MOI (Month's of Inventory): December 2007

Again, there is a constant tug of war between buyers and sellers. The Mont hs of Inventory -MOI- is basically a ratio of the Inventory of homes for sale by the number of homes that have sold over a period of time. The higher the months of inventory, the slower the market and visa versa. Keeping in mind the following before reviewing the charts below:Generally, 4-6 months of inventory signals a balanced market, less than that would undoubtedly be a very strong Seller?s market, & more than that would be a Buyer?s market. Another month passed & it is time again for the monthly update.December is never a reliable month for real estate data with the holiday season and all. The numbers are always strange so take them with a grain of salt.We've compiled the complete monthly stats, but before we get to them here is the usual clarification:These numbers represent LONDON ONLY and my target area is London residential and multi-family housing. Thus, when the MLS stats come out in a week or so -and will be presented here as well such as they were in past months- the numbers will be much different. That is because those numbers will represent London & area and only residential(whereas I include multi-family property). First up as always, monthly prices.... & Prices strengthened both on the listing side & on the sales price side as compared to the previous month.
