This Spartanburg landmark serves as an exceptional architectural piece of Spartanburgs past. It reflects fine design and craftsmanship. It is sided with clapboard, cedar shingles, has six chimneys for twelve fireplaces, a slate roof and holds original fixtures. The DuPre House was built in 1885-86 by Bishop William Wallace Duncan . He and his wife Medora Rice Duncan had three childern. Their daughter Caroline Duncan DuPre and her husband Warren Dupre took ownership of the home after Mr. Duncan died in 1908. The house continued to be lived in and maintained by the family until the 1970's. The house originally resided at 249 North Church Street in Spartanburg and was moved to the current location on Howard Street by the Renaissance Park developers instead of razing it. The Preservation Trust of Spartanburg, Inc is dedicated to restore it. The restoration will start in fall 2007. REAL ESTATE NEWS There was an interesting article in our local newspaper, The Columbian, last Sunday (5/19/2008) regarding foreclosures. Information toward the end of the article had more useful implications for local homeowners and those thinking of selling, or perhaps buying, in the area at this time. The first part of the article hyped the negative, and inferred the foreclosure problem is far worse than it really is in Clark County Washington. It comes as no surprise to real estate professionals that the bulk of the foreclosure problems have been in new construction. It is in the new subdivisions being built in the 2003 to 2005 period that we saw rapid price hikes being driven both by speculators buying with the intention of "flipping" their investments and also the builders' in-house lenders offering adjustable-rate financing with low initial rates that encouraged many to buy beyond their means. 1. People keep them - I've seen plenty of handwritten cards lovingly saved on the fridge, desk or a mantle. I'm yet to see too many emails, faxes or text messages souvenired like this. 2. Hand written envelopes are more likely to be opened - because people then know it's not going to be a bill, some lame business letter or a speeding ticket. 3. It's different - in this day of email, texting, IMing, facebooking and myspacing - a handwritten card harks back to an gentler era where people cared more - ok, I agree that's a bit lame, but it shows that you were prepared to spend 2 minutes of your time and a stamp rather than just firing off some ill thought out misspelled email. 4. Lots of fun activities for young children, great food and unique crafts keep everyone busy. Aberdeen recently opened its newly built parks and rec building at Aberdeen Lake. With Memorial Day just around the corner, we look forward to pool openings across the county. Cancelled Projects Equals Good News

The Culpeper Star Exponent reports that two condominium projects slated for Culpeper have been pulled due to current economic conditions as well as the state of the local real estate market. It's not that Culpeper wouldn't be better off with more condominiums in the housing mix, but it's definitely the wrong time. For weary sellers, less competition is good news! And, that's only a small piece of the good news in the real estate market. Fannie Mae and Freddie Mac have dropped their "declining markets" indicator. Since just about every local jurisdiction had been labeled a declining market that's big! This indicator meant buyers had to come up with more cash to buy homes in this area. In a market already starved for buyers, this was not helping! Don't expect a flood of new buyers as a result of this, but it should help out a few buyers who were short that extra cash. I just spoke to my trusted mortgage lender and he said "good news, sales are up in Califonia about 26%." I said, "and what about where I work in the 680 corridor of Contra Costa County?" They were up too, but only about 1%. Again, one must be careful when talking about statistics because like our markets, they are very local and can vary from town to town in the same area. We really need to see at least 3 months of this improvement before it is considered a trend, however. I am content to see it anyway. Now we just hope most buyers react to this. In the meantime NAR's chief economist said at a recent meeting in Washington, D. C. that we may begin to see a slow turnaround by the end of the year, but he was not real convincing. A lot of my clients are asking about foreclosed houses - houses taken back by the bank - or short sales - houses listed for less than the total of loans on the property. Such properties make up an increasing percentage of both active listings, and houses presently in escrow. The big difference between the two, is that the bank has already completed the foreclosure process on the first type, and so, a faster, more definite escrow can take place. Foreclosure s account for less than 10% of present listing inventory, but more than 25% of current escrows. Short sales are a different type of animal. These are typically houses where the owner is behind in payments, but hasn't lost the house - yet. Most short sales, especially in price ranges under $700,000., are deliberatly UNDERPRICED in order to encourage multiple offers, and to bid the price higher. Real Estate in Sonora CA remained the same this week. The average price for a 3 bedroom, 2 Bath, 2 car garage home is still $331,692*. The number of days on the market (DOM) remained the same this week. Currently Sonora CA Homes* have an average market time of 119 days. If we take a look at the total picture and include homes of all shapes and sizes, inventory remained the same this week, with 86 and median asking price of $445,700 and an average time of 124 days on the market. I am lucky and blessed beyond measure -- I live on the BEAUTIFUL Colorado River where summer is all about watersports and soaking sun with toes in sand. The most fun thing to do, I think, is float on a huge raft, with radio and cellphones in plastic bags. :) With my Blackberry which can retrieve faxes, browse MLS and all, it's easy peasy to continue to do business while we enjoy life on the River with our friends. Well that's what's going on right now in the Miami-Dade county condominium market, according to Jack McCabe, one of South Florida's most active consultants to hedge funds, "vulture funds" and other investors looking to pick up properties at 35 to 50 percent discounts off previous asking prices. It's no secret that Miami-Dade has the country's most crushing glut of unsold, unoccupied condo projects, with 25,000 sitting for sale -- a five year supply at current purchase rates -- plus another 19,000 units at some stage of approval or construction.
