I have seen a few inquiries from visitors to this blog looking for information on the new homes in the Gamble road area of Richmond Hill . For those who are interested in this area here are a few tidbits of information. The newest larger development in the area is the Tribute Homes ' "Inspiration" development on the North side of Gamble. There is a fairly wide selection of properties available in the area ranging in prices from $469,000 to $869,000 (based on a quick search by map co-ordinates on Jan 31st at 11:24pm). Unfortunately I can not publish specific details about these homes, as they are not my current listings (privacy and advertising laws etc...). Real estate markets in York Region and the Toronto area finished 2006 with a bang. With December, 2006, home sales up be 4.5% in volume, over Dec. 2005, the year ended only 1.1% behind 2005, with a total of 83,084 homes sold through the Toronto Real Estate Board's MLS®. The Average price, in 2006, across the TREB MLS® was $351,941 up from $335,907 in 2005.In Richmond Hill and Aurora the volume of sales decreased slightly, with the exception of the N05 district (Richmond Hill North of Gamble Rd including Oak Ridges and several newer developments like Macleod's Landing, Tribute's "Inspiration, Bond Lake, The Humberlands, etc...) which saw an increase of sales volume by 17.6%. Bill 152 has just been passed, according to a notice from the Toronto Real Estate Board, to ensure that the legal owners of property will not lose their ownership through fraud.This means that you no longer need to worry, as much, about losing your home due to fraudulently registered mortgage, fraudulent home sales, or fake power of attorney documents.All I can say is that it is about time. Since November 2005 we have had to live with the possibility that someone could falsify documents, and register a mortgage on our property, and we, the owner, would be legally responsible for paying the mortgage even if it is proven that we had nothing to do with the mortgage application. Another month has passed and November, 2006, continued to show strong sales volume, if a bit lower than last year.Across the Toronto Real Estate Board's MLS® system there were 6,281 homes sold in November 2006. Which is lower than 2005's 6,646 home but very close to 2004's 6,301 homes sold, for the month of November. There is also a larger number of homes on the market. I am preparing for my own move and adding packing, planning and any required arrangements on top of my clients needs has led to my blog being put on the back burner.So Richmond Hill had another great month in October 2006. The Real Estate markets are still moving strong with the south end of Richmond Hill actually increasing in sales volume over September. The number of available homes for sale in Richmond Hill, Ontario, decrease slightly since September 2006 as is typical of the late fall markets. The Toronto Real Estate Board has posted the October real estate market statistics for homes traded on the Toronto MLS® system. The volume of sales was up from September but only 95.85% of the levels in October 2005. With a total of 8,876 homes sold and an average sale price of $356,423 which is up 4.08% from last year at this time. Currently the number of homes listed on the Toronto MLS® system are up in all districts. Although, in the Central Districts the increase is only by 32 homes, bringing the number to 3,532 available homes. The Central Toronto districts have also gone against the grain on the volume of sales with an increase in home sales totalling 1,317 for October. Octobers real estate statistics were published today. The sales volume was still strong, however it is lower than last year. This is consistent with the slowing of the real estate markets. There seems to be a fair demand for Sale to active listing statistics in Newmarket , Ontario. In September the sales volume in Newmarket did decrease relative to August however the level of competition is still very balanced.88 of the 300 active Newmarket listings sold in September 2006 with the majority of the homes being detached houses.Along with the strong sales volume there were some increases in price over last year, but not as much as some might have hoped for. The average detached home sold for only $5,438 coming up to $387,077. The median home price for detached homes in Newmarket for September was $364,500 which would indicate that there were a few homes that sold significantly higher than the average price range.Semi detached home's, in Newmarket, average sale price was $265,107 which is up from last year's $247,667. Here is some new statistics on the Richmond Hill, Ontario , and Oak Ridges real estate markets.Richmond Hill's three districts have shown that they are moderating but there is still a question about where the home sales are, in terms of the different types of housing. The following charts, based on the information provided by the Toronto Real Estate Board in the Market Watch publication, shows that the majority of available homes and homes sold across Richmond hill are detached homes.In the N03 District almost 40% of the sold homes were detached home, in Central Richmond Hill (N04) that number goes up to more than 60% and detached homes in Oak Ridges and the N05 district accounted for 68% of the sold homes.Some other interesting numbers in the Richmond hill real estate markets are the average sale prices. Richmond Hill, Ontario, covers 3 districts in the Toronto MLS® system. These are N03, N04 and N05. The boundaries of Richmond Hill are Highway 7 in the South, Bloomington Road in the North, Highway 404 to the East and Bathurst Street to the West. The N03 district is everything South of Major Mackenzie Dr., N04 is between Major Mackenzie Dr and Gamble Road and N05 is from Gamble Road to Bloomington Rd. Market Statistics Toronto - September 2006 .Another month has past and sales are still going well. The average sale price is up by 3.2% over last September with 6,622 homes sold in through the Toronto Real Estate Boards MLS® system. Home sales seem to be on their way to nearly matching last 2005?s final home sales number of 84,145. However, this is mostly due to large sales numbers early in the year. September saw a reduction in home sales volume be around 10%, still the third best September according to the Toronto Real Estate Board.There were 15,326 new listings in September bringing the inventory levels to 26,363 homes listed on the Toronto MLS®. This number is up 2,332 homes over August 2006. Which means that about 6,372 homes either expired, terminated or were suspended. Ontario Real Estate Fraud Legislation Proposed

