In our fourth article on real estate valuation, we'll explore depreciation.  Sometimes we wonder why a neighboring property easily sells for one price, and another close by property has a difficult time selling, and when it does, sells for much less.  The answer may lie in depreciation. Depreciation is the difference between the value of the existing improvements and the cost of replacing the improvements.  Depreciation represents a loss in value due to age, neglect, undesirable features within the property, or negative influences from without. The land value plus the replacement costs of its buildings is usually the maximum a property can be worth.  In other words, who would pay more for something than it would cost to replace it? There are 3 forms of depreciation: 1.  Physical Deterioration.2.  Functional Obsolescence.3.  Economic Obsolescence.
