Crash on Coon Creek
2008-06-07 21:38:00 My wife and I went for a bike ride this morning to the Coon Rapids Dam. The trail was littered with branches and leaves from yesterday's high winds. The path was also still damp from the rain where the sun hadn't found it yet. On a tight corner into a bridge over Coon Creek , I made the corner fine but my wife's bike slid out from under her into the rail on one side of the bridge. As she hit the side of the metal bridge, she was thrown across to the other side where her head hit the steel rail hard. Luckily she has made it a habit to wear her helmet as the cushioned the blow. We made sure she was ok and she wanted to continue on. We proceeded onto to the dam which was hosting the annual Carp Festival. Largest carp wins the boat. Walking trail coming to Ironwood
2008-06-07 18:20:00 A recent survey of Ironwood citizens found that more walking trails were a top recreational concern. The City of Ironwood Recreation Committee has presented a proposal for a walking trail system to the City Planning Commission which will hopefully be approved as soon as possible. The trail will run from Riverside Cemetery, hugging the Montreal River as much as possible, out to Norrie Park on the south end of town. Deer trails can be followed in some areas, just brushed and expanded to about 30". The trail won't be blacktopped and motor vehicles will not be allowed to use the trail. The plan is to start the project in the cemetery which will contain a loop that is 1.5 miles long. The second phase would extend the trail from the cemetery to Norrie Park and be 4.5 miles long. Much of that trail will follow along the old railroad beds with a short stretch of sidewalk along Hemlock St. It will go through the Scott St. neighborhood and the Caves area. ... 2008-06-07 01:56:00 As expected, May 2008 was a spotty month for sales (closings). Adding that to the normal slow market at this time of the year and the results make sense. That's not to say the market isn't "off", but it is hard to tell what is happening during a traditionally slow market time. Having said that, the numbers for escrows don't look so bad and they more accurately reflect "sales" that occurred in may, but did not close. (In my case, I didn't have any closings in May, but I had three properties go into escrow.) Now for the numbers: One home sold for the listing price of $390,000. Three lots sold at a total value of $337,000; about 92% of listing price. -- For the first 5 months of 2008, 15 homes sold at an average price of $432,560 (95% of listing price) and 225 days on market. The median price per square foot was $206. There were 19 land sales at an average price of $139,626 and 125 days on market. The median price per acre was $15,600. 2008-06-07 00:46:00 The DOW took a dump today of almost 400 points. Oil was up more than $11 before settling at just under $140/barrel. If you have a 401(k) or an IRA, I suggest you make sure you know where your money is invested. If you have been smart and already made sure your investments are placed in "safe" and diversified investments, then I suggest you just don't look at all! Recent headlines have been concentrated on how much the market has dropped over the last several months. Some places dropping double digits. Many think a 30% drop in housing is the worst that could happen. I submit that a 30% drop in housing was needed and not nearly as bad as it sounds. The DOW dropped 3.13% in one day. On the surface, 3.13% doesn't sound that bad. When you annualize it, the figure becomes a bit more daunting. A 3.13% drop in one day annualized is approximately 48,482%. Fed approves BofA Purchase of Countrywide
2008-06-07 00:41:00 The Federal Reserve has officially approved the purchase of Countrywide by Bank of America. I am not surprised by this event. BofA and Countrywide have been working on this for months. I suspect that this purchase would have never been allowed if the fear of "Bank Failures" in the papers were not looming. The purchase has been approved, but that does not mean by any means that it is complete. I suspect that some serious negotiations are occurring, but I would be surprised if the sale is not completed. The only question now is what is Countrywide really worth? Countrywide is the holder of thousands of foreclosures in California alone. One high profile foreclosure includes that of Ed McMahon. 2008-06-06 03:12:00 At a conference in gorgeous Hamilton Island this morning I asked a packed room of around 400 people a question of opinion. I told them that the morning before I'd take two flights - one with Jetstar and one with Virgin Blue (both Australian domestic airlines). My question to them was which flight did they think I'd had more fun on? Their answer overwhelmingly that they thought I'd had more fun on the Virgin flight. And they were of course right. When I hopped on the Virgin Blue flight I was called by my first name - off to a good start. And then because someone in that company a long time ago gave them permission to have fun and show their personality I got a little comedy routine as well as my flight. Was the Jetstar flight in any way bad or did I get poor service? No (not this time). The flight was fine, but unmemorable in every way. 2008-06-06 02:16:00 I started selling real estate in 1977. Before fax machines, cell phones or office copiers. Our mls office had the tumbling litho with the great smelling purple ink. We took turns going to the mls office to pick up hot sheets and drop off new listing information sheets. The really good agents had polaroid pictures attached to their new listings. I am finishing my EPro course this week. This reminds of taking my real estate exam in Iowa before continuing education was mandated. We had the Yellow Iowa Primer, which you could read it (or not) and take the test. If you passed, you became a real estate agent. I didn't read it, I didn't pass. A week later I read it, took the test and passed. I am very gratefull for my career in real estate. I have learned to adjust and adapt to change. Listings do not sell because of the price, condition of the property, and the agent that you select. Any one or a combination of those factors will keep a property on the market for longer than expected. Here are the questions I would ask my REALTOR? What is the market success rate of lofts downtown? What is the market success rate of lofts in my price range downtown? What is the market success rate of the lofts in my building? Have there been any recent solds in my building? If the success rate is 90-100% then you are in a sellers market. If the success rate is 60-90% then you are in a balanced market. Points lost on a FICO score are as follows: Foreclosure or Deed-in-Lieu of Foreclosure Both of these solutions affect credit the same. Sellers will take a hit of 200 to 300 points, depending on overall condition of credit. This means if a seller's FICO score before foreclosure was 680, it could dip as low as 380. Short Sale The effect of a short sale on a seller's credit report is identical to that of a foreclosure. The ding on credit will show up as a pre-foreclosure in redemption status. Which will result in a loss of 200 to 300 points. This means a short sale with a previous FICO of 720 will see it fall from 520 to 420.
