Cherokee Residents get Extreme Makeover: Home Edition
2007-01-29 16:17:01 The lives of a Waleska family were changed forever on Thursday, January 11, 2007. Faith Tipton-Smith and her two daughters were awakened by the now famous ?good morning? wake-up call from the host of ABC?s Extreme Makeover: Home Edit ion Ty Pennington. As is the practice on the very popular Sunday night show, they are being sent on a weeklong Southern California vacation while their home is completed in Lake Arrowhead. The Tipton-Smith family was selected to receive an Extreme Home Makeover from thousands of applicants because they have experienced more tragedy and loss than any family should have to bear. In 2005, the family?s home was destroyed in a fire. After losing their home, Faith, her two daughters and son, Ransom selected a house plan and site to build their dream home. Three months after construction started, Ransom and his sister Missy were in a car accident that took Ransom?s life. Due to massive medical bills, construction on the home had to stop. Subs... Loop Love Triangle? Others think LoopNet needs love too!
2007-01-29 16:17:01 Everyone knows my love of LoopNet as a commercial real estate service. But it seems that I may not be the only one who thinks highly of LOOP.While the housing market contracts, the office-space market is poised to grow. One of the biggest beneficiaries of that growth may be a tech company: LoopNet (LOOP - commentary - Cramer's Take). LoopNet appears to be growing the way eBay (EBAY - commentary - Cramer's Take - Rating) grew: Sellers list their properties on the online marketplace to lure buyers, who attract more sellers, who bring in more buyers, and so on. This upward spiral of growth is called "network effects," and it happens when one company, such as eBay in auctions or Monster.com (MNST - commentary - Cramer's Take - Rating) in job listings, wins a reputation as the go-to marketplace for transactions. LoopNet is gunning to be the go-to marketplace for commercial real estate -- and it just may get there. It's succeeding despite competition from the larger CoStar (CSG... Lawmakers promising transportation, tax changes
2007-01-29 16:17:01 The Atlanta Business Chronicle has a good story about the agenda for the Georgia General Assembly. I really like the fact that Georgia is considering the Fair Tax !Reforming the state tax code -- perhaps to eliminate the income tax or raise badly needed funds for transportation -- is likely to be a key focus of the 2007-2008 Georgia General Assembly. But as legislators convene at the Gold Dome Jan. 8 to kick off the new session, GOP leaders in both chambers said the details are a long way from finalized despite intensive study this summer."We're going to pass some kind of tax reform," said House Speaker Glenn Richardson, R-Hiram. "Whether it's a flat tax or Fair Tax, I don't know yet."Top policymakers in the House of Representatives are working with former Ronald Reagan adviser Arthur Laffer, the father of supply-side economics, on ways to overhaul the tax structure. That includes the possibility of a flat income tax, in which all Georgia residents and companies would pay the same... More About: Sport , Change , Transport , Transportation
New Georgia Association of Realtors Sales Agreement
2007-01-29 16:17:01 Last week at our Maxsell Real Estate sales meeting we covered the changes for the new GAR contracts, and there are many. garealtor.com has a good overview of the changes posted here on their website and today I found a good post by Doug Quance of Brokers First realty covering those changes. Excerpts are reposted below and click here to read his entire article. The buyer has less wiggle room. What must be the biggest change to the GAR Purchase and Sale Agreement has to do with the method of payment. In the old version, the buyer could go all the way up closing - only to find out that he/she/they could no longer qualify for the loan? and they would get their earnest money back if they had a Financing Contingency in the agreement. Obviously, this was very unfair to sellers who often endured high expense of preparing for their move? or worse yet - actually moved? only to discover a sale was not to happen....Now there?s much more for the buyer to inspect. The inspection section of the a... More About: Realtors , Sales , Men , Soci
Move to the Suburbs and Get Fat
2007-01-29 16:17:01 Or do suburbs attract fat people? In a recent article of Science News, researchers found...So far, the dozen strong studies that have probed the relationships among the urban environment, people?s activity, and obesity have all agreed, says Ewing. ?Sprawling places have heavier people,? he says. ?There is evidence of an association between the built environment and obesity.?Some scientists propose that sprawl discourages physical activity, but other researchers suggest that people who don't care to exercise choose suburban life. Besides working to settle that disagreement, researchers are looking at facets of urban design that may shortchange health. As scientists investigate the relationship between sprawl and obesity, a compact style of city development sometimes called smart growth might become a tool in the fight for the nation's health.Smart growth is a concept and term used by those who seek to identify a set of policies governing transportation and land use planning policy fo... Cherokee Slow Growth Commissioners Fight City Annexations
