2008-06-07 09:34:00 Mortgage Interest Rates Mortgage Rate Trends Rates on 15 and 30 Year Fixed loans were pretty much stable this week. Rates on 5 and 1 year ARMs both fell. With 1 Year ARMs falling from 5.22 to 5.06. This is the lowest 1 Year Arms have been since early March. Its a little wierd considering banks are losing a lot of money on ARMs from people going into foreclosure when their ARMs reset. So one would think that banks would be discouraging people from getting 5 and 1 year ARMs. But instead with a full point difference between 30 Year Fixed and One Year Arms they are doing exactly the opposite. Most of that inventory has been sold, and check out the closing prices for Highland Park between April and May, almost $50,000 lower. Riverwoods and Northbrook had sales price drop around $75,000 from April to May, and Lincolnshire around $40,000 decrease. While Deerfield remained steady with a median close price of $675K, but prices were hard won with an increase of almost an additional month of market time. Also look at under contract, prices seem to be falling for Deerfield, Riverwoods, and Lincolshire, while Northbrook and Highland Park seem to be increasing. What does all this mean? Tested the Palm Infrared Keyboard with the Treo 755p
2008-06-06 18:38:00 I just got an email from an agent who was shopping for the Infrared Keyboard I use and cover in my classes. She went into a Best Buy to pick one up and was told they do not have a IR keyboard that works with her Treo 755p. It so happens I have Treo 755p here in my pile and the Palm model number 3196ww IR keyboard. After loading the software into the 755 all the functions work correctly. In my opinon, I think somebody is attempting to market their new $99 Bluetooth keyboard to make current owners of the 3196ww upgrade. Also new buyers spend $30 more to get the Bluetooth when the IR not only is cheaper but I need to check on one fact. The phone manufactors state the phone will only work with one Bluetooth device at a time. So if you are entering information with your keyboard and on the phone using Bluetooth one of them isn't going to work, (I think). The Cost of Deferring Repairs
2008-05-31 18:34:00 We all defer some maintenance on our houses -- I have a small hole where a gutter nail has pulled out of the wall several years ago, when our apple tree fell over and brushed the corner of the house. I knew about it and we just haven't gotten around to it. Sure enough, during the gully-washer of a storm, the gutters were full of debris and the ceiling in my home-office developed a leak. It would have been cheaper to just fix the blasted hole when we first found out about it -- now we have to fix the ceiling as well. But keeping up with the maintenance of a house can be a daunting task. It's not the money, as fixing this particular problem is more aggravation and time-consuming than expensive. What strikes me about this property is that the seller had a plan that didn't start yesterday -- she started 2 years ago. She's owned the property for a while and has been smart about using some of the equity that she's built up -- she has used it to upgrade and maintain the property. The house was built in 1985, so one of the first things she did was put on a new roof and add gutter guards to the gutters. She did the bigger things first and the more cosmetic things as she got closer to being ready to sell. Did a little maintenance on the sump pump, replaced the kitchen floor, updated the bathrooms and so forth early on. Just before going on the market, she put in new carpeting and painted.
