Top 5 Reasons Why Now is an Excellent Time to Buy Real Estate!
2007-11-15 18:27:00 1. No more compromise. In today's market, there are thousands of homes to choose from. Now, a buyer no longer has to compromise on their dream home. With the vast selection in their choices. 2. No more rushing. Now, a buyer can take their time when purchasing a home. With competitive bidding no longer part of the home buying process, buyers can look at numerous homes and consider their options before making any decisions. Once the buyer has decided on the home they want, they simply place an offer. No more bidding wars! 3. No more surprises. Buyers are now encouraged to do their homework before they purchase a home. Home inspections, while not required, are recommended. The buyer can present the seller with a repair inventory from the home inspection. Now, the buyer has a better opportunity to buy the home of their dreams in the condition they prefer. 4. No more waiting. Waiting lists for new construction is now a thing of the past. There are a large number of spec homes at re... More About: Estate , Real Estate , Time , Real , Reasons

What a customer would expect when they drop and offer on a short sale...
2007-10-12 07:52:00 You can expect to lose the money you could have made by making 2 or 3 better deals. With so many homes in the market with lots of excess owner equity, I personally think the better deal is a crazy offer with someone who's house is on the market. If I could buy a $290K house for $240K, that's a great deal. Heck I might even settle for $10K in my pocket and $25 a month cashflow. Look for these deals.. 1. Owner buys a house for $100K 3 years ago and the value goes up to $250K. We all know 10-20 people that call that a reality. Wouldn't a seller consider taking $200K for it. 2. Builders trying to clear out excess inventory. 3. Incentives: ask for downpayment incentives, paying closing costs, ask for everything, be creative. Besides, why would you want to compete with 50 other people who just learned a TV short sale course and drive up the price. If you are going to be in this business, you might as well have fun doing i
2007-10-11 07:19:00 This is a picture from a day in the life of the Perry Henderson team. It reminds me why I'm in love with this business. Here is the true story of this picture. You are looking at Paul, Dan, John, Perry and Aden (the little guy). A motley crew set out to sell three distressed properties. This picture was taken Oct 2006. I listed 3 waterfront houses from a casual flipper whose day job is at Dell. They were a nice size too. $1.1 mil on the Perdinales, $600K in Lakeway, and $1.35 mil on Lake Austin. Now on to the picture... After my weekly meeting I tell the boys to jump in the car so we can look at them the houses and get the sales pitch straight. I love the negative ad, so we used the "Waterless Waterfront" strategy since the lake was at its lowest in 50 years and these houses were dated. After 150 miles of driving, crunching numbers and talking to every buyer we knew that could afford it, we sold the $600K in Lakeway, and $1.35 mil on Lake Austin by the end of the... Is Google coming to Austin?
2007-10-09 05:54:00 There is a buzz going around about Google opening a satellite office in Austin . I hope that the rumors are true, both for Austin and for Google. Austin has a lot to offer Google. We have the University of Texas cranking out great engineering grads. We have a fabulous lifestyle. Part of the buzz is that if Google comes here, they will want to occupy around 30,000 square feet of kind of funky real estate. Google is known for being cutting-edge. Austin is all about keeping it weird. What a great marriage this could be. Google's headquarters is in Mountain View, CA, which is at the south end of the San Francisco Bay area. Stanford is near by and I'm sure Google attracts a lot of talent from that school. The Bay Area is great, but it sure is expensive. It is also geologically unstable. Austin is inexpensive compared to Mountain View, has the hills and lakes and is geologically stable. I'm sure that Google has back-up servers for its HQ in other places and I am aware that they have da...
