The Federal Reserve Cuts Rates Again

As expected, the Federal Reserve today cut the Federal Funds rate by three-quarters of a point down to 2.25 percent, the lowest since 2004.  Read the whole story here. By slashing the rate at which banks borrow money from each other, the Fed hoped to make borrowing less expensive, boost spending, thereby spurring more economic activity.  The move is designed to hold off or at least lessen the impact of a recession.  However, cutting rates too much too quickly could result in unwanted inflation.  Commercial banks quickly followed the Fed’s lead by cutting the prime lending rate from 6 percent to 5.25 percent.  Millions of business and consumer loans will see their interest rates reduced as a result.

Over the past several months, we’ve been urging you to take advantage of Rutherford County’s residential real estate Buyer ’s Market ‘Perfect Storm’ of bargain home prices and record low interest rates.  Recent developments suggest that, despite past and predicted future Federal Reserve cuts of key interest rates, mortgage interest rates may be on the rise.  Since January 25, 30-year fixed mortgage rates have risen from about 5.5% to about 6.25% on the last day of February.  How is this possible when the Fed keeps cutting rates? A little primer on the factors that move interest rates may be in order.  Many consumer loan (i.e. credit cards, home equity loans, etc) and business loan interest rates are based on the prime rate, which is basically set by the actions of the Federal Reserve.  The actual process is a little more complicated, but this description works for the purposes of this discussion.  The Fed’s actions are based on the growth...

Here’s a lengthy joke that we had to dig a little deeper for. Enjoy! A New Orleans lawyer sought an FHA loan for a client. He was told the loan would be granted if he could prove satisfactory title to a parcel of property being offered as collateral. The title to the property dated back to 1803, which took the Lawyer three months to track down. After sending the information to the FHA, he received the following reply (actual letter):  ”Upon review of your letter adjoining your client’s loan application, we note that the request is supported by an Abstract of Title. While we compliment the able manner in which you have prepared and presented the application, we must point out that you have only cleared title to the proposed collateral property back to 1803.
