Have you ever heard of anyone saying that there arent any homes selling in Michigan . I know I hear that all of the time. I cant help but laughing! Because honestly, its just hilarious! Yes, homes sales are slower nowdays but really, how many houses are you trying to sell per week? If you're selling more than  house per week in Michigan , I need to be learning from you... and so does everyone else.Check out the links below. Plus, we all know that there are so many deals that even a toddler could negotiate a foreclosure deal down to 50% off.So why aren't you doing any deals again?Metro home sales up by 15% Detroit leads gains with almost double amount of closings over same period last year. Louis Aguilar / The Detroit News Sales of residential and condominium units in Detroit nearly doubled in January, compared with the same month a year ago, and the region overall got a nearly 15 percent bump, according to real estate data firm Realcomp. Michigan is third in U.S. for foreclosures Nathan Hurst / The Detroit News DETROIT -- Michigan ranked third in the nation for foreclosure filings in 2007, with nearly 2 percent of all households in the state at risk for foreclosure due to defaulted mortgages, according to data released today. Throughout last year, 136,205 foreclosure notices were filed in the state, according to the report from RealtyTrac, an Irvine, Calif.-based company that tracks such statistics. Those filings affected 87,210 homes, or 1.95 percent of all households. Nevada had the most, with 3.4 percent of houses in a foreclosure activity, followed by Florida, at 2 percent. The number of Michigan filings was 68.3 percent more than in 2006, and a whopping 282.2 percent higher than 2005. Nationally, foreclosures in 2007 were up 75 percent over 2006.For all of 2007, Michigan ranked among the top states for the number of foreclosures. Ever had trouble finding good, reliable contractors? Here's a tip....Use Craigslist for free! All of my students use Craigslist in they're Michigan foreclosure business. They simply post ad's in the Real Estate Services section of the job the need done and get tons of responses. Out of those responses they ask everyone to send referrals and estimates. Out of the referrals they choose someone who's been positively regarded on they're work, has a good price and can get the job done in a timely manner. Nowadays my students have a set of contractors that are good, fast and reliable, that they all use for they're Michigan foreclosure deals. Always have a deal ready when you get people who are ready to finance a foreclosure deal or buy a wholesale deal from you. The reason bing is because you want to have a deal for them when they're excited and ready to make money. When all of this information about how great of a deal you have for them is brand new in the mind, they're more likely to follow though with their promises as far as participating in the deal. If they have to wait for a deal, they might lose interest and start thinking of everything that could possibly go wrong. Trust me, I've been thought it. After doing a few deals with privater investors or partners, you'll have built a trustful relationship with them so you wont really have to have a deal ready, right at that particular moment. The same goes for when your wholesaling deals also. But for right now, unless you have a good solid relationship with an investor, always try and have deals ready to go. One reason it works so well is because properties can be discounted so heavily in Michigan.Another reason is because, despites the easy 50% discounts, the properties we have are already quite inexpensive compared to other areas in the US. Believe it or not, wholesaling properties in Michigan is a whole lot easier than you think. I'll give you the key secret. Build a strong list of qualified buyers. Thats the way and the reason that smart real estate investors are able to liquidate their wholesale deals, with no problem. The properties are already there and the good deal on them are endless. Yesterday I was shopping at Build-A-Bear at Sommerset mall ran into an old friend of mine in.
