2008 Hurricane Season – Create a Disaster Supply Kit
2008-06-03 01:31:00
Don't wait until you hear warnings of a hurricane/tropical storm approaching. Unfortunately, too many people do and are rushing to Home Depot, Lowes, not to forget all of the grocery stores in search of supplies. You can and should be stocked up on this beforehand and in many instances the cost will be less to you because once the supplies start getting low, the prices rise. Let's first look at the necessary list of items and then we'll discuss this a little further: Water - at least 1 gal per person per day for 3 - 7 days. Food - for at least 3 - 7 days Non-perishable canned or packaged goods & juices Comfort foods - snacks Cooking utensils and fuel, such as a filled propane tank for a grill Disposable products - paper plates and plastic utensils Food for infants and the elderly Medicines/Prescription Drugs Flashlights & batteries as well as candl...

The Lawn of Luxury
2008-06-03 01:13:00
It's finally time to pull out the patio furniture, fire up the grill and enjoy outdoor activities in your yard. Here are some tips from HGTV.com that will keep your grass looking green all summer long. When cutting the grass, try to keep its height at about two-and-a-half to three inches. Sharpen the blade of your mower at least three times a year to avoid grass split ends, and be sure to change your mowing pattern to prevent soil compaction, which will inhibit grass growth. Instead of lightly watering your grass three to four times a week, give it a good soaking once a week - most lawns need about an inch of water. Watering early in the morning is best. To combat weeds, make sure to use herbicides specially formulated to combat the types of weeds that are growing in your yard. If you aren't a fan of herbicides, weed removal tools, such as weed hounds, usually do the trick. Over-fertilizing is a comm...

Why Central Austin Lot Values Could Drop By 50% Tomorrow
2008-06-02 23:16:00
If you own or recently purchased a lot in Austin with the intent to build more than one unit or a duplex, throw your current plans away. A crucial City Planning Commission vote tomorrow could drop some Central Austin land values by at least 50%. For background, the Austin City Planning Commission reviewed changes to city design standards through a task force. The Residential Development Standards Task Force first met December 2007 and briefed Austin City Council in February. Most guidelines are well-received, but one in particular may negatively impact Austin duplexes and infill lots, especially in East and Central Austin. So what's the small change with big impacts? Residential Development Standards Task Force item #23 now recommends that a common wall for a new duplex must be: One contiguous plane. Adjoining wall perpendicular to the front lot line or building line. Maintain a straight line for at least 4 feet. Current b...

Where's The Beef?
2008-06-02 23:11:00
Tampa, FL - If you're expecting to read something about an old Wendy's commercial, I apologize! (For those too young to remember the square burger joint's classic TV commercial, which immortalized the words "Where's The Beef ?," I apologize again for the 'ancient' reference.) This is, however, a brief story/review of some Tampa area restaurants. The first restaurant I'd like to mention is Bern's Steakhouse. This legendary steakhouse has been a Tampa delight for many, many years. I won't pretend to be a real food critic but I did dine at the place this past Friday night - 5/30/08. The atmosphere hasn't changed. It still reminds one of a French whorehouse. No problem there... It's a fun place. The food was predictably wonderful, from the onion soup and perfect salad included with every entree, to the meat (or in my case the Fresh Wild Washington Salmon) in the center of the plate. But make sure to order these things with sauces. We forgot and Bern's chefs don'...
Bicycling on the Canals in Phoenix
2008-06-02 23:10:00
Bike Ride I took a long bicycle ride Sunday from my house around 16th St. and McDowell to north of 32nd Street and Camelback and then rode east on the SRP canals. What a gorgeous ride. The mountains are so close to the Canal and there is brush alongside the graveled surface and you can imagine all the rabbits and quail that are hiding in the brush. The Canal borders the Arizona Biltmore Resort, which is a spectacular Frank Lloyd Wright building, and then meanders north. I left the Canal at Glendale and rode west to 12th Street and followed 12th Street most of the way back to my house. Next time I take this ride, I'll bring my camera and take pictures of the Biltmore and the mountains. I'm preparing for a 5 day Vermont cycling trip in October and I need to ride at least 30 miles a day. Cycling in Vermont will not resemble cycling in Phoenix , but my stamina and my endurance need to increase, along with my confidence and ease of riding....

