Too Much Inventory - May Numbers
2008-06-11 13:44:00 There's a constant refrain here. And, I know I sound like a record stuck in a groove. But May numbers continue to reinforce that we've still got too much inventory. Culpeper County shows we're only eight units off where we were last year at this time. The good news is that sales jumped substantially this month. And, I'm not using month over month comparisons, but year over year. Both new contracts and closed sales took a big jump. But that pace is going to need to continue for months in order to start to see the reduction in inventory we need in order to stabilize prices. In Fauquier County last year at this point in time we hit our highest number ever for inventory. Unlike Culpeper, we've come down substantially. A year ago there were 867 homes for sale and now it's only 764. The contracts written and the sales closed are both also up, if not quite as much as in Culpeper. Saw this article today from Florida Association of Realtors and the South Florida Sun-Sentinel about the number of dirty pools in Florida due to foreclosures and it struck home. From what I've seen it is not just foreclosures that end up with that as an issue. As you know if you read this blog at all, we now do a large number of short sales and distressed properties and it seems like the VERY first thing to go when homeowners are cutting back and considering having to short sell is....the pool guy!! :-) And a lot of the property management companies that banks use to sell their REO property may have the lawn mowed but never hire pool care. The OTHER thing I have learned is that, particularly down here in Paradise, you stop putting chemicals in the pool and even if you run the pump night and day it will be green in about a week to ten days. But it seems, some of our builders are catching on to the national trend of building green. At a lunch meeting today, the featured speaker was Howard Feldman, a local builder representing the areas Home Builders Associations' "Green Committee". He educated many of us on just what makes a home green and what we can do to help make existing homes greener. There are several homes on HHI that are certified "Green Homes" and it is interesting just how energy efficient they are. Of course, there is also the HGTV in the Traditions development in Jasper County, right next door. Hilton Head Island is one of natures most beautiful creations. 2008-06-10 05:07:00 Well, Family of Christ Blue gave us a run for the money. They started with 3 runs in the first and shut us out. After 3 we had come back to have a 7-3 lead, thanks to Pete's unassisted double play. The hit was between him and Steve, Pete fielded the ball, tagged the runner, then sprinted and dove into first glove first for the force! You should see that one on sports center tonight. We fell behing 8-7 and trailed 14-11 going into the bottom of the 6th. Nothing fancy but we hit and ran station to station and scored 10 runs. I have termed this a "Constance inning!", any time we score more than 7 runs in an inning. Jim and Scott each had a triple for our big hits on the night. Over all not our best performance but, we never gave up and kept fighting for another win. Half way through the season we are 6-0 and looking good.
