Toronto Real Estate up 6% Mid-January
2007-02-04 20:37:04
Toronto Real Estate up 6% Mid-January Toronto Real Estate up 6% in terms of volume as of January 18th, 2007, TREB announced. TREB president Dorothy Mason highlighted the strong December results as the driving force between the new year sales growth: ?The strong activity we saw in December has carried through into the new year,? Mrs. Mason said. ?Though these are very preliminary results, it is definitely an encouraging sign for the market to be so active this time of year.? According to TREB, the Toronto Downtown East neighbourhood (C08), saw an increase in sales of about 32% over mid-January results from last year. The neighbourhood is benefiting from increased exposure and renewed interest in the East End, particularly King St, Adelaide & Queen east. Overall, prices remained steady and active listings increased slightly to 17,283 compared to 16,517 one year ago. This should bode well for both Buyers and Sellers as more inventory means greater options. For more information, co...

Bland Beige Anyone? ? New Décor Trends
2007-02-04 20:37:04
Bland Beige Anyone ? ? New Décor Trends A recent Toronto Start article touches on some of the recent décor trends emerging in the new homes market. According to the two interior designers cited, Lynn Spence and Ramsin Khachi (of Khachi Interiors), ?Bland Builders? Beige? is out. Softer brown tones and light grey are in. The designers also mention that ceilings should be used as a blank canvas and to stay away from stucco (stipple) ceilings. Instead, home owners should aim for flat ceilings so that designers can work with them. In terms of trim colour, stark white needs to go, instead to be replaced by creamy tones. “People spend a lot of money replacing the trim colour,” Spence says. “Do it in softer, warmer whites and the buyer will be much happier.” Another important consideration according to the article deals with the choice of wood. Natural looking oak floors should be avoided as it is difficult to design / decorate around the colour. Darker wood floors a...

Location, Location, Location ? First Time Buyers Beware
2007-02-04 20:37:04
Location, Location, Location ? First Time Buyer s Beware If ever there was an adage more important and imperative in real estate it is this: Location, Location, Location. No matter what size property you purchase or what the cost is, the most important consideration should always be the Location of the property. A recent Blog article at Career Ramblings by condo buyer Jane outlines some of the pitfalls of making a bad Location choice. As a resident in South California, Jane gave herself a 3 year timeframe for which to live in the property, and, rather than rent, she decided it would be a wise idea to buy a property. Jane bought a 2 Bed 2 Bath condo (+Loft/Den) in a ?not so great part of town? in order to be able to afford the apartment. She elected to stay out of the downtown core due to the lack of parking. This is the first pitfall that many first time buyers fall into ? buying a property in a not so great part of town due to its affordability. Although at times it may be a wise in...

2007-02-04 20:37:04
Brad J. Lamb ? Inter view with Big City Broker Torontoist recently interviewed Big City Broker Brad J. Lamb for their Tall Poppy Interview series. In it, Torontoist contributor David Topping explores the many sides of Brad J. Lamb of Brad J. Lamb Realty as well as his upcoming Television debut in the HGTV series Big City Broker. Love him or hate him, Brad J. Lamb is quite possibly Toronto’s preeminent real estate broker. Having sold more than $2 Billion dollars worth of real estate since 1988 (a staggering 8,500 condos), no one has yet to match his level of success. Aside from selling condos, Lamb is also involved in a multitude of new condo developments both as broker and as co-developer. The article also explores the unique branding that is Brad J. Lamb. The ubiquitous ?This Lamb Sells Condos? ads are a staple of the downtown core. Found on trash boxes and bus benches as well as outdoor advertising, Brad J. Lamb has been able to capitalize on a self effacing marketing scheme ...

Condo popularity is growing in Canada
2007-02-04 20:37:04
Condo popularity is growing in Canada According to an Ipsos Reid poll conducted within the past year for TD Bank, more and more urban Canadian homebuyers are choosing Condominiums as their place of residence. The survey polled prospective homebuyers between 25 and 59 years of age now living in Canada ’s major cities — Toronto , Vancouver , Montreal , Calgary and Ottawa ? and found that 35% of those polled in these top cities are likely to consider purchasing a condominium as their primary residence. With more than a third of all survey respondents willing to consider buying a condominium, the group represents people from all walks of life. First time homebuyers and young professionals are attracted to condominiums, including a growing segment of the home buying public ? single, professional females. Older couples who are empty nesters or are approaching retirement and want the flexibility to travel extensively are also prime candidates for the condo market. When asked th...