Living downtown with animals is AWESOME! There are dog parks and plenty of places to walk your dogs, cats, and zebras. The St. Louis Downtown Partnership has implemented a new policy to help keep poop off the streets. Please make sure you clean up after yourself and your animal. If you do not know where to put your poop then Click here to view dispenser locations. Fines can range from $100-$500 depending on how many times you get caught and how big the poop is. FTHer Series - 13. FHA Loans - Federal Housing Administration Loans
2008-06-02 21:54:00
FHA Loans are all the rage in this market, but what are they? They're a type of loan put together by the federal housing administration (FHA) that's very common for first time homeowners (FTHers) and low to moderate income families. One of the reasons it's so popular right now is because homes have dropped in price meeting an FHA loan limit guideline as well as low interest rates. It's also popular because of the low down payment. With a conventional loan - which everyone used to use, you had to have a 10% minimum down payment but with an FHA you only have to have 3%, sometimes less if you use buyer's assistance program such as Ameri-Dream. Here's some stats on the FHA Loan: - Loan amount limit for Riverside/San Bernardino County is $500,000 - OC/LA County is $729,750. - 3% minimum down payment required - but you can get assistance with that. - A flexible minimum credit score of 620 - but the higher the FICO the lower your interest rate wi...

Summer Safety Tips
2008-06-02 21:51:00
FINALLY summer is here! Now is the time to spend your spare hours outside in the sun or in the water. With kids begging to play outside and out of your sight, it is important to teach them how to take care of themselves and protect themselves against the sun and other outdoor dangers. Here are some helpful tips for staying safe outdoors this summer. When it comes to the heat, most people will seek relief in a pool or lake this summer. With this in mind, it is important that you and your children know how to swim. Take some swimming lessons at the local pool or YMCA. Also, teach your children to always swim with a friend, or to always have someone watching them. Never swim alone! Swim in supervised areas only and make sure to obey all swimming rules. These rules are probably there for a reason. Don't mix alcohol and swimming. Alcohol impairs your judgment, coordination, and balance, and also reduces your body's ability to stay warm. Ne...

A Seller who Remembers Being a Buyer
2008-06-02 21:06:00
What a difference there is between sellers who have recently been buyers and those who bought years and years ago. The sellers who have recently been buyers have a much better appreciation for what attracts buyers in the marketing of their homes. They were in the market recently enough to remember the frustration of no photos, no virtual tours and skimpy descriptions. They remember dealing with sellers who were not savvy about how much the market had changed over the years. Several years ago, a buyer mentioned to me that she just figured that a listing with no photo meant it was too ugly for a photo, when the reality is that the agent often hasn't gotten around to it. By the time the photo gets attached, the property is old news. What has really surprised me is how wide-spread this notion is -- that a photo-less property is somehow less of a property. Seller s (and their agents) who don't realize what buyers want to see when they're shopping...

Maryland Law Changes Mortgage Income Rules
2008-06-02 21:00:00
The following is from Andrea Lynn, a lender with FNMC. She's always first to let me know of changes in the mortgage market. Maryland has passed a stringent new law regarding how lenders must treat income. Sellers and buyers alike should be aware that this once again changes the playing field for today's market. Effective for applications taken on or after June 1, 2008, Maryland has passed into law changes to their Interest and Usury Provisions. Starting June 1, 2008 lenders making mortgage loans secured by property located in the state of Maryland must give "due regard" to a borrower's ability to repay a mortgage loan in accordance with the terms of the mortgage loan. Under this law, a lender must consider the borrower's debt to income ratio, including existing debts and other obligations. A lender must also verify the borrower's gross monthly income and assets by review of third party written documentation. Accep...

Rules change June 6th Matthew Zimmerman, C-21 Mortgage has shared the following information, affecting significant changes with Fannie Mae and the Mortgage Insurance (PMI) providers that become effective June 6th, 2008. v Fannie Mae has suspended/eliminated the need for an additional 5% down payment on properties located in areas the determined to be "declining markets", therefore, conventional financing is now available up to a LTV of 97%. Matthew continues to say, "However, for every action, there is an opposite reaction, but in this case not necessarily an equal reaction": v The Mortgage Insurance providers have updated their guidelines and have set a minimum credit score of 660, for any primary home purchase, and 680 for any 2-unit primary, second home or investment property purchase. For "well qualified" buyers, Matthew says this is a positive. It allows the buyer to purchase a home again without an 8% ...

Independence Day in Austin
2008-06-02 10:06:00
Independence Day is quickly approaching, and there are many ways to celebrate the birth of our country in Austin and the surrounding area. There are numerous fireworks displays as well as performances by the Austin Symphony Orchestra, and other musical events in different locales in the county area. Until a few years ago, the huge, city-sponsored pyrotechnics display was held downtown over Lady Bird Lake, which was called Town Lake then, but the yearly celebration moved to Zilker Park a few years ago. The celebration will be held again over the lake this year, and the event, which is sponsored by the HEB grocery chain, will feature the Austin Symphony Orchestra under the apt musical direction of Peter Bay. The 1812 Overture, accompanied by 75-millimeter Howitzer cannons, courtesy of the Texas National Guard Salute Battery, is usually the centerpiece of the yearly city fireworks display, and this year the celebration will be held at Auditorium Shores in front of the new Long Center ...