2007-01-29 16:17:01 As I anticipated in an earlier post about property rights in Cher okee County, the cities within the county are already seeking annexation of property. Of course the Cherokee Board of Commissioners are fighting the City of Holly Springs over the issue...County, Holly Springs face off Board of Commissioners challenges two annexations; growth boundary expired Dec. 31The Cherokee County Commission is formally challenging two annexation proposals under review by the city of Holly Springs, officials said. The annexation petitions of Bridgemill Eye Clinic for 1409 Sixes Road and Square Foot Design & Build for 120 and 148 Tom Charles Lane seek Neighborhood Commercial (NC) zoning, documents show. The Sixes Road site is nearly 4.5 acres and the Tom Charles Lane tract is almost 0.8 acres. Cingular is now the New AT&T
2007-01-29 16:17:01 I have been a Cingular cell phone customer since they were BellSouth. My real estate company has a Blackberry Enterprise Server so all of my agents can use Blackberry's to provide better communications to each of their clients and customers. Almost all of my agents use Cingular as a cell service provider. But now the Cingular brand is going away and will be the "new" AT&T. I am sure the service will be just as good (and maybe better), so why am I writing about this topic? How to Buy Raw Land (acreage) or a Vacant Lot
2007-01-29 16:17:01 A client of mine is beginning the process to purchase a vacant lot to build his new home. As expected, he has many questions about how to do find the right property and then what to do with it once he has found it. After searching the web for a good website that explains the process of buying raw land, I realized there aren't any great ones and very few at all that I would recommend he read. So I decided to put this post together to send to my client and share with everyone else.Steps to Purchasing Vacant Land Save Money: Typically you will need a 20-percent down payment with the interest rate and terms of the loan being somewhat negotiable, generally up to 15 years. If the purchase price isn't that large, you might also consider taking out a home equity loan on your current residence and enjoy the tax deduction. A community bank is best for these type of purchases as they know the local market better and are willing to take more risks than the l... More About: How To , Cant

Embarrassed to be from Cherokee County?
2007-01-29 16:17:01 I was born and raised in Cher okee Count y , went to three different high schools in the county (divorce and redistricting), lived at home while attending Kennesaw State University, and now I own a business in the county as well as 4 properties located in Cherokee. Many of my family members still live in the county (which may be the reason I moved to Cobb) and I am very proud to be from such a wonderful place. Yet lately, I have been embarrassed of Cherokee's elected officials for several reasons.1. Placing private citizens responsible to control illegal immigration is wrong on many levels. Here is a great quote in regard to this issue from Jeff Dickerson of the Atlanta Business Chronicle: "But private citizens, as taxpayers, are already bearing the brunt of this issue, paying for the services consumed by illegal immigrants. It's a double whammy to penalize them again for renting to illegals or hiring them. Here's a thought: Since government created this problem, government o... More About: Hero , Barr
Cherokee Citizens for Property Rights
2007-01-29 16:17:01 Many of my recent posts have been related to Property Right s and how Cher okee County's future plans to control growth threaten those rights. Here is the story...Residents create group to protect property rights By Ashley FullerCherokee Tribune Staff Writer A recently formed group of local residents is working to protect the property rights of Cherokee County landowners.Cherokee Citizens for Property Rights (CCPR) was formed about two months ago and membership already tops 200, according to organizers. The organization's mission is to oppose any action that would limit a landowner's freedom. Baltimore has Property Rights issues, so does Cherokee County
2007-01-29 16:17:01 Just so everyone knows, Cher okee County is not the only place in America where Property Rights are Under Attack , but all locals of the area should be concerned about Cherokee County's future plans to control growth and your property rights. The story below about Baltimore seizing property is very scary and I'm not saying that Cherokee County plans to do any of this, but it is a fair warning that you better analyze what your local government is planning before it's too late.Jill Rosen, SUN REPORTER Baltimore defended its favored property seizure technique before Maryland's highest court yesterday in a case that could force the city to rethink its long-established strategy for neighborhood revitalization. City attorneys argued that without a near-instantaneous version of eminent domain called "quick take," Baltimore's urban renewal efforts would wither on the vine. But attorneys for a Charles North bar owner challenged the constitutionality of a process that grants offi... More About: Issues
Dude, Cobb's getting a Dell?
