting me in the ride this year!XOAllison More About: Community , Backyard

Everybody needs a Ms. Moss
2008-04-24 16:08:00 Busy, overwhelmed, stressed, overloaded, disorganized? Agent? Coach? Everyone can use a Ms. Moss . I can not do it ALL. No matter how bad A I think I am, it simply isn't possible to accomplish it all in a day, a week, a month. When I try to do all that 80% work, the supportive work, the important work doesn't get done. MY JOB IS PRODUCTIVITY COACH. My advice: Get a Ms. Moss If you can't afford one, find someone to share the cost and time with. My Team Leader and I both needed a Ms. Moss. We didn't each have enough work to hire her full time, but we could afford, and did have enough work for one day a week! We also were able to share her with a few of our agents in the office! Ms. Moss has "purpose" again, she told me. 2008-04-24 15:34:00 This morning in addition to my affirmations, I also was re-reading the "Characteristics of Great Coach" from my Game Book for Productivity Coaches. Point number 2 is "Expect the best of each and every client and if they are not doing their best, a good coach will ask them to."And so is born my "question of the day." Are you doing your very best? My personality tends to tell rather than ask and I have been working very hard on CURIOSITY for the last few years. Both personally, and professionally. I have found that questions truly are more powerful than TELLING.And so I wonder, are you doing your very best? Do you know what YOUR very best looks like? What would it take to be one step closer to your very best? What standard do you hold your self to? Why would you be willing to live or be less than your best? 2008-04-23 20:27:00 I have this little peeve.....around the office, people celebrate for a few OBVIOUS things: New Contracts, New Listings, and New Closings.New agents, and some experienced ones get envious and then discouraged because these closings and clients seem to drop out of the sky. It isn't the celebration that peeves me, but the often forgotten reality that those milestones were the results of many hours of hard work.This bring up the Law of ACCUMULATION once again. What agents need to celebrate is the daily little things that bring them closer to these big things. As Brian Tracy says, "That you have to put in many, many, many tiny efforts that nobody sees or appreciates before you achieve anything worthwhile."Once someone remarked that Amber Hart won, Rookie of the Year at our market center. I beg to differ. I watched Amber learn and discipline herself. Hours and hours of lead generation. MANY, MANY small efforts over time. 2008-04-22 22:13:00 I'm coaching in Marble Falls today. We have a satellite office here and on Tuesday's I coach from here. The synergy has been fantastic. Shanna is next to me making lead gen calls. The offices have been buzzing with agents helping one another. Scott Payne has been spreading some great technology info to his peers.....that was gift enough. Then...all the sudden he comes to me with this:He brought his cappuccino machine and is up here treating agents! I find these to be true not just on paper but in practice every day.I?m missing some of you agents. I haven?t seen you in a while and I worry. lightbulb moment
2008-01-23 18:03:00 I only have a few moments, but I had this "lightbulb moment" today. At KW we call them "ah-has." Earlier this week Mark Willis was speaking to our Market Center. He is the CEO of our company. He mentioned the quote, "Life is 10% what happens to you and 90% what we make of it."I so agree, and my moment this morning was that, we in real estate, are so profoundly blessed to be in this industry where anything is possible. So many other industries, that 10% of what happens to you is extremely rigid and confining, holding people back through the bureaucracy of red tape. I can't help but think of my teacher fianc'e. He's been teaching for 20 years. He said to me the other day, "They won't even let us teach. We are doing all this other stuff because if we don't we get fired." How can that not steal your joy. I remember listening to my instructor (not the cute young one but the ancient and experienced dude who claimed to have invented snowboarding in the 60's). Anyway, he gave some basic instruction and showed me a few of the options for actually getting up on the board. His way didn't completely work for me, and neither did my way. In the end, a combination of his tried and true method and my unique tweaking of it, helped me get up-- albeit briefly. Conversion Ratios- How many Contacts do you need to make?
2008-01-07 20:15:00 The following conversion rations are taken from information in my Gamebook For Productivity Coaches by Keller Williams Realty Inc., & MAPSFor a newer agent 0-1 year experience:125 contacts need to be made to get ONE appointment.Before going in to any kind of conversion ratio for closing those appointments, I have a question:How many contacts did you make last week? At that rate, how long will it take to get ONE appointment?If the average newer agent converts only 45% of the listing appointments taken, then how many appointments would you need to get just to get a listings? Then, if that listing was taken, and 60% of them sell at an average of 100 days on the market, go back to the beginning.More sales are because of more listings are because of more listing appointments are because of MANY MANY MANY contacts!Think about that run-on sentence and then go make some contacts!Oh and that equals about 25 contacts a DAY. 2008-01-07 19:56:00 Just today I have come across 2 agents who have had a recent explosion of listings and business. One is accountable to me. He has to turn in numbers to me on a weekly business. About a month ago, he decided that he was going to amp up his contact efforts and actively pursue appointments. This week he has 2 new listings and one new buyer appt. The other one is an agent in my Lead Generation 36:12:3 small group. She worked all through the holidays by her own choice. She knew everyone else would be resting back. Today she has exploded with 7 Listings, 3 lease listings and 4 clients under contract. She also took an expired listing last week that 2 other GREAT agents have already had. She came to the table with out of the box thinking, and today, she has that home under contract. Her out of the box thinking not only got her the listing, but it also brought a contract to her clients!Both of these agents are willing to do what others didn't. 2008-01-04 20:36:00 Christmas has passed and Santa Clause has already come, so I don't have to be as nice right now. Maybe that is why I've been a little on the coarse side the last week. The reality is, I'm a coach. Not so much a cheerleader. Cheerleaders stand on the sidelines and encourage you. These days, they dance around, and smile big smiles, and rah....rah.....rah. Now I'm not saying they don't have their place. I was one in 8th grade and I suppose the Dallas Cowboys wouldn't be the same with out their famously blue and silver clad cheerleaders. However, if the cheerleaders were responsible for the outcome of the game, if they were responsible for working with the players, what would that game look like? (It really isn't fair for me to make football analogies. First, I'm a basketball girl. Second I don't follow it at all). Actually, I was good at basketball, once. I've been working on my skills and helping my agents with their skills.I've been tracking numbers and asking agents to track numbers. This is where we all tend to get bogged down. I've had many agents tell me the don't like tracking their numbers --they see it as a waste of time. Interesting business mindset.I wonder how many successful businesses run out there without a business plan, and without tracking numbers. Do you think DELL runs with out measuring activities, goals and results? Really, what successful business doesn't track their numbers?Point made.
