Mortgage Financing: Mini Series - Part 5
2007-03-08 08:59:01 Mortgage Financing : Mini Series - Part 5 In Mortgage Financing: Mini Series - Part 1, we looked at Credit Bureaus. In Mortgage Financing: Mini Series - Par 2, we looked at Mortgage Terminology. In Mortgage Financing: Mini Series - Part 3, we explored Pre-Payment options the benefit of reducing your Mortgage burden quicker. In Mortgage Financing: Mini Series - Part 4 dealt with Pay Off Faster Strategies. Part 5 will wrap up this Mortgage Financing: Mini Series with a look at Home Equity and at some general questions you may have about mortgages. Home Equity Home Equity Lines of Credit have become a major source of lending for banks. A Home Equity Line of Credit is essentially a secure line of credit using your home as collateral. It is generally possible to access up to about 90% of your home’s appraised value as a line of credit. Therefore, if you have a home that has already been paid off, and is worth, for example $300,000, you can conceivably access about $270,000 of credit... More About: Mortgage

Vote For Radu
2007-02-28 08:52:05 Vote For Radu No, I am not running for public office of any kind. This Vote for Radu campaign is just a cheesy marketing ploy to drive some more traffic to my website. I have joined a blog list called, conveniently enough, Blog Top List. Aside from the other blog lists that just rank your website by the amount of visitors you get, Blog Top List goes a step further and takes into consideration how many people / visitors vote for a website. Therefore, visitors to my blog as well as other blogs on Blog Top List have the option of voting for the site in question and this will help the web site move up in the Blog Top List. So, aside from just general traffic, the more votes a site gets, the better it will do in the ranking. So, if you find my website useful or you just enjoy stopping by, I urge you to Vote For Me . It?s Gon? Rain - Blaccuweather Forecast
2007-02-28 08:52:05 It’s Gon’ Rain - Blaccuweather Fore cast Well, It seems today’s weather calls for “Lil Snow Flurries!” in Toronto according to Blaccuweather-Man Ollie Williams, Channel 5 weatherman from the hit TV Show Family Guy. This fun website, Blaccuweather.com, has been started as a Fan Website for the Family Guy show. It is not affiliated with Family Guy or Fox TV. It was built simply by a fan of the show, using real-time weather data from Yahoo! Weather . And, according to the weather forecast, you get a Quick Snippet of Brilliance from Ollie Williams. “It’s Gon’ Rain”, “It’s Rainin’ Sideways”, etc. You can also search the website and get local forecasts either using Local US ZIP codes, or going by International Codes. For example, listed below are some major Canadian cities and their direct links to the Blaccuweather forecast. Mortgage Financing: Mini Series - Part 4
2007-02-28 08:52:05 Mortgage Financing : Mini Series - Part 4 In Mortgage Financing: Mini Series - Part 1, we looked at Credit Bureaus. In Mortgage Financing: Mini Series - Par 2, we looked at Mortgage Terminology. In Mortgage Financing: Mini Series - Part 3, we explored Pre-Payment options the benefit of reducing your Mortgage burden quicker. Part 4 will deal with Pay Off Faster Strategies. Mortgage Pay Off Faster Strategies As the name implies, these strategies are aimed at paying off your mortgage faster. Although amortization is always based on 25 years, it is very beneficial to pay off a mortgage faster. For one thing, paying off your mortgage means you literally own your home or property quicker and thus are no longer liable to the bank. If you are able to lock-in a good interest rate, it is also better if you pay your mortgage off faster since you are taking advantage of a good rate and you will not be forced to renew at a less favourable rate. And, of course you can save thousands of dollars in ... More About: Mortgage
bla.st your website
2007-02-28 08:52:05 bla.st your website I’ve recently come across a new website called bla.st thanks in part to a recent article by John Chow. bla.st is a new website similar to the Million Dollar Home Page where anyone can upload a “card” and link it to their website. You can upload your very own card for free or you can pay a per day fee and have your card better positioned in the list of cards. Say for example that you want your card on the top / main page, as of this writing, it only costs $0.02 / day to get it there. However, there are many people who are paying that. So, for a little more money, say $0.10 / day, your card will shoot up in the ranks. The highest paid position is displayed at the very top and the website lets you know what it costs to get there. Today’s top position cost $3.60 / day and it went to Alex Shalman Dot Com. Here is a look at what my card looks like. Once the paypal payment goes through, I hope to hit the main page! Mortgage Financing: Mini Series - Part 3
