Spring has arrived in Colorado Springs! We love seeing the trees starting to turn green and the flowers blooming. As far as real estate acitivity I think we are doing much better here in the Springs than many other areas. My listings are getting showings so buyers are out and about. Sometimes the end of May is slow because of graduation and Memorial Day holiday. June should be a good selling month. Sellers keep up your courage.

Overall, still very slow compared to one year ago but inventory has not had a sharp increase...listings are down, reflecting sellers' hesitation about selling in a slower market. They launched a new card in America - I thought it was cool, I went to their website to submit an enquiry to ask when / if it would be released in Australia. I wanted this card and I wanted to give them more business. The Cort report lists all closed sales of property regardless of whether they were reported in the Santa Barbara MLS or not. This includes For Sale By Owners, transfers of property between family members etc. Upwards of 95% of all sales are reported in the MLS, where as 100% are reported in the cort reports. NJ Primary on June 3rd Didn't we just vote in New Jersey primaries last February? Yes we did. However, that was only for presdential candidtates. The primary for all other elected offices is June 3rd. New Jersey moved its presidential primary to Feb. 5 this year to try to give the state more say in choosing presidential candidates. I guess that decision didn't make much of a difference. U.S. Sen. Frank Lautenberg is being challenged by U.S. Rep. Rob Andrews and Morristown Mayor Donald Cresitello for the Democratic party's U.S. Senate nomination. The Republicans candidates seeking the nomination are former U.S. Rep. Market Activity in Hillsborough NJ

The real estate market in Hillsborough NJ continues to improve. Activity in the various price ranges has changed in the past two months. In March, the middle price range, from $500,000 to 700,000, had a pending/active ratio of 15%. Currently, that price range's ratio has increased to 21%, still far short of a "balanced market" of 50%, but an improvement. Some of that growth was at the expense of the low middle ($300-500K), which dropped from 24% in March to 21% this month. The entry level (below $300K) continues at 26%, the strongest segment of the market. The upper middle, from $750,000 to $1,000,000, continues to stagnate; in March it was 7%, now 5%. In real numbers there were and still are 42 active listings in the price range; in March there were 3 pendings, now only 2. Mostly it grabbed people because it was so much fun to enter your neighbors' addresses and see what Zillow said their homes were worth. Mind you these days that exercise is mostly depressing! And, those "zestimates" were never very accurate. I told sellers then, and still believe, that you need to know what Zillow says about your house. Are sales commissions tacked on to 1099 for SHORT SALE of investment proper

Here's the situation. Tenants are living in investment property that has just received the Notice of Default, and is nearing a Trustee Sale . They want to buy the house and engaged a REALTOR to write up the offer. The Seller is adamant that he doesn't want to use a REALTOR because he says the Lender will tack on the sales commission paid to the 1099 that will be issued after the sale, which, if that is true, will increase his tax obligation. This is going to be a short sale, but because it is not the seller's primary property, this will not qualify under the Mortgage Debt Forgiveness Act of 2007. So...those of you have have run into this situation --- will the 1099 reflect the commissions paid to the REALTOR?

Back in 2005, my partner Kim Harris and I represented the sellers of these two homes on 29th Avenue South. They were next door to one another. Speaking from memory, Kim had sold "the property on the right" to the people who bought it as a flip project for $120,000. The same people approached the owner of "the property on the left" and purchased it "off market" for $125,000. The owners then remodeled both homes, and Kim and I represented the owners in the subsequent sale of both. This is the house on the left. It was sold on February 26, 2005 for $299,999. Today on Zillow it is shown with a Zestimate of $415,500. You can see from the Zillow chart above, that the hme was purchased at a below market price in 2004, remodeled and sold in 2005 and continued to improve in value to this date.