Appreciation strong in Canadian housing market
2007-02-04 20:37:04
Appreciation strong in Cana dian housing market As the New Year gets underway, the great ?bull’ housing market we’ve been enjoying for the past 10 years is starting to show signs of slowing its record-breaking pace. While some markets, particularly in Western Canada , are staying strong and are expected to continue throughout 2007, Canadian real estate overall is expected to experience a ?soft landing’ back to a more normal market. However, although the market is beginning to moderate in terms of the number of homes sold, appreciation still remains strong on a national basis and it is expected to do so throughout 2007. In fact, the Canadian Real Estate Association (CREA) has predicted that resale housing values, while no longer reaching the double-digit mark of recent years, should still continue to increase in 2007 by an estimated 6% nationally. In local markets where your appreciation rate may be similar to the 6% increase being forecast nationally, that means the...

The rising importance of specialized Home Inspectors
2007-02-04 20:37:04
For most Canadians, buying a home is the single largest investment they’ll ever make and it’s become increasingly true in recent years of record home prices. As a homebuyer, you’ll want to ensure you get good value for your investment, and that’s why professional home inspections are becoming an integral part of the buying process. In fact, the field is now becoming more specialized and some buyers are even using the services of more than one type of inspector to review a property before committing to the purchase. (more…)

Making a business out of property ?flipping?
2007-02-04 20:37:04
Anyone who owns a television set can’t have helped but see the recent ?bumper crop’ of programs about people who buy properties, fix them up and quickly resell them at a profit. If you’re the handy type or if you have an entrepreneurial spirit, the idea of ?flipping’ a property for a fast return on your investment probably has some appeal. However, you may also be wondering how this scenario might work for the Canadian real estate market. (more…)

Know your neighbours before you buy
2007-02-04 20:37:04
Having great neighbours is one the more pleasant aspects of home ownership, and it’s something that many of us simply take for granted. However, there are few things that can spoil the enjoyment of your home more than realizing that you’re in the wrong neighbourhood, or worse still, living right next door to an intrusive or disruptive individual. What can you do about it? Well, if you wait until after you buy, the short answer is there’s very little that you can do at that stage of the game aside from keeping a low profile and developing a thick skin. The time to check out your neighbourhood ? and neighbours ? is before you buy. The first and perhaps best source of information is Radu Medan. He can give you an overview of the area, show you where the major amenities are located, and can also tell you about the neighbourhood character, including some of the major events that take place in the community. Just as importantly, your Coldwell Banker representative is a v...

No Slowdown in December > Toronto Market Still Hot
2007-02-04 20:37:04
No Slowdown in December > Toronto Market Stil l Hot The Toronto Real Estate Board (TREB) announced yesterday the Resale Housing Sales figures for December 2006 grew by 4% over same month sales in December 2005. This helped bring the 2006 year end results to within 1.2% of the record setting 2005 Sales Year. According to TREB president Dorothy Mason, December’s results shows consumer confidence in the Toronto Housing market is still very strong. ?All year long the market has remained very stable,? Mrs. Mason said. ?December?s strong showing gives consumers even more confidence that there is a solid foundation in place as we begin the new year.? Furthermore, Ms. Mason’s position is that mortgage rates remaining favourable, as well as strong job growth will continue to have a positive effect in the upcoming year. ?Households remained confident in their ability to purchase a home last year,? said Mr. Mercer. ?Furthermore, steady job growth in a number of different sectors an...

Bank rates unchanged - Jan 16 2007
2007-02-04 20:37:04
Bank rates unchanged - Jan 16 2007 The Bank of Canada announced today it will keep its overnight lending rate unchanged at 4.25%. The overnight rate is the key lending rate for the central bank and affects a broad range of sectors in the national economy. In Real Estate terms, the key rate announcement is generally proceeded by either a decrease or increase (if not a continuation) of mortgage rates offered by the leading financial institutions and banks. This latest announcement ensures that, at least for the short term, mortgage rates will stay relative and no increase is foreseen. According to the Bank of Canada, 2006 has seen inflation fall within expected parameters and forecasts for 2007 show an economic increase of about 2.5% for the first half of the year. ?There are signs that a significant amount of the adjustment in the U.S. housing and automotive sectors has already taken place and that the inventory correction in Canada is well advanced.? Furthermore, this announcement...

Major market home prices will continue to rise in 2007
2007-02-04 20:37:04
Major market home prices will continue to rise in 2007 Canada ’s housing market continues to soar, as sales near record-breaking levels and home prices soar in markets throughout the country. In 2006, sales of existing homes in major markets reached the second highest annual level on record, according to statistics released by The Canadian Real Estate Association (CREA). Annual MLS® sales in Canada ’s major markets totaled 336,271 units in 2006, just 242 fewer than the record set in 2005. On the local level, a number of Canada ’s major markets set new annual sales records in 2006, including Calgary , Edmonton , Saskatoon , Winnipeg , Sudbury , and Ottawa . The year finished strongly, with an increase in national sales in the fourth quarter resulting largely from a surge in activity in Calgary and Toronto . New quarterly records for sales activity were set in Edmonton , Saskatoon , Sudbury and London. There’s also good news for buyers. The inventory of homes f...
