In the December 13, 2006 issue of The Cher okee Ledger-News Mr. Dave Henson stated his viewpoint of opposition to the new Macauley project, "A Village in the Forest", for the following three reasons...1) Too many traffic problems on Hwy 202) Not enough tax money for infrastructure3) Expedition of the rezoning processIt's hard to find these three reasons in the letter as Mr. Henson uses flying cars, back-handed praise/sarcasm for Macauley, and the questioning of the Cherokee Board of Commissioners' character as substitutions for having any substantive facts behind his reasons to oppose "A Village in the Forest". Will Canton's new golf course bring commercial growth?

In an unusual private-public partnership, developers of the mixed-use community, Laurel Canyon, have donated an 18-hole, 7,000-yard golf course to the city of Canton. The Fairways of Canton, being developed by Newnan-based Rocky Roquemore Golf Course Architects, is scheduled to open in 2007 as a city-owned public course. "This is a first-class, luxury golf course the entire public will soon enjoy," said Marie Garrett, special adviser to Canton Mayor Cecil Pruett. "We made sure of that when discussions were first initiated two years ago. Courses of this style and nature are typically private." Garrett said the developers have agreed to put up the entire $6 million expense to build the course, and over the next 10 years, Canton will reimburse $3 million through parks and recreation impact fees collected by the city. 2007 will bring a new Chairman to the Cher okee County Board of Commissioners, Buzz Ahrens. The board is also in the process of appointing new members to Planning and Zoning Commission. It's these appointments that most concern me and many long-time Cherokee County natives about the future fairness for property rights in Cherokee. Real Estate Rebound Expected in 2007

Doug Duncan, chief economist for the Mortgage Bankers Association, expects the 30-year mortgage rate to hover around 6.5 percent for the remainder of the year, but climb to 6.8 percent by the end of 2008.Duncan is "optimistic about a rebound" in the housing market next year, citing still-low long-term interest rates, robust capital expenditures, and rising equity prices, among other factors.Meanwhile, the NATIONAL ASSOCIATION OF REALTORS® expects existing-home sales to slip to just above 6.4 million in 2007 from an estimated 6.47 million this year. It seems the power is going to their heads. Everyone knows my concerns of the illegal immigrant ordinance recently passed. I have also been very critical of the NIMBYism associated with the Macauley "Village in the Forest" and with the recent tabling until next year of the rezoning, I question the motives of several commissioners actions. But what is most foul about the recent actions of the BOC is the appointment of radicals to it's planning and zoning commission coupled with the new plans for the Future Land Use Map. Impending Death for Private Property Rights in Cherokee Coun

With so much growth and change headed for Cher okee County, and Metro Atlanta in general, private property rights are being threatened by land use planners and elected officials who are trying to control population growth. The ARC projects that the population of the 20-county Atlanta area -- long one of the fastest-growing metropolitan regions in the country -- will increase from 4.79 million people in 2005 to 6.97 million in 2030, a 46 percent rise. Job numbers will rise from 2.92 million to 4.89 million in those same years, a 67 percent spurt. For Cherokee County the Comprehensive Land Use map is required by the state and is due for state review next summer and this revision process is threatening private property rights.Some land use planners and elected officials are trying to use the map revisions to enforce "slow growth" or "anti-growth" agendas. When we were kids, we all dreamed of the future and how cool it was going to be when got older. We'd have robots doing laundry, automatic meals with the push of a button, and we'd get to commute to work in the sky. Well, Atlanta n's may get to test the commute in the sky thing, albeit not very George Jets on like.The AJC recently reported, that transit planners are designing the "firt of it's kind" elevated commuter bus station. The station would straddle the main travel lanes and HOV lanes of I-75, just inside of I-285 at Akers Mill Road. Besides being a pickup point for commuters and travelers, it would serve as a trasnfer hub for local buses and similar proposed bus line along I-285. How to raise money to solve Atlanta's traffic problems

I have blogged many times about the traffic problems in Atlanta (read here, here and here) and I generally come to the same conclusion...money is needed to make a difference. Atlanta transportation funding lags behind many similar sized cities, yet no one wants to be pay more taxes to raise the money needed.Yesterday I read an interesting proposal to adjust how money is generated for transportation. The current state gas tax being charged as cents per gallon, not per dollar. So when general prices rise (inflation), that 7.5 cents per gallon of gas doesn't. How would you feel about eliminating the 7.5 cents per gallon gas tax state wide and implenting a 1% sales tax to be allocated for transportation? I am writing about this topic only because I was there last night. I acknowledge my lack of detailed analysis of these issues and encourage everyone to learn more than I know.Tuesday Night, December 5th, I attended the Cher okee County Board of Commissioners (BOC) meeting only to have a seat at the Planning and Zoning Commission that was to follow the regular BOC meeting. Boy was I in for a surprise show of politics, press, frenzied citizens and anxious immigrants. It has taken me less than 11 months to reach this mile post for blogging. I began this journey in late February and made my first post on February 20th, 2006. As I look back, I can't say enough for what blogging has done for me and my business. I have posted at least one article per week for 11 months and the commitment has forced me to evaluate my business like nothing I have ever done.I have learned more about technology, the internet, and the blogosphere than ever imagined (and more than I care to know about some things). On December 27, CCPR board members met with incoming Cherokee County Commission Chairman, Buzz Ahrens, at the Justice Center in Canton. The meeting provided an opportunity for members and Mr. Ahrens to get acquainted and to discuss some hot property rights topics. As expected, the first topic of discussion was the Proposed Land Use Plan and map.