2007-02-24 20:49:01 Mortgage Financing : Mini Series - Part 3 In Mortgage Financing: Mini Series - Part 1, we looked at Credit Bureaus. In Mortgage Financing: Mini Series - Par 2, we looked at Mortgage Terminology. Part 3 will deal with Pre-Payment options and is the first part of reducing your Mortgage burden quicker. Part 4 will deal with Pay Off Faster Strategies. Pre-Payment Conventional repayment of a mortgage involves the repayment of P&I (Principal & Interest). At the beginning of the repayment schedule, most of the payment goes towards the interest portion. As your mortgage repayment evolves, more and more of the amount will eventually go towards the principal. When you prepay according to set guidelines, your extra payments will be able to go towards the principal directly, thus skipping many normal payments, and saving you potentially thousands of dollars in interest down the road. Pre-Payment Options Increasing the frequency of payments: By increasing the frequency of payments, yo... More About: Mortgage
Canadian International Auto Show 2007 (Toronto)
2007-02-23 08:48:01 Canadian Inter national Auto Show 2007 (Toronto) A quick blurb about going-ons in Toronto. The 2007 Canadian International Auto Show kicked off Friday. The CIAS is North America’s largest internationally sanctioned Auto Show covering 850,000 sq. ft. of convention space featuring over 1,000 new cars and over 150 exhibitors. Alongside Detroit, Chicago and New York, the Toronto CIAS is one of only 4 internationally sanctioned Auto Shows in North America. This year, I had the opportunity to visit the show on Thursday evening Feb. 15th for the Auto Show VIP Night. I’ve taken some pictures and just wanted to share them with everyone. For those thinking of going this year, the show runs from February 16th - 25th, 2007 and tickets are $20 for adults at the door or $18 online. You can also get discount tickets for $15 if you go anytime from Monday - Thursday. For more information, contact: Radu Medan Sales Representative Coldwell Banker Case Realty, Brokerage 4... Mortgage Financing: Mini Series - Part 1
2007-02-23 08:48:01 Mortgage Financing : Mini Series - Part 1 Credit Bureaus Love it or hate it, the Canadian financial system, as well as most of the First World’s works on credit. Banks lend to customers and business, to each other, to governments, etc. Governments lend to banks, to businesses and to other governments. In fact, everyone lends money to everyone else. The deposits you make at a bank are in turn lent to others for which you are paid interest. It is impossible for the economy to work without credit (or lending). A large part of the credit / lending systems is made up of home mortgages. For most people, it is impossible to buy a home without a mortgage. Not many of us have $200,000 - $400,000 lying around in the bank in order to buy a home using cash. We therefore go to the bank in order to get approved for a mortgage. However, in order to get a mortgage, the bank will first check our credit rating to see whether we qualify for a mortgage. So, what is a Credit Rating? And what are C... More About: Mortgage
Mortgage Financing: Mini Series - Part 2
2007-02-23 08:48:01 Mortgage Financing : Mini Series - Part 2 In Part 1 of Mortgage Financing, we looked at Credit Bureaus and what they are. Part 2 of Mortgage Financing: Mini Series will deal with some Mortgage Terminology. Mortgage Terminology Agreement of Purchase and Sale: Sometimes referred to as an Offer to Purchase, this is essentially the contract between Buyer & Seller that sets out the agreed upon price of the purchase / sale of the home as well as the conditions of the sale. Mortgage Lenders need a copy of this document in order to provide a final mortgage. This document assures them precisely the amount of money they will lend to a buyer. Amortization Period: This is the length of time over which the loan is to be repaid. In Canada, for a typical new mortgage, it is 25 years. Appraised Value: This is an estimate of the market value of a property. In some cases, Mortgage Lenders will send an appraiser to evaluate the price of the property in order for them to lend the mortgage. It is... More About: Mortgage
New Widget: Meebo - Chat Live with Radu
2007-02-23 08:48:01 New Widget : Meebo - Chat Live with Radu Well, I recently came across a nifty little widget called Meebo Me that allows live chatting between two or more people. It is like any Instant Messaging (IM) software except you can embed it in your website. The widget, located on the left hand side just under my Menu Options, allows anyone to Chat Live with Radu as long as I am online. So feel free to send me a quick blurb or IM asking questions about Toronto Real Estate or any other topic. Perhaps just pop-in and say hello. Send a Rant. Write a complain. Anything goes as long as I am online and available to chat. I urge all bloggers to give this widget a try. You can easily add it to any blog platform as it is a simple Embedded Flash application. Once you install it, you just have to login to Meebo and chat with your visitors. Furthermore, inside Meebo, you can chat on any IM platform you like. This is a neat app for anyone who wants more contact with their visitors. There are of course a ... More About: With , Hat

