Is Civic Center Ready for Residents? Seattle Times columnist Nicole Brodeur wonders if the lot across from City Hall will attract condo-owners.  Would buyers of $500,000 to $1 million condos co-exisit with the raw, urban surrounding? I scanned our surroundings. Loitering. A bail bonds place. People lined up for free bag lunches. A man sat in a doorway, folding and unfolding a blanket, talking to himself. And then there’s the Frye Hotel, where Seattle police have been called 85 times in the past six months. Noise complaints, thefts, several DOAs. More Market Info - NWMLS March Update

The NWMLS March update press release is out and it does confirm a strong start for the year, especially for the condo market. Figures for February show system-wide gains in both pending sales (offers made and accepted, but not yet closed) and sales prices compared to a year ago. Results were mixed among the 19 counties in the MLS service area, but together they reported a 4.8 percent increase in year-over-year pending sales for February. Prices for last month’s closed sales of single-family homes and condominiums jumped 14.4 percent from twelve months ago. The median price for last month’s completed transactions was $324,000. That was $40,800 more than at this time last year. The condominium market shows continued strength, with pending sales rising 13.7 percent from a year ago. The Daily Journal of Commerce just released a condominium special covering a number of topics from conversions, space, market forecasts to ventilation. The DJC is subscription-based but the special report should be available without a subscription. The articles were written by the principals of condo marketing firms, developers and an architectural firm and there is a bit of self-promotion.  However, I found the articles to be an informative and useful resource for potential condo buyers.  It’s worth the read.

February Condo Market Update

February rebounded from a slow January start with condos in Seattle’s core neighborhoods realizing healthy increases, based on median sold prices. Though, average sold prices did take a tumble.  While I didn’t include it in the chart, the number of closed sales increased in February compared to January. CityView Condos Price Adjustment CityView recently reduced prices on available units, upwards of $25,000 on 1 bedroom units, bringing price per square feet between $350 to $410.  This was anticipated and when taking into consideration current market conditions as well as the nicer finishes, unit size, age of building and views, this makes CityView a better value.   Condo Community Blogs Cosmopolitan  -  Cosmo Seattle The 2200 - Fast Times at 2200 Any others?  Let me know.

Smith Tower Condos?

The Seattle Times is reporting the new owners of Seattle’s venerable Smith Tower has designs on converting it to condos. Chicago-based Walton Street Capital filed papers with the city Wednesday to begin what could be a months-long process of getting approval to redo the tower as housing. Some people seem to think it may be a reasonable proposition: Matthew Gardner, principal in the Seattle-based land-use economics firm Gardner Johnson, said Smith Tower ’s conversion “could be incredible.” “The building itself is iconic, so it does make sense to go down this road.” Gardner also said the switch would benefit Pioneer Square by bringing more residents into the neighborhood. CityView Condo s - Leschi CityView held its brokers open sneak preview today. The builder did a great job at renovations. I updated the post with current pricing, photos & review - view CityView post. The grand opening is this weekend the weekend of February 24th. Maris - Shilshole Construction on this boutique condo at Shilshole is moving along. Maris shares the same developer as First Church on Capitol Hill. The Nord - Pioneer Square Work on The Nord Condominium conversion in Pioneer square is underway. The 1900 classic brick building will be home to just 7 homes.
