Many times agent wonder where to get leads on listings. With Commercial properties it can be even more difficult. I have an interesting place to for you to start. Attend your local planning commission meetings. All developers who plan a project need to get their project approved on a township or county level. You may no walk out of a meeting with a listing but you may very well get the jump on your competitors and have the opportunity to meet some key people. Make a point of introducing yourself to the project manager and show your support for the project. It may take a while for you to get a listing out of your attendance but you will win in the long run I guarantee. Keep in mind lots of people attend these meetings including neighbors. Best of all you get to stay on top of what's happening in your part of the country. By the way this works great for residential subdivisions and condo projects as well.

After 21 years in this business I have seen a lot of changes and one thing that I always tried to do is get a potential buyer to give me a call. My success rate jumps dramatically when I have a chance to talk to a buyer on the phone or in person, Often times I see a flyer in an information box and it is a copy of the professional report which is supposed to be reserved for professionals. It contains all the pertinent information on a listing including room sizes, square footages, etc. I ask myself why would a buyer call this agent? It would have to be to see the inside..right? Usually that is the only reason left to call. In a sellers market that can be enough but not now. When I design a flyer I make certain that I represent the information accurately but leave a reason for the buyer to call me. My market area is a part of the watershed which is included in the Chesapeake Bay initiative. Municipalities in six states are co-operating in pollutant reduction and water clean-up efforts. Factory waste, farm run off and treated sewage discharge into the rivers that are tributaries to the Chesapeake Bay. Many communities along these rivers also take their drinking water out of those same rivers. It is a disturbing fact. "We all live downstream from some other Community". We should give a little more thought to what we are pouring down our drains or spraying on our lawns.
