It provides access to the financing you need in order to buy a car, a home, or pay for college tuition, among other things. Since higher scores equate to lower interest rates and better lending terms, it is vital to understand the factors involved in calculating your score. Below are the five elements that make up a credit score. We have also included the percentage of weight that each one holds. This will help you understand how small changes can quickly change and improve your credit score. Payment History: 35% impact Paying debt on time and in full reflects positively on your credit score. Late payments, judgments, and charge-offs lower your score. Missing a high payment has a more serious impact than missing a low payment. Delinquencies that have occurred in the last two years carry more weight than older items so be careful when deciding to pay off old debt or collections and speak with your financial cons... The Truth About Short Sales
2008-02-19 18:48:00 What you need to know about short sale transactions…. With national foreclosures at all-time highs, Realtors are attempting to jump into the niche of short sales, many of them are beginners. Sellers facing foreclosure may choose a short sale when they do not have enough equity to cover the cost of their mortgage balance, closing costs and needed repairs. A short sale is when the bank agrees to sell the home for less than what is owned on the homeowners mortgage balance. A buyer can get a great deal if they have patience. What actually happens during a short sale? Home owner and Realtor request a short sale packet from the lender. If the customer service rep doesn’t know anything, speak to the Loss Mitigation Department. Owner receives packet from loan servicer and completes it (every bit of it). You will provide financial documentation, write a thorough hardship letter, and fill out a financial form that documents your expenses. If your situation is frivolous, stop now.... 2008-02-19 18:44:00 Many of our clients and colleagues have been asking what our democratic presidential hopefuls are saying about our housing and credit crunch. We found this information from an article published by the San Fransico Bee. Wants laws to crack down on unscrupulous mortgage brokers and abuses in mortgage lending. Barack Obama: Supports comprehensive legislation to combat fraud and abuse in the mortgage industry. Proposes a fund to help people refinance mortgages and offset the cost of selling homes. Would waive certain federal, state and local income taxes that result from the sale of homes to avoid foreclosure. Finding Lifes Balance in 2008!
2008-01-30 03:25:00 This year stop and smell the roses! As we reflect on 2007 and strategize for 2008 what started as a joke and clever marketing title ‘Power Couple’ has taken a true meaning in our lives. When we first started in real estate it was a way to supplement our income, work from home, and be available for our four children. A few years later we more than exceeded our income goals and comfortably work from home, but as our business grew and expanded we seemed to constantly battle for quality of life and personal time. So we decided to take a Power Approach and implement strategies that allowed us to enjoy our life beyond real estate. Here’s our guide to having a successful business and a real life at the same time. *Stop beating yourself up about what doesn’t get done. We get up every morning at 6:00 – to get our pre-teens up and ready for school, at the same time we are unloading and loading laundry, making school lunches, and dealing out breakfast; all within 45 minutes. Good News for the Housing Market?
2007-12-26 20:58:00 While national news media has the housing market taking a brutal beating, Augusta Georgia and surrounding areas have been largely immune to the spiraling slump that is hitting other parts of the country. As Melvin and Tiffany have pointed out recently, market indicators for Augusta, Evans, Martinez, and Hephzibah, and even Grovetown may not be the best we’ve seen in recent years, but there’s no “sky is falling” scenario playing out in our local area. A recent news item may indicate that recovery is on the way. In recent weeks we have seen bits of potentially good news surface. GOOD NEWS FOR THE U.S HOUSING MARKET Freddie Mac reported nearly across-the-board drops in mortgage interest rates. Perhaps most importantly, the average rate on 30-year, fixed-rate mortgage fell to it’s lowest point since September 2005, resting at 5.96 percent, but rates on 15-year fixed and 5-year adjustable mortgages also fell. Q. Why is this good news for the housing market? A. Lower interes... More About: News , Market , Good News , Housing , Good

Augusta/Columbia County Real Estate - Why now is a great time to buy!
2007-12-06 04:05:00 Our real estate market is producing the best buying conditions that we have seen in a long time! Interest rates are extremely low - mid 5’s today and the market is stirring, sales are up and we are beginning to work our way through the oversupply of homes in the Augusta Real Estate market. If you have thought about buying, now is a great time. This time of the year is traditionally the slowest real estate sales season so you will have a few more good months of house hunting. Based on recent news reports there will be an eminent freeze coming on adjustable rate mortgage interest rates which should slow the supply of foreclosure homes and help to ease the decline in home prices. For sellers this should come as exciting news and remember that December is a great month to sell. If you have been on the sidelines, it’s time to get in the game. And your first rule of engagemengt is to call Melvin and Tiffany Today! More About: Real Estate , Time , Columbia , Great
Zig Ziglar and Friends Come to Augusta!
2007-12-06 03:50:00 We were so excited yesterday to attend the Get Motivated Seminar that came to Augusta . This year we were entertained by great speakers that not only delivered a positive message but also created an atmosphere of positive energy. We were surprised to find that Zig Ziglar not so recently experienced a fall that changed the way that his message is delivered but hasn’t changed his ability to touch lives and make you appreciate all that you have and those things that are yet to come. Phil Town taught a brief lesson on investing that got everyone wanting to invest in the stock market. If the Get Motivated seminar comes to your town, get a ticket. More About: Friends