Area Pools and Springs in Austin Texas
2008-06-02 10:02:00
Though the heat of the summer in Austin can be a real drain on exercising or any outdoor activity, the city is blessed with several public pools in which to cool off. Probably the most well known pool to Austinites, and those visiting, is Barton Springs Pool located near the Barton Hills neighborhood. The pool sits on a lovely 3 acres of hillside, with a nice shallow end for children, and a deep end for those who brought their floats, as well as others who want to swim a lap or two. The pool is a natural spring, and got its name in 1837 from William “Uncle Billy” Barton, who owned the tract of land which included the springs. Once the area became a city park in 1917, the residents began to flock to the refreshing spring water, which averages 68 degrees year round. People-watching at Barton Springs is phenomenal. All walks of life enjoy the pool, from tattooed bohemian types, to legislators, and all those in between, with a rash of topless sunbathers in the 1970s. The div...

EMINENT DOMAIN - GOOD OR BAD? YOU DECIDE
2008-06-02 05:10:00
In less than forty-eight hours California voters will determine the outcome of two ballot measures focused primarily on limiting the power of state and local governments to use eminent domain. Proposition 98 and Proposition 99 offer differing approaches to the issue. But first, what is eminent domain? Eminent domain is defined as the right of the government to take private property from an owner, for the public good, paying fair market value. For example, building a highway, school, water project or some other "public" good may require a state or local government to acquire land through the process of eminent domain, or the involuntary transfer of title by the operation of law. According to their ballot statements Proposition 98 "bars state and local governments from taking or damaging private property for private uses. Prohibits rent control and similar measures. Eliminates deference to government in property rights cases. Change condemna...

Go green in a day? No way!
2008-05-31 15:42:00
I did my normal thing yesterday to start the day. I turned on the shower. Was it my imagination, or was there no hot water? It was NOT my imagination. There was NO hot water. How than this be, I thought. The water heater is not that old. But then I remembered that it is eleven years old. How time flies! What are we going to do? I called the gas company who installed it for us originally. Their service man came out and confirmed my suspicion, that the heater is shot. He tells me that it will be a couple of days before they can install a new one, and I tell him to go ahead and order it. We have got to have hot water. I need to have clean hair, look as good as possible for my real estate public! Also, there is a load of dirty, 'quick rinsed' dishes in the dishwasher! Having traveled to India and China recently, I was impressed by their energy efficient ways of heating water. A couple of very efficient ways we found in India, wh...

Removing Countertops
2008-05-31 06:18:00
One of the most cost effective ways to renovate your home is to “do-it-yourself.” From sanding and painting to digging and planting, there are many projects that a determined homeowner can accomplish. There are some jobs, however, that are better left to the professionals. These jobs are too heavy, too labor intensive or require specialized tools and skills. Case in point: installing new granite countertops. The weight of the granite alone is enough to send anyone running to a phone to call for professional help. If you have new countertops on the way complete with the manpower do get it done, you are probably thinking you get the day off. But don’t lay down your tools just yet. There is a way to cut costs on this otherwise costly project—by doing the demo work yourself. Some contractors charge as much as $550 to remove the old countertops, a relatively easy job that even the most inexperienced handyman can handle. First, remove all the drawers from your cabine...
Summer Art, Festivals and Culture in Santa Barbara CA!!!
2008-05-31 06:07:00
One of the amazing luxuries of living in Santa Barbara is the amount of culture and art that exists here. As the summer approaches for 2008, I wanted to point out a few of my favorite cultural highlights that I think should not be missed. Music Acadamy of the West is a wonderful venue to see live orchestra and intimate concerts. The Music Academy of the West has been recognized "as one of the world's preeminent summer music programs for gifted pre-professional classical musicians." Their festivities kick off June 23rd. The Lobero is a great venue to see live performing arts including music, dance and theatre. The Lobero Theatre is a huge asset to our community as a place for performing arts. Greer Station
2008-05-31 05:12:00
Greer Station - The Greer Downtown Historic District is significant for its high concentration of intact examples of early twentieth century commercial architecture. The commercial buildings in the district signify Greer's expansion from an agricultural market place to include an industrial and manufacturing economy. Greer was first established as Greer's Station in 1873 as a flag station along the Atlanta Charlotte Air Line Railroad. From the late 1870s through the 1890s, downtown Greer prospered in the cotton trade and the streets were lined with a wide variety of businesses such as general stores, physicians, and other essential services. These and many early businesses in Greer were grouped in wood frame buildings around the Public Square and along Trade Street. With the expansion of the textile mills, downtown Greer also expanded in the form of new industry and commerce focused on supporting textiles. These new businesse...
