This one covers the week of May 11-17. The Pensacola real estate market is not looking any brighter based on these numbers. We see the number of active listings creeping up. As of May 30th, it was up to 6546. Everything else looks pretty standard for this buyer’s market. I keep wondering when buyers are going to recognize the incredible deals that are available out there right now. Many home owners took this as an opportunity to upgrade their homes. But what about permitting these upgrades? When selling real estate, permits for repairs and improvements can become an issue. Many improvements made to a home require permits. 2008-03-28 13:47:00 A few years ago, very few people, including real estate agents, had heard the term “short sale”. With the growing foreclosure rate, short sale is now a well known term to both real estate professionals and many consumers. A search of the Pensacola MLS shows that of 6693 residential properties for sale on the Pensacola real estate market, 417 are short sales or foreclosures. That amounts to 6.2% of the properties on the market. For those not familiar with the term “short sale”, think of a short sale as a pre-foreclosure sale. You are purchasing from a very motivated seller who needs to sell to avoid foreclosure. And you are negotiating with a motivated lender who wants to get their money, but doesn’t want to own a home.
