Gilbert, AZ has Lowest Absorption Rates in Maricopa County

Gilbert, AZ currently has the fastest absorption rate (11.61 Months) compared to other Maricopa County cities. When you look at Chandler, Tempe, and Mesa- there's no arguing why I focus my investing in the East Valley. Here's Dalton's table.

Arizona Remains the Top in Projected Growth Rates

Arizona tops the list with a 209% change, beating out Florida (179%), Texas (160%), and North Carolina (152%). What's interesting to me is that Arizona's projected growth rate of 209% far outweighs the entire United States' Growth Rate of only 129%.

What a wonderful market to be flipping houses! Now, if you're a newbie to the market, you have to make sure to stay on top of your numbers. Plan on fixing up the property to be the nicest in the area, for the cheapest price. Which means, plan on listing it BELOW MARKET VALUE to have a chance at selling. It can be done, I'm doing it, as well as many of my clients.

they are expanding while they are downsizing. Sounds like a smart move to me. That way as they turn the ship around, the foundation will be larger and even more powerful once it gets back on track. The same thing goes for buying investment property. You gotta buy when it's down, and hang on for the long term.

Not only are the sellers motivated, but they've BEEN motivated for months- and have no buyers. Now, it's Christmas time, the market is slower, and they're even more desperate to get this house and financial burden off their backs. How motivated do you think people in foreclosure are, or divorce, or probate this time of year? You think they're motivated- what about the BANKS? Do you think they need to get as much debt off their backs before the end of the fiscal year? You bet they do! What a great time for picking up deals!!!

It was listed in MLS for just under $200k. 1700+ square feet, 4 bed, 2 bath cookie cutter home. In great condition (could use a little modernizing, but definitely livable). # October's new home closings are showing signs of stabilization, with a "tally of 3,186 representing a very slight uptick from the previous seven months" # closings are down 23% from last year, and permits slumped 25% from 2006. # 13% of our resale homes are to out of state buyers, with 50% of those going to California. Buyers from Illinois bought 35 homes while Canadians bought 21.

The gross domestic product, the broad measure of the nation's economic activity, grew at an annual rate of 4.9 percent in the three months ending Sept. 30. That's up from the 3.9 percent growth rate in the government's initial estimate for the period released a month earlier, as the revision matched the consensus forecast of economists surveyed by Briefing.com.

The going interest rate for Hard Money in Arizona is 18% APR. Now, pick your jaw up and keep reading further- you'll see the benefits soon, I promise. Yes, it's insanely high compared to a traditional loan. However, most Hard Money Lenders charge a nominal processing fee. All the lenders I've used here in AZ charge $500-600 flat fee, that's it. There's no points, processing or other junk fees added in. We'll look at this a little more in depth later on when we compare ROIs on a deal.

It?s the Perfect Storm to Invest in AZ

Finance rates are holding fairly low, with Rental Rates rising. I honestly don't know a better time to start picking up property than now. Everyone wants to wait for 'the bottom' of the market. Keep in mind that we never know when we're at the bottom until it's too late and changed to an upswing. Personally, I'd rather buy now then wait for everyone else to give me permission to dip my toe in the shallow end. I'll post more statistics and facts in the near future.

Flip This House, Flip That House, Flipping Out in Flippin? Arizona!

This is not to say that it can't be done. I just flipped a house myself in Tempe 2 months ago. I sold it in 2 hours- yes, 2 hours. Did I sell it for full market value? NOPE- about 95%. Was it the nicest house in the neighborhood? Yup- only one in the area with a slate walk-in shower, hardwood floors, granite counters and completely modernized inside and out. Did I profit from it? You bet I did.