2007-01-29 16:17:01 Dell Inc. may bring 1,500 jobs to Cobb County. The world's second-largest personal computer maker is considering locating a $45 million corporate facility in Cobb. Dell (Nasdaq: DELL) would not comment on specifics -- including the purposes of the facility -- but Cobb officials expect it to have 1,500 employees. A similar-sized Dell location in Oklahoma City functions primarily as a call center. County officials were told to expect a decision after the first of the year, said Robert Quigley, spokesman for Cobb. Dell could construct a build-to-suit facility or purchase an existing building. If the company chooses to build, it may lease offices while a permanent campus is being prepared. Speculation has centered on Wildwood office park, in which Cousins Properties Inc. and UBS Realty Investors own buildings that have enough space to do the deal, which could require 200,000 square feet or more. Dell spokesman David Frink said the company "evaluates multiple locations... More About: Dude , Dell

2007-01-29 16:17:01 Just as Cherokee County is growing leaps and bounds from a population of 141,903 to an explosive growth of 184,211, so too is the internet with many different facets available to the consumer. As Brad stated in his recent article, ?it is imperative that we have the right people to lead Cherokee County into the future. In order to accomplish this successfully, our leaders need to make the infrastructure a priority.? The infrastructure is the foundation of a community. As this applies to Cherokee County it also applies in Real Estate. As a Broker, Brad must make sure that his infrastructure is in place before he can successfully help you, the consumer. An Open Letter to Dave Henson of The Cherokee Ledger-News
2007-01-29 16:17:01 In the December 13, 2006 issue of The Cher okee Ledger-News Mr. Dave Henson stated his viewpoint of opposition to the new Macauley project, "A Village in the Forest", for the following three reasons...1) Too many traffic problems on Hwy 202) Not enough tax money for infrastructure3) Expedition of the rezoning processIt's hard to find these three reasons in the letter as Mr. Henson uses flying cars, back-handed praise/sarcasm for Macauley, and the questioning of the Cherokee Board of Commissioners' character as substitutions for having any substantive facts behind his reasons to oppose "A Village in the Forest". I will now discuss the reasons why I do support the Macauley project and specifically respond to Mr. Henson's 3 reasons for opposition:1) Traffic: Mr. Henson states that traffic is already a problem on GA Hwy 20. If this is the case, then why not solve the problem now without the development? Because it costs money and governments only make money from tax payers. Which... More About: Open , Letter
Property Rights Under Attack in Cherokee County
2007-01-29 16:17:01 2007 will bring a new Chairman to the Cher okee County Board of Commissioners, Buzz Ahrens. The board is also in the process of appointing new members to Planning and Zoning Commission. It's these appointments that most concern me and many long-time Cherokee County natives about the future fairness for property rights in Cherokee. Here is a copy of a letter from another concerned citizen of Cherokee County...Dear Commissioners,I wanted to write to you regarding information I have recently read in the Cherokee Gazette stating that Mary Catarineau-Ware will be appointed to the Cherokee County Planning and Zoning Commission. I am greatly concerned that Mrs. Ware?s presence on the Planning and Zoning Commission would only represent a fringe element in this County. Additionally, Mrs. Ware?s political beliefs and future ideas for growth in this County do not represent the best interests of my area of the County. While I understand you are not a post commissioner designated to repres... More About: Property , Rights , Right
More Property Rights Concerns from Cherokee Property Owners
2007-01-29 16:17:01 Letter to the Editor: Commissioner?s Threats?DisappointingI just left the Board of Commissioners meeting(Tuesday, December 19). During Case 06-12-084 for the88.88 acres on E. Cher okee Drive, Commissioner HarryJohnston blatantly threatened the property owners anddeveloper, that if the case were to pass at therequested RD-3 zoning, that he would personallyrequest and vote to rescind the zoning next month, when the ?new? BOC is in place. He was very strong inhis threat that they, the property owners and thedevelopers, would have to be ready to financiallyfight. What a disappointment to hear this type ofdictatorship from our recently elected official. Thereal disappointment is that he?s there for four moreyears. Why do the innocent property owners in thiscounty need to worry about Mr. Johnston rescinding azoning case on their property after it?s achieved amajority vote. Isn?t that unconstitutional? Real Estate Rebound Expected in 2007
