My first blog. I want it to be meaningful. But how? While I am thinking creatively I will begin with a weather report. Totally awesome sunshine, breeze, blue sky, gorgeous Atlantic Ocean and lots of housing inventory!! Our season is just beginning and some buyers are actually jumping off the fence to make offers!! Hurray! In 1963, when as a youngster I came here with my family for vacation, there were no phones or TV's, few homes, endless beaches and the best fishing in the world. We stayed outside all day crabbing, swimming in the warm Atlantic Ocean, fishing and building sand castles. Our first beach home was built here in 1972 for $25,000. The land was $1600. Today that same house would sell for $650,000 (it is still a wonderful house) and the land alone is worth $300,000 even in today's market. That is change. And that is what this blog is about. In every real estate transaction, there is a written set of "instructions" called a "Contract of Sale" or "Purchase Agreement." It is the document signed by both buyers and sellers, and contains details of their agreement. The contract begins as a purchase "offer," and contains the terms of sale proposed by the buyers. This includes the "offered" price, the terms of payment, a closing date, the possession date, and other information. It may also spell out what personal property, if any, is to be included in the purchase price. If accepted by the sellers, this document becomes a binding contract. If not, negotiations will continue between buyers and sellers until agreement is reached. At that point the acceptable written document becomes binding on both sets of parties. NCAA Rowing Championships Continued...

The WSU Women's Rowing team is arriving today in Sacramento, CA to prepare for this weekend's NCAA Rowing Championships at Lake Natoma. The official site can be found here. Racing starts on Friday morning and continues until Sunday for Div I and II. WSU's rowing website reports that there were cheers and tears when the announcement was made that WSU had qualified for the championships. Having talked with Carly within seconds of the announcement, I can personally attest to hearing both. Yesterday, Memorial Day , I got meme'd, against my wishes. Got one of those Internet chain letter types of things called a MEME where I am supposed to yap about me and share stuff I wouldn't ordinarily. Since I was busy with business I didn't get this done until today. Sorry, Irina. Mary McKnight initiated this Memorial Day Super 8 MEME, based on the number 8, you know like 8-ball, figure 8? Her rationale? It's her favorite number, the 8 is the infinity symbol if you turn it on its side, and it's 2008. Whatever. Who do you make your Earnest Money Check Payable to?

Someone asked this question today, so I thought maybe everyone would like to know that answer. "Who do you make the Earnest Money Check Payable TO? The Earnest Money check is made payable to "the escrow holder". Here in the Seattle Area that is usually either the Escrow Company OR the Brokerage of the Agent for the Buyer. Rarely is it ever the listing brokerage. The check is most often made out to the escrow chosen in the contract on the day that you make an offer and sign the contract/offer. "Closing Agent" or "Selling Broker" are the two options on line 7 of the standard contract. "Selling Broker" is the opposite of "Listing Broker". More and more, real estate companies are closing out their "Trust Accounts" and using the "Closing Agent" as the place where your Earnest Money is held. STRAWBERRY SHORTCAKES WITH GINGER CREAM BISCUITS AND ROMANOFF CREAM TOPPING Serves 8. Biscuits: 4 cups flour 2 T. baking powder 6 T. sugar 1/4 cup minced crystallized ginger 1/2 tsp. salt 2 1/2 cups heavy cream Milk for brushing tops Sugar for sprinkling on tops Strawberries and cream: 3 pints strawberries, hulled and sliced 1/2 cup sugar or to taste 1 cup well chilled heavy cream 6 T. sour cream 1/4 cup powdered sugar or to taste 1 tsp. vanilla 1/4 cup minced crystallized ginger 1. For biscuits, preheat oven to 425 degrees. Combine flour, baking powder, sugar, crystallized ginger and salt in a large bowl. Add the cream and stir until mixture just forms a dough. Take the boardwalk stay to the right as you leave the tender dock, and there will be marina boats on your right and pretty shops, cafes, and apts on your left. You can walk all the way to the upscale Puerto Paraiso Mall, perhaps 15-20 minutes, or you can turn left at several places, marked on the ship map, and get over to Marina Blvd, lots more shops there. A good place to turn left is at the large lighthouse, walk up the cobblestone aqueduct about 30 yards to the Blvd. (The offices of Cortez Pacifico are to your left past the money exchange behind the patio bar). When you factor in increased home values, buyers become priced out of the market. This is what causes the local real estate market to change from a "seller's market" to a "buyer's market". Simply stated, buyers have interest rate, payment and budgeting objections that they do not have when interest rates are low. Event 2: B2B--The couple who saw the for sale sign met with me in my office at 5:00pm sharp on Friday, May 2nd. I could tell that they were not ready to write an offer, and I actually would have been very surprised if they were.They wanted more info, and to feel good about the decision that they may have already made in their minds. Even though the buyers spoke in ways that already had them moved in psychologically. "Our dog can run around the back yard."--very good signs, I wanted them to feel solid about their decision. So, I had prepared a home buyer presentation that included comparables, charts, graphs, spreadsheets (buyer net sheet), etc. I also compelled them to visit the open house I am going to have on May 4th from 1-4pm. Broker to Broker post (B2B)--A few days ago, I placed a property up for sale, and many questions were going through my mind. Most of which were of small concern. Did you get the property staged? Yes. Is the marketing in place? Yes. Are the mailings going out? Yes. Custom painted? Yes. Open house preparations? Yup. I even scrubbed the terracotta stairs that lead to the front door to make sure we have a good first impression. Needless to say, there are many points to cover in the checklist, but there was one question still ruminating now and again that will take some time to settle. That question is, "Why?"Why are you listing a property in the first place? Why sell a property that has possibly reduced in value over the last year by around $60-70k or even more?
