Love letter to the sellers!
2008-05-31 02:46:00
Recently, I came across this note addressed to today's "HOME-SELLERS"; it might be helpful for your "HOME BUYERS" and I would like to share it with everyone. It is just a sample draft and can be modified: Dear Seller: I'm writing to let you know that I would like to make an offer on your property. I love the area and your home fits my needs. Having said that I have to mention my offer is well below your asking price, so I feel I owe you an explanation. As you are well aware of it in the first quarter of 2008 home prices fell 14.1 percent nationwide, compared with the same period a year earlier; according to the Standard & Poor's/Case-Shiller U.S. National Home Price Index. This is the biggest decline in the 20-year history of data. And just in case you're wondering, during the housing downturn of the early 1990s, the decline was never worse than 2.8 percent...

Getting It Sold! Sun City Center/Kings Point
2008-05-31 02:18:00
Why isn't my home selling? What have I got to do to get my home sold? Why haven't I had an offer for my home? So-and-so's home is just like mine and it sold last month. The people looked at mine and chose so-and-so's. These questions and others are a few of many that are asked of Realtors around the country - not just Sun City Center and Kings Point . So what advice can be given? Price: How is the home priced in relation to other homes that are comparable in size, year built, bedroom and baths, etc.? Real Estate is a price driven industry. The higher the price the fewer buyers for that particular house. Buyers will not willingly overpay for a home when there are comparables available. Remember this: buyers will not look at homes priced above their price range. Curb Appeal: How does the home look from the street? Does it appeal enough to a prospective buyer to get them in the door? Is the walk way clean? Do the yard and shrubs show ongoi...

RealTown Bloggers and e-PROs Meet In Person in Ocean City
2008-05-30 23:07:00
One of the bonuses of traveling to meetings around the country is the chance to meet fellow bloggers and e-PROs in person. Last week Joeann Fossland and I were in Ocean City , MD, to present an e-PRO Workshop for local REALTORS and we had the good fortune to meet e-PRO Susan Pruden, who drove up from St. George's County. Susan has been an e-PRO for years, blogs at RealTown (Real Estate Bits and Pieces), is a No Blogger Left Behind alumna, and she uses a Point2 web site quite effectively! Susan is doing things right! Joeann and I will be hosting additional workshops in June. We hope to meet more e-PROs and bloggers as well as REALTORS taking the next steps to advance their tech expertise. Joeann's June schedule (Arizona): Phoenix Assn. of REALTORS June 5 12 PM WCR Southeast Regional Chapter (Chandler) June 13 ...

Buddy Cage on where NRPS show pic may have been taken
2008-05-30 07:01:00
Not really, in the sense of where, what...I certainly remember 'who'. But stage settings are only a guess at best. Certain items point out locations better than others. So far, none have presented for this photo. If you say it's UCSB, I'll take it from there. But I do some photos I'll attach from around that gig which kinda shows where I was placed visually [after the first two, before the third one]. So, the hair was still long. This was the gig that Jerry led me ...

For those that have the money available; this is a good time to buy. Prices are droping like flies; and short sales are taking over. This is a buyer's market. I have a property for sale for 250000.00 for a 3 bedroom townhouse in florida is unbelivable. i have heard an opinion that prices are droping at the rate of 1500 per week.

Best in the world or the best you can be?
2008-05-30 04:16:00
I'm about half way through reading a great book at the moment: The Masters of Success. It's a compilation of works from heaps of amazing people like Mark Victor Hansen, Lou Holtz and Brian Tracy. I always say when I read a book, attend a conference or go to a networking event - all I need is that one spark, one gem, one nugget of gold to have made the entire thing worthwhile. I didn't have to look far in this book - I got my first nugget on page 20 (of 260 odd!). The nugget was in Erin Brokovitch's section. She talked about a janitor not striving to be the best janitor in the world - but the best janitor he could be. I must admit, I'm a pretty competitive person, some would say diabolically so (but usually only when they see me play a board game). I've always thought that the aim to be the "best in the world" was a fabulous one! Until I read and then re-read this passage and realised that striving to be the best I could be at whatever ...

Why Put Off What You Can Do Today…
2008-05-29 23:03:00
So you finally have a contract on your house, and the buyer's have just had a home inspection done. They give you the Repair Request and your jaw drops to the floor! "How could this much be wrong with my wonderful abode?" This situation happens to a lot of sellers, so don't feel alone. The majority of home owners tend to put off the normal maintenance items that need attention over the years. After years of neglect, all of those attention-needing items look like a short novel when seen listed in a home inspection report. It's too late now. It's time to pay the piper. The majority of the items usually found in an inspection report are items that could have been avoided with some regular maintenance. These things include changing the HVAC filters on a regular basis, keeping the exterior caulked and painted, periodically checking the condensation line on the AC unit for clogs (especially if it is the attic), cleaning out the dryer ven...