The Ontario Provincial Government has announced that it plans to introduce a new law to protect home owners from real estate fraud. For the last year, real estate fraud has been a hot topic as currently home owners can have their title fraudulently stolen and have money borrowed by the fraudulent owner. If this happens the mortgage is still seen as a valid mortgage and the real home owner can be held responsible for the fraudulent mortgage. Title insurance will protect against real estate fraud for the most part but there are some that speculate that, if the laws were not changed, the insurance companies might be able to claim that since the mortgage was legal then it is not something that should be covered by insurance.The new law would ensure that home owners that fall victim to real estate fraud would get their homes back free of any fraudulent debts, liens or encumbrances. ?It is expected that the new legislation will be introduced this fall.? September has come, kids are back to school and the August Real Estate Statistics are in. August, 2006, has some mixed messages for us, as there was an increase in the average sale price of 4.6% over August in 2005 and a decrease in sales volume by almost 7%. The total number of homes sold through the Toronto Real Estate Board?s MLS system was 6,796 down from 7,498 in August 2005. This still represents a large number of homes sold but does show that home prices cannot continue to increase significantly without the potential for creating a bubble market. The Average home sale price across the GTA was $338,192 up from $323,255 in August 2005. My personal opinion on this number is that, even thought the average sale price increased by 4.6% when looking at the specific types of houses, the home values have increased only slightly. Real estate Sales Statistics for July 2006 in the GTA

Resale home statistics for July 2006 have been published for the Toronto Real Estate Board.  At first glance the markets are doing very well, with 7082 sales in July with and average sale price of $342,034.  This represents a slight dip in sales relative to last year in July and an increase in average sale price of $16,000 from July 2005.There are some interesting points of interest in the breakdowns or the sale though, especially in the North districts.  There are a number of districts where the ratio of the sales to active listings has dropped significantly.  Oak Ridges had 251 listed detached homes and only 35 detached sales.  This represents a 13.9% ratio of sales to listings or a 7 .2 month supply of detached home in the N05 district.  There are several areas that are experiencing sub 20% sales to listing ratios.  So what does this mean to the average consumer?  It is said that if the Sale s to Listi...

Official Real Estate Home Sales Statistics for the Toronto M

The official sales numbers are in for the Toronto MLS system in the month of June 2006.  There were officially 8,730 homes and condos sold through the Toronto MLS system in June 2006.  This brings the year to date sales numbers up to 46,575 homes sold through the Toronto MLS system.  The difference between the preliminary numbers and the official numbers could be due to some rentals being listed as ?for sale? in stead of ?for lease?, or duplicate listings and or commercial or business listings that are listed as having a bedroom.The Toronto Real Estate Board has also just changed to systems that they use for tracking these statistics which may cause some ?minor discrepancies?.  The average sale price of homes in June 2006 was $358,035 up from June 2005 which was $345,065As a side note as of April 2006 there are now just short of 24,000 members of the Toronto Real Estate Board which is around 3000 more agents that in April 2005.

Searched term- ?back out real estate purchase Ontario?.  This is the latest search term that brought someone to my blog.  I have never covered backing out of a purchase before, so I might as well give you a brief overview.  In general you do not want to go through this unless there are extreme circumstances where you feel the seller has misrepresented the home or that the home has been damaged since you purchased the home and the seller is not willing to fix the damage.When I say backing out of a purchase I am talking about after all of the conditions to your purchase agreement have been removed and you decide not to go through with the purchase.  After this point you do not have any legal right to cancel the agreement without consent from all parties in writing.  The exceptions would be if the house burnt down (or was significantly damaged and left unfixed by the closing date) and is therefore not the product that you agreed to purc...

Another You Asked For It!  Search Term ?Ontario Canada illegal real estate referral commissions?It has been common practice in the past For Realtors to offer referral fees to anyone who is responsible for sending a client to them that ends up buying or selling a property.  This is know a bird dog fee and in Ontario is completely illegal except when the person referring the client is also a Realtor registered in Ontario.  In the past it was only the Realtor giving out the referral commission that had any repercussions if they were caught. This is no longer the case. With the Passing of the ?Real Estate Business Broker Act 2002?
