The CIAS is North America’s largest internationally sanctioned Auto Show covering 850,000 sq. ft. of convention space featuring over 1,000 new cars and over 150 exhibitors. Alongside Detroit, Chicago and New York, the Toronto CIAS is one of only 4 internationally sanctioned Auto Shows in North America. This year, I had the opportunity to visit the show on Thursday evening Feb. 15th for the Auto Show VIP Night. I’ve taken some pictures and just wanted to share them with everyone. GTA Resale Values up 290% in 25 years
2007-02-15 14:46:04 GTA Resale Value s up 290% in 25 years A recent Re/Max study evaluating the Canadian Resale Real Estate market has remarked that, over the last 25 years, the Greater Toronto Area has seen resale home values grow by 290%. Or, an average of 11.6% / year. Therefore, an average price of a home in 1981 in Toronto would have been $90,203.00. That same home today would have an average price of $351,941.00. However, since values grow by compound interest, but a small compound rate of return of 5.6% / year was necessary to achieve this growth in value. Other cities noted were Vancouver, 242% increase over 25 years, Calgary, 227%, Winnipeg 189%, Montreal 292%, etc. The largest increase in property value was experienced in Barrie, with an increase of 372% over 25 years. At 11ft x 7ft, its total surface area is roughly 77 sq. ft. With the exchange rate at $2.34 CAD for £1.00, the price of this apartment (if one could call it that), is an astonishing $397,800 CAD. This comes out to about $5,166 / sq. ft. The property is located in the posh area of London known as Chelsea, and Kensington where average property prices hover around £1,145,791 (roughly $2,681,150 CAD). However, more astonishing than the price is the minuscule size of the property, only 77 sq. ft. Toronto has some small dwellings, particularly the bachelor apartments that are in the 400 sq. ft. range. However, none are quite this small. As you can see in the video, it is quite a dreary space. TREB president Dorothy Mason highlighted the strong December results as the driving force between the new year sales growth: ?The strong activity we saw in December has carried through into the new year,? Mrs. Mason said. ?Though these are very preliminary results, it is definitely an encouraging sign for the market to be so active this time of year.? According to TREB, the Toronto Downtown East neighbourhood (C08), saw an increase in sales of about 32% over mid-January results from last year. The neighbourhood is benefiting from increased exposure and renewed interest in the East End, particularly King St, Adelaide & Queen east. Overall, prices remained steady and active listings increased slightly to 17,283 compared to 16,517 one year ago. According to the two interior designers cited, Lynn Spence and Ramsin Khachi (of Khachi Interiors), ?Bland Builders? Beige? is out. Softer brown tones and light grey are in. The designers also mention that ceilings should be used as a blank canvas and to stay away from stucco (stipple) ceilings. Instead, home owners should aim for flat ceilings so that designers can work with them.