Sweat the small stuff?
2008-05-29 06:56:00
Last week a client asked me to look up a unit in her condominium complex that recently listed. She was just curious to know what the List Price was. I thought using the zip code and market value range would be the easiest search criteria since that narrowed the result significantly BUT it didn't show up? Later I found the unit listed in a zip code more than 10 miles away. Oops!...I told myself - these things happen - but it's a good time to remind myself and others to focus our and our seller/clients attention toward address details when proofing listing input forms. If I'd actually been looking for a client interested in purchasing in that specific area it could have been a lost opportunity for the listing to be seen by a potential buyer. It was not in my circumstance but it could have a negative effect as hypothesized above. It's my opinion that....there's something to be said for details, no matter how insignificant they seem. ...

How lowered interest rates affect mortgage rates
2008-05-29 02:33:00
The Federal Reserve has been lowering rates to bail out the economy. Does this mean that that mortgage rates will fall? Here's how Tim Harris and Julie Harris, the founders of Harris Real Estate University see it. In some cases yes, in most cases no...read on. Lets start with the 30-year fixed rate mortgage. The 30-year fixed rate mortgage is not tied to short-term treasuries. Fixed mortgage rates are tied to long-term bond yields that move based on the outlook for the economy and inflation. True, even as the Fed has lowered rates, the 30-year fixed has come down, but that's because of the outlook for slower economic growth in the months ahead. While the decline in treasury yields has helped push mortgage rates lower, the decline in long term rates hasn't been in lockstep thanks to the fact that these mortgages are securitized and sold on the global market. Investors now demand a higher risk premium on these mortgages due to higher delinquenci...

Plan ning a neighborhood block party is hard to do alone, so it's a good idea to get some of your neighbors involved. Here are some helpful tips for planning a neighborhood block party. The first step is to get reacquainted with your neighbors. This means you need to actually talk to them to see what they think about having a neighborhood block party. 10 Real Estate Myths

10 Real Estate Myths Posted by Heather Smith-LaPoint on May 27th, 2008 Myths About Agents: What's True and What's Not Forget the hype. Forget the books you need to buy, the online services you need to subscribe to and start looking at what's really going on. Here's the straight story - the top ten real estate myths debunked! 1) Real Estate Agents are Always Late for Appointments False. There is no excuse for habitual tardiness among professionals. None. I don't care if it's your doctor, your cable TV installer or your Realtor. Every person deserves respect, and respect is earned by providing what is promised and being on time. If your agent has a god-like, self-deluded impression of her or his own importance, find another. 2) The More You Pay for a House, The More an Agent Makes False. Ever hear a friend say this: "Every dime more you pay for that house makes the agent more money, so don't trust that agent." That's a misund...
Pitfalls to Avoid When Refinancing Your Home
2008-05-28 20:57:00
When it comes to your home, carry a big mortgage. Don't keep the cash in your walls. That's empty equity that could be used for additional investments. But, if you do refinance and take the cash tax-free, be careful how you use the profits, because the IRS may come knocking if you aren't careful. Here's why. Unlike most debt, a home mortgage is the cheapest money you can borrow, and sometimes it's the only debt that's tax-deductible. You could invest the refi proceeds and earn a higher return in another investment vehicle. That's why it makes sense to take the cash out of your home and invest it. However, this strategy only makes sense if you can find an investment return that's greater than the after-tax cost of the debt. Here are two investments to avoid . . . The IRS knows that you get a big tax advantage with your home mortgage. To prevent you from double-dipping, there are two types of investments that you can't buy with refinance p...

Drive-in Movies!
2008-05-28 19:40:00
Have you been to the drive-in theater lately? What a great way to spend time with family and friends. My family went Saturday night and took two friends. We saw, "Horton Hears a Who" and "27 Dresses", what a great time. The younger 2 fell asleep, but with the seats down in the van, and blankets for all that didn't matter. It's economical too. For $12 we had comfortable seating and entertainment. Brought our own snacks, except for the popcorn and with bathroom facilities you've got what you need for the evening. So think about it, take your family and enjoy. Movie starts at dusk. Located at 1019 McArtor.

Charming Custom in Upscale Highland Hills Neighborhood
2008-05-28 18:26:00
Highland Hills Drive, El Dorado Hills, CA - I use to live in the next neighborhood over (Sterlingshire) and drove by this house on a regular basis. It has always caught my eye as it's curb appeal is so charming. I wondered what it looked like inside. On our Lyon office tour yesterday, I finally got a chance to see it, and to my delight, it is just as charming on the inside! The charm continues out to the back yard where you find the pool and garden areas nestled around some of our majestic native oaks. Highland Hills homes all have large lots and there are no HOA dues or Mello Roos. The majority of the homes here were built in the 90's, this one was built in 1990 on .80 acres. It has 5 bedrooms, 4 baths, and approximately 4420 square feet. Additionally, the home has a separate 2 bedroom, 1 bath guest suite with it's own mini kitchen, family room, and private entrance from the front of the house. The downstairs has extensive use of beautiful Brazilian cherry hardwood floo...
