Out of the Box.....
2008-02-20 11:24:00 I guess my dear friend - Nancy ( Realty Rider- the owner of the blog) has done a lot of talking about the Indian Real Estate sector. She has been into the Real Estate Consultancy profession for more than 7 years. The effort put in by her in pointing out each and every factor which affected this sector and has been responsible for ups and downs in the sector is commendable. The other day i was searching for all these factors on various media channels available on the online world.I could make out that there are few common factors which have been revolving around all the content generated by various users.I asked Nancy to look out for something new which can make your readers and fans thrilled. I guess you support my view point...Do you ???I guess a lot many people write the same thing keeping in mind the keywords which are being searched the most on popular search engines. They i guess do it just to make their article search engine friendly and to drive maximum traffic.Well forget it...
Relation between Real Estate and SEN SEX ? Does it really makes SENSE ?
2008-02-18 07:12:00 Sensex has a direct impact on the liquidity and sentiments of the average home buyer. Some anxiety has been found among the home buyers due to the fluttering of the stock market. If the downward trend in the stock market is accompanied with a fall in Sensex one may conclude real estate an asset class. The stock market has driven the ownership rate at its peak in the history and the sales of apartments have also gone up tremendously over the past few years. Many people have been able to afford more expensive houses than they previously would have purchased. This way stock market has boosted the demand for housing. Economists are concerned about the tightening of interest rates which may arise if the market continues to grow at same pace. So many expect the interest rate to soften a bit in the future. The present market is dominated by actual users, Non-Resident Indians who are looking to buy property as first homes. It?s observed that matured investors and home buyers don?t invest... Do Blogs help much or informative seminars?
2008-02-13 08:03:00 Lately in my few of the blog posts I have mentioned quite a lot on the Indian real estate scenario. I also discussed few of the properties which I felt were good to be a part of one?s Real Estate portfolio, discussions on the right time, right place and the nature of property (residential, Commercial, Industrial etc) which one should go in for, how one can raise extra margin by flipping properties, the Indian stock market and the fluctuations in the fed rate and US economy affecting the Indian Real Estate sector. I also made it a point to mention the benefits of investing in the Indian Real Estate market instead of investing in some other developing or developed country. It was a highly appreciable effort from my friend Nikhil?s end who gave insights on the leasing market and shared few of his experiences. The mentioning of the revolving of Black Money in the economy as well as how the boom is getting spread to the tier 2 and tier 3 cities in India. The list is really long?if we tr... 2008-02-11 12:01:00 Emaar MGF, the collaboration of Dubai based Emaar Properties and India based MGF Development Limited announced on the 8th February 2008 to withdraw the IPO just before a day of closing day .It was the second IPO withdrawal in just 24 hours that happened first time in India stock market. The Health care serve provider Wockhardt Hospitals had earlier withdrawn its IPO on Thursday . ?The company decided to take this step as a result of the prevailing adverse market sentiments, fuelled by renewed indications of a US recession and global meltdown.? EmaarMGF, whose IPO opened Feb 1, had to cut the offer price twice following weak response from the investors. However, EmaarMGF remains committed to executing its projects in hand and is well funded to ensure that this delayed IPO will not hamper its growth plans. The company expects to return to the market at a later date when sentiment and liquidity conditions are better Some bankers and investors believe that these decisions of IPO ... Flipping properties for Fast Real Estate Profit
2008-02-08 12:43:00 One of the common thing when it comes to real estate investment is known as 'flipping' properties. All This works by buying properties that are in raw shape and need some sort of furnishing or renovation or repairs ,It usually happens by getting that property renovated doing the work, and selling the same property for a much greater price. Most of the times this brings in a significant amount of profit in a short span of time. This is the case with many big time investors who attempt to flip properties but one needs to take more pain than what one can think of.Sometimes the story goes the other way round and the investor ends up losing his money. If one is considering a future in real estate investing, this is one of the quickest ways in which financers can get good return on their investment.Experts have called it as one of the shortest and quickest way of getting good return. But If we talk about the present Indian Real Estate situation there is a cut throat competition for the un... DON'T OVER PRICE YOUR RENTS!
2008-02-05 13:07:00 Recently i got a call from Realty Rider (the owner of Realty Digest Blog). I was asked by him to share my opinion on rental trends in my area.Easy enough to say, but for some landlords, the greed in squeezing out an extra Rs.1000 can be costly!Tenants know the ?true? market value in rents. If you price it just Rs.1000 over, its amazing how hard it is to get good tenants.I?ve been watching a house in my neighborhood for about two months now. Its real nice and its exactly the same floor plan and square footage as the house that I am currently living in.I am under contract on new construction and plan to close in October 2008, so I?ve been using the house down the street as a data point to compare. However, I fell off my chair when I found out that they trying to rent it out for Rs 25,000 a month! I priced my out at Rs 22,000. And sure enough , its been months, and this place is still not rented. It appears that a professional company is advertising. If I was the owner, I woul... More About: Price
Indian Real Estate- the way ahead
2008-01-30 13:50:00 I was looking at impact of slowdown in the IT/BPO sectors in the last few quarters in India and consequent drop in the market cap of these companies.Since both commercial(office) realty as well as residential realty demand depends on growth and expansion of BPO/IT businesses apart from other factors, there can be 'corrections'and may be drop in demand in both these segments. If Re-$ exchange rates continue to drop, there will be added pressure on IT companies. In the residential segments,pick- up in retail by end users in this festive season has been weak, and promoters are with unsold inventories/booking,delaying their fund deployment plans - this is true for North and the East.Last six months many of the promoters found large no of cancellations leading to refund pressures. Many top realty players are keeping on hold things like senior level recruitments and even land acquisition.Recent trend of many realty players diversifying to areas like telecom, education etc actually points out t... Bloodbath.....
