Earning Your Keep: What Makes a Good Real Estate Agent
2008-01-18 18:25:00 In the last few years I?ve noticed much of the public has lost respect for Realtors and view them as overpaid ?salespeople? that get a lot of money for simply showing a house or two and writing up a simple contract. For some, that perception will never change simply because they see it as a ... More About: Agent , Estate , Real Estate , Real Estate Agent

The Grass is Green Right Here!
2008-01-17 17:35:00 I have been contributing to the BiggerPockets Blog for nearly five months now. I have to admit that it has been a challenge to come up with a new article every week. I don’t like to write “fluff” or make something sound easier than it is. Thankfully, the owner of BiggerPockets (Joshua Dorkin) has made suggestions about how I present the content of my articles but his suggestions have come after I asked for his opinion. Overall though, I have been encouraged to write about whatever I think readers will like and if they learn something as well, then I am happy. To summarize…Being a contributor for BiggerPockets has been fun and best of all, I have been able to reach more people than before. Being a teacher at heart, that is a rewarding thing. A little over a week ago I was contacted by the President of a marketing company who represented what many would call, a “real estate investing GIANT.” They had seen some of my articles and liked the fact that I tell it like it is whi... 2008-01-16 19:13:00 It is amazing how what started out as a subprime mortgage crisis has morphed into such an enormous economic mess around the world. On Tuesday alone, the three major U.S. stock indexes went south by more than 2 percent. Citicorp, the nation’s largest bank, had to write down $18.1 Billion for loses—loses stemming from the subprime crisis. Tighter ... More About: Commentary , Sales , Retail , Mortgage , Freeze

Investment Theory for an Uncertain Market
2008-01-15 12:00:00 To say that the real estate market is uncertain would be the understatement of the century. Are we near the bottom, or are significant declines yet to come? We see real estate for sale with ads touting 10%, 20%, 30% below market. But what is the market, and how can we possibly determine fair market ... Issues To Consider When Buying/Selling Multi-Unit Residential Income Proper
2008-01-14 23:51:00 When purchasing a multi-unit residential property, there are additional items that must be addressed at settlement that are not routine in typical residential transactions. For this very reason, it is essential to ask your real estate agent if he/she has significant experience in handling multi-unit properties (I would also strongly suggest that you involve ... Subprime Mortgage Crisis Puts Brakes On Consumer Spending
2008-01-14 22:39:00 The subprime mortgage/housing/credit/crisis–or, SPMHCC–is fast becoming the subprime mortgage/housing/credit/consumer confidence crisis–or SPMHCCCC, for short. Okay, it’s not so short but it does get the job done. Anyway, a full 70 percent of this nation’s economy comes from personal consumption-Americans buy TV’s they don’t really need, cameras they don’t really need, newer cars they don’t really need, ... Rehab Pros: DIY or Hire it Out?
2008-01-13 12:59:00 You don’t need the construction skills of Bob Vila to be a rehab professional, yet it’s no secret you can save if you do some of the work yourself. As a general rule, estimates from contractors in our area run 1/3 for materials and 2/3’s for labor. So theoretically, we save 66% by doing the ... More About: Hire , Rehab

?Dumb Luck?
2008-01-10 19:30:00 I sat at a poker table and saw a Straight Flush be beaten by a Royal Flush. The Mortgage Crisis and The 08 Presidential Candidates of Change
2008-01-07 16:38:00 As the never ending presidential debates go on and on and on and on and on and on — and on, it only seems fair to find out what the candidates think about the expanding subprime mortgage/housing/credit/banking/stock market/unemployment/recession crisis (or, SMHCBSMUNRECR, for short) we currently find ourselves in.