5 Tricks to Selling Your Home
2007-02-15 14:46:04 5 Tricks to Selling Your Home Great Article found on Bankrate.Com that I wanted to share. These are 5 Tricks to Selling Your Home. Often times, people don’t realize that selling your home requires a bit of planning and a “clean sweep” of sorts. De-cluttering your home and getting it ready for sale is often the most important and easiest thing home sellers can do to help them sell it faster and for a better price. Here are 5 Great Tricks to Selling Your Home: Declutter: Clear out furniture not needed and put it in storage or give it to charity. Air Freshen: Nobody likes the smell of pet odours or the smell of smoke. No stale cooking smells or any other noticeable odours. And forget “fresh baking” scents or scented candles. A proper airing of the house with a good scrub and replacement of carpets (if needed) is the way to go Preventative Maintenance: Make any necessary repairs and required work before your potential buyer moves in. A Move In Ready home... More About: Rick
GTA Resale Values up 290% in 25 years
2007-02-15 14:46:04 GTA Resale Value s up 290% in 25 years A recent Re/Max study evaluating the Canadian Resale Real Estate market has remarked that, over the last 25 years, the Greater Toronto Area has seen resale home values grow by 290%. Or, an average of 11.6% / year. Therefore, an average price of a home in 1981 in Toronto would have been $90,203.00. That same home today would have an average price of $351,941.00. However, since values grow by compound interest, but a small compound rate of return of 5.6% / year was necessary to achieve this growth in value. Other cities noted were Vancouver, 242% increase over 25 years, Calgary, 227%, Winnipeg 189%, Montreal 292%, etc. The largest increase in property value was experienced in Barrie, with an increase of 372% over 25 years. Listing or Buying - What comes First?
2007-02-07 02:42:02 Listing or Buying - What comes First? Right now, much of Canada is in a red-hot real estate market, and we’re seeing the characteristic patterns that go with it. The inventory of attractive listings in many markets is lower than we’ve seen in some time. Buyers are aggressively going after properties, sometimes paying record prices for the few attractive, well priced homes on the market. This kind of hot market is good news for the seller, while buyers often find their choices are limited. Homeowners who want to sell their existing home and buy a new one are asking what they should do first in a hot real estate market. Unfortunately, there’s no one right answer to that question. However, while each situation is different, there are some common factors to consider that may help you make the right decision. When demand is higher than the supply of housing, the resulting seller’s market often brings buyers who are quick to make an offer when they see something th... More About: Hat , List , Listing

First Time Home Buyers Guide - Part 4
2007-02-04 20:37:04 First Time Home Buyer s Guide - Part 4 Part 4 of my 5 Part Series deals with Finding the Right Home. It is often difficult, especially for First Time Buyers, to decide on what type of home best suits them. At times, Wants are considered before Needs and so on. This section will hopefully help you decide on what is best for you. Step 3: Choosing the right home Owning a home is more than just a financial commitment. It’s also an opportunity to create an environment of comfort and enjoyment that matches the way you like to live. Matching each buyer’s lifestyle to the type of home is very important. a. House vs Condominium HOUSE Pros You have more freedom to renovate or upgrade your home as you wish You only pay for the amenities and utilities that you use, instead of a lump-sum condominium fee that may include services or features you do not want or need Cons You are solely responsible for all of the upkeep, repairs and maintenance Expenses may vary by month, making ...

£170,000 for a Closet? - Well, Almost
2007-02-04 20:37:04 £170,000 for a Close t - Well , Almost A recent BBC NEWS article reported on what is possibly the smallest property to ever go on sale in the UK. At 11ft x 7ft, its total surface area is roughly 77 sq. ft. With the exchange rate at $2.34 CAD for £1.00, the price of this apartment (if one could call it that), is an astonishing $397,800 CAD. This comes out to about $5,166 / sq. ft. The property is located in the posh area of London known as Chelsea, and Kensington where average property prices hover around £1,145,791 (roughly $2,681,150 CAD). However, more astonishing than the price is the minuscule size of the property, only 77 sq. ft. Toronto has some small dwellings, particularly the bachelor apartments that are in the 400 sq. ft. range. However, none are quite this small. As you can see in the video, it is quite a dreary space. Plus, you would need an estimated £30,000 ($70,200 CAD) in repairs to make it inhabitable. More About: Most , Closet

Step 4: Buying the Home (Offers & Closing) Once the home search has begun, and properties have been eliminated, it is time to narrow the focus and ?Get Serious?. This is the exciting stage, the one most frought with emotions and quite possibly the most stressful stage as well - Home Buying. a. Making the Offer After possibly months of searching, visiting properties and attending open houses, you have finally found the perfect home. It fits well within both your lifestyle and budget. Who knows, it may even have a white picket fence. You instruct your Real Estate Agent to draft the offer and present. After possibly quite a lot of jostling and back and forth offers, both you and the seller agree on a price and tentative conditions. The next step is the removal and satisfa... 1, 2, 3, 4 |