2008-01-25 06:47:00 There were two trading days that investors will take a long time to forget. Fears of recession in the US becoming a reality saw global indices tumble. The worst to get affected in this mayhem was the Indian stock market. The bears went berserk on Dalal Street creating panic to such an extent that trading in Bombay Stock Exchange?s benchmark Sensex was halted briefly.Realty, oil & gas, banking metal and capital goods counter were the worst hit in today trade and the midcap was also badly hit.Since amongst the badly hit funds , realty funds were also their the India real estate market is also in question. With the fears of recession in the US, the Indian real estate market might also see a slum. Can anyone predict that. What affect this bloodbath at Dalal Street will have at Indian Real Estate Market.Expert comments are welcome. Innovation ? The need of the hour.
2008-01-23 06:18:00 People who are marketing their products are fighting hard to promote their brand and prove it to be better than competitors. In every sector the customer looks in for much more than what was being delivered last time to them. There is always a demand for something new. That?s the reason why every marketer is busy exploring new things and trying hard to be an opportunist. The Indian real estate market has also seen such types of situations where real estate developers have tried and tested new techniques for marketing their product. The new marketing strategy followed by Mr Sumit Dabriwala, a Kolkata-based developer is a good and a new step which no other developer has done so far. He has collaborated with Home Solutions Retail (a Pantaloon Retail subsidiary). FH Residences is the joint venture named as. Mr Sumit Dabriwala is looking to market its 2 & 3 bed-room "walk-in" apartments through Future Group stores such as Big Bazaar. Home Solutions Retail will provide the brown and wh... Spill-over effect on the Tier III and IV cities
2008-01-18 10:37:00 Widespread economic activity and rampant urbanization has led to the transformation of smaller towns and cities into vibrant growth centers The tier III and IV cities have been demarcated based on per capita income levels, infrastructure, and population base. These cities are state capitals and other commercially important cities that are experiencing improving quality of life, infrastructure thrust, and positive economic sentiments. The improving economic conditions have impacted the demand for residential, commercial, entertainment and hospitality sectors and this has led to considerable alteration of the real estate landscape of these cities. The change has attracted many national as well as foreign developers to these small towns to offer lifestyle-oriented services and products. While the residential sectors in these cities are on an upswing, most of the smaller towns are yet to have an organized or defined office and retail market. Black Money - The key driver
2008-01-07 13:29:00 Day before yesterday I was searching on the rise in black money in Indian Economy From what I searched: One thing that?s common to most cases with the black market is the real estate sector. Huge amounts of black money has been pushed into Indian real estate. And now a lot of money/surplus has been an impetus for prices in the real estate sector to rise. Even though the price could be paid in cash as in the market value of the property, in order to avoid taxes on stamp paper or other govt levied taxes one would deal in black money, their by fuelling the demand for "hot" real estate properties.Increase in prices of real estate means more demand for sectors/products/services related to realty. Like steel, cement and credit. As quoted here "A lot of distortions exist in Indian economy due to tax evasion and black money, etc. Real estate is the safest and best place to park black money" Also my dumb reasoning: If there is huge amount of black money in the system it means that the govt. w... 2008- Indian Real Estate -Boom or bubble
2008-01-03 12:55:00 Forecasting future is called speculation. In real estate business forecasting on future property prices and cashing on it is profitable and it can be risky too. Extra caution is required from the beginner?s end. Taking advice from other investors and well renowned Real Estate consultants will also help minimize mistakes. Following tips can help in going smoothly. If you are planning to invest and speculate for a higher price then need to look around the neighborhood of the property you are investing in. Try to find out if any development in near future could hike the value of the property.Think of buying the property only if you want to hold for an indefinite period.Plan wisely. Weigh the risk and calculate profits deducting all the taxes and fees that you would have to pay until the property is all yours.Resist temptations of selling it early at the rise of prices. Do not wait for the price to rise to the highest point. If possible go for investi... More About: Real Estate , Indian , Boom
High Rental Rates - spoilsport for big corporates
2007-12-28 08:43:00 There are many factors which need to be considered when calculating how much rent to charge. Choosing the correct price means you get the most rent for your property ? (Residential / commercial) without scaring away potential tenants by overpricing. Location: The real estate advantage "location, location, location" applies equally to rental values as to selling values. In other words where your property is located well, to a large extent, determine how much you can realistically ask in rent. Its proximity to desirable venues such as Major bus terminals, Railway stations, national and international airport, universities/colleges or sporting/special events will impact on the demand and therefore the rental value. The real estate rental trends in the commercial sector are momentous as the key tendency among the investors is to rent a commercial space instead of buying since it facilitates low risk and less worry on maintenance. Commercial Rental s including corporate office spac... More About: High , Corporates , Rates

Ghaziabad the place to be.
2007-12-10 12:58:00 Remember the story of the ugly duckling, who was jeered and laughed at, only to grow up into a beautiful swan? That in a nutshell is the story of Gurgaon, Noida and Ghaziabad as well.Few years back the Ghaziabad was a small place with not much of development happening. But not anymore the skyline of the Ghaziabad region has changed remarkably in the last two-three years. The city has been blessed with some amazing malls, multiplexes, amusement parks, and the entertainment hubs and plethora of well planned townships.Every big brand hastens to have a presence in that region.Small wonder then that the rates of both commercial and residential properties over here have skyrocketed.