2007-01-29 16:17:01 Doug Duncan, chief economist for the Mortgage Bankers Association, expects the 30-year mortgage rate to hover around 6.5 percent for the remainder of the year, but climb to 6.8 percent by the end of 2008.Duncan is "optimistic about a rebound" in the housing market next year, citing still-low long-term interest rates, robust capital expenditures, and rising equity prices, among other factors.Meanwhile, the NATIONAL ASSOCIATION OF REALTORS® expects existing-home sales to slip to just above 6.4 million in 2007 from an estimated 6.47 million this year. But a pullback in construction will spark an 8.7-percent decline in new-home sales to 975,000 from 1.07 million over the same time span. The median resale price will likely edge up 1.7 percent to $227,500 next year, and the median new-home price is forecasted to climb 1.3 percent to $241,400.Source: Inman News, Matt Carter (12/18/06) More About: Estate , Real Estate , State , Real , Expect
Stop the Abuse! against private property rights
2007-01-29 16:17:01 The essence of Government is power; and power, lodged as it must be in human hands, will ever be liable to abuse. - James MadisonI have been very troubled by the recent actions of the Cherokee County Board of Commissioners (BOC). It seems the power is going to their heads. Everyone knows my concerns of the illegal immigrant ordinance recently passed. I have also been very critical of the NIMBYism associated with the Macauley "Village in the Forest" and with the recent tabling until next year of the rezoning, I question the motives of several commissioners actions. But what is most foul about the recent actions of the BOC is the appointment of radicals to it's planning and zoning commission coupled with the new plans for the Future Land Use Map. Please click the previous links to read all of my concerns and I encourage all of my readers to learn more about the issues. The meeting provided an opportunity for members and Mr. Ahrens to get acquainted and to discuss some hot property rights topics. As expected, the first topic of discussion was the Proposed Land Use Plan and map. CCPR members express opposition to elements of the plan, including: 200 ft. set-backs.Discouraging of production-oriented agricultural activities like animal production.Denial of infrastructure to rural areas in terms of transportation and sewer improvements, and a low public services such as fire, police and libraries.Imposing upon our use of our property any additional level of governmental control or regulation other than the zoning ordinances already in place. Happy New Year - Now Pay Your Taxes

Metro Atlanta Office Market: Strong in 2007
2007-01-29 16:17:01 It looks like a good year ahead for commercial real estate in metro Atlanta .Despite millions of square feet in new office space coming on line in the next few years, commercial real estate market fundamentals will continue to improve in 2007, observers say.Rents will rise and absorption will increase as the office market comes closer to justifying the record prices paid in 2006 for several Atlanta trophy towers.A big question mark, however, is what impact the millions of square feet of speculative office projects announced during the past year will have -- assuming they get built.During the last 12 months, investors shattered the per-square-foot price record held by the Pinnacle in Buckhead since 2004.In the fall, Bank of America Plaza sold for $348 per square foot. Then 1180 Peachtree set the bar even higher, selling for $407 per square foot.In the coming year, said Kurt Hartman, vice president of Hines, which developed 1180 Peachtree, "I think the fundamentals of the market will c... Georgia is set to outpace the nation in growth, will Cheroke
2006-12-29 15:53:01 The Atlanta Business Chronicle recently reported that according to the Selig Center for Economic Growth at The University of Georgia 's Terry College of Business the Georgia economy will outperform the U.S. economy in 2007, growing by an inflation-adjusted 3.3 percent versus 2.3 percent for the nation. The Georgia economy grew by 4.3 percent in 2006. Georgia will rank among the top-performing states in the nation in the coming year, said Selig Center Director Jeffrey M. Humphreys. "Georgia looks to beat the U.S. economy on virtually every yardstick, whether it's employment or gross [economic] product or personal income," Humphreys said. The Selig Center report states that non-farm jobs in Georgia will increase in number by 1.5 percent in 2007, below the 2 percent state growth in 2006 but "markedly higher" than the projected 1.1 percent gain nationally in 2007.
