I can?t believe it?s already 2007! What better way to kick off the New Year than to post a little New Years Resolution. Looking back over the past few years, I can safely say that I have accomplished most of what I was imagining back in 2002. Obtaining my real estate license in New York and selling some Binghamton Real Estate, moving to Virginia Beach and activating my license, building a network of past clients, learning what works on the internet, developing a website, and adding a blog were just a few of the goals I decided to accomplish?not to mention, loosing 50 pounds! What can we do Mr. Realtor? To make a long story short, my husband and I have been trying to sell our home without the help of any real estate agents (For Sale by Owner). After about 4 months and three price reductions, we received and accepted an offer from a buyer who is being represented by one of the local real estate firms in our area. We have a home inspection contingency in the contract as well. The agent representing the buyer called us the other day and stated that the buyer was conflicted with purchasing our home and is thinking about walking from the deal, followed by the remarks "Mr. Buyer told me to tell you this as soon as possible." We have reduced our asking price from $375,000 to $355,000 and have also accepted the buyer?s offer of $347,000, while agreeing to pay $6,000 for the buyers closing cost assistance. Let?s analyze real quick the effect a low appraisal can have on the parties to a real estate transaction. Recently, I was involved with the sale of a home that ended up with a "grant" streamlining from my commission check to my buyer clients. After searching for and showing numerous homes, spirits were raised as we stumbled upon "the one." When submitting the offer and having everything legally rapped up (binding, meeting of the minds, ratified), we had the appraisal scheduled. This past Tuesday, Fed Chair man Ben Bernanke held interest rates steady at 5.25% (federal funds rate). The Fed also noted that the real estate market has been cooling lately, which is a sign that the Fed may be slightly concerned about the US economy. Fed member Jeffrey Lacker (president of the regional Fed bank in Richmond, VA), once again voted for a rate hike, stating that inflation is the logic behind this his voting trend, for the fourth consecutive time. However, the rest of the policy committee voted to keep the remaining rates where they are for some much needed stability in the goods and service based industries. Because economic growth has slowed, industry experts expect interest rates to remain fairly stable, compared to the past 17 interest rate changes through last summer. Nonconforming LoanThis is a loan that does not meet the standards of, or is too large to be purchased by, FNMA or FHLMC. The interest rate is at least half a percentage point higher than that of a conforming loan. Example: Mike's monthly income is $10,000; he wants to buy a house that would require monthly principle and interest payments of $4,000, which is a 40% ratio of his income. Currently, FNMA/FHLMC requires that the house payment to not exceed 28% of his monthly income. Private lenders, who examined Mike's circumstances and the appraisal report on the property being purchased in detail, are willing to make the loan possible. Because it is considered a higher-risk and less liquid investment (it can not be sold to FNMA or FHLMC) than an FNMA/FHLMC conforming loan, a nonconforming loan is obtained. It usually requires a higher interest rate and/or mortgage discount points.
