The F-Word in Luxury Real Estate
2008-06-10 18:38:00
by Roberta Murphy Forecl—– It’s a word softly whispered when luxury homeowners in luxe communities like Palm Beach (33480), Beverly Hills (90210), Greenwich (06831) and Rancho Santa Fe (92067) discuss their local real estate markets. Real estate prices have been declining in many of these markets throughout the country, and some of the heavily mortgage homes are ending

A Radical Proposition for Real Estate
2008-06-09 02:58:00
by Roberta Murphy I really want to talk about the effect petroleum costs will have on real estate, but first wish to tell a little story: My grandgather, Adolph Michelson emigrated at the age of 7 with his family from Norway to Deadwood, South Dakota. It required a long, hard journey by steamship. train and wagon to

Yahoo! to Google: Real Time Stock Quotes
2008-06-03 14:56:00
Google has become a noun, a verb and a trusted friend in my life. It of course answers endless questions and sends curious clients my way, but also handles my email, documents, maps, spreadsheets, instant chat, and more. And when I want to check traffic conditions, I can do it with another Google real time mapping

2008-05-28 06:49:00

Rise in Luxury Home Foreclosures, Short Sales and REO?s?
2008-05-26 16:49:00
by Roberta Murphy It appears that even the luxury real estate market will not fully escape the financial ravages that are taking down less-expensive neighborhoods. Housing Wire asks: Has REO gone jumbo? To find out, they consulted with Integrated Asset Services, LLC in Colorado to see if foreclosures are moving up the real estate food chain. And

Solar Shades for the Green Luxury Home
2008-05-14 17:07:00
by Roberta Murphy Upon first seeing these beautifully-designed solar panels, I couldn’t help but imagine other applications and modifications for the green lifestyle–whether it be in the luxury home, a school yard, a country club or off-the-grid project. Imagine these cobra-shaped shades as swiveling solar panels that take the place of outdoor umbrellas around the pool. Or ...

Troubled Homeowners: Beware the Predators
2008-05-12 16:39:00
by Roberta Murphy The real estate predators are always there–in good times and in bad. There are whispered stories in real estate circles of certain escrow and loan officers who, in the heady days of real estate, slipped deeds into the stacks of papers homeowners were signing as they refinanced their homes. The deed, of course, moved ...

A Call to Luxury Blogs and Bloggers
2008-05-09 15:53:00
by Roberta Murphy I love luxury and enjoy reading luxury blogs. Unfortunately, it can be difficult to visit them all to ferret out the latest in luxury news. One solution is to create a luxury blog network that will syndicate content from the best luxury blogs–whether they are focused on bling, luxury travel, luxury ...

Luxury on a Gold-Plated Shoestring
2008-04-29 05:43:00
by Roberta Murphy I call Eve Sieminski the Polish Contessa. She loves fine jewelry, expensive hairstylists and fine wine. I don’t know where Eve shops for jewelry or what deal (if any) she strikes with her hairstylist, but we follow her wine recommendations religiously. You see, the Polish Contessa, has no problem pouring a classless ...

Nouveau Luxury Home Buyers: Instapreneurs
2008-04-23 22:01:00
by Roberta Murphy Who are these young and ultra-affluent buyers of homes in Rancho Santa Fe, Palm Beach, La Jolla, Aspen and Manhattan? Robert Frank, in his best-seller Richistan, calls them instapreneurs (didn’t he coin the term?). These are the new titans in technologies, who have benefited from a rise in financial speculation and governments that support free ...

The Short Sale Solution
2008-04-12 16:25:00
by Roberta Murphy  Short sales and foreclosures have invaded even the luxury home market, but on a much smaller scale than the more modest real estate markets. More and more though, buyers at all levels are beginning to refine their requests when searching for real estate bargains–and are making specific requests: Show me foreclosures, show me great deals, ...

Two Real Estate Tax Tips to Remember
2008-04-11 03:28:00
by Roberta Murphy Income tax filing is just around the corner, but here are a couple of tax tips you may want to keep on hand: 1. Congress, reacting to the subprime mortgage mess, has provided welcome tax relief to homeowners facing foreclosure. In the past, if a mortgage lender foreclosed on a property and it sold for less than what was owed, income taxes were due on that so-called “forgiven debt.” In other words, a homeowner who sold for less than what was owed on the home would still owe income taxes on the loss suffered by the mortgage lender. Now, for 2007-2009 tax years, this so-called “forgiven debt” will no longer be taxed–up to a $2 million cap. This provision may also be applied to amounts forgiven when qualifying loans are restructured in order to reduce the principal amount owed to the lender. 2. New to 2008 is an IRS provision that allows a surviving spouse who sells a primary residence no later than two years after the souse’s de...

Most Expensive Mansion in the World: Redux
2008-04-10 03:32:00
by Roberta Murphy Last year, I wrote a short article about the world’s most expensive mansion in Mumbai, India being built by uber-wealthy Mukesh Ambani. In addition to arguably being the most expensive private home in the world (how about $1 Billion to build?), it will also be the tallest–measuring in at 42 stories. Residence Antilla, though, ...

A Novel Green Mansion
2008-03-15 02:23:00
by Roberta Murphy Any verbiage I add to this photo would probably be superfluous, since this chatty picture already exceeds the expected thousand words. I also ...

2008-03-08 20:30:00
by Scott Murphy Discriminating luxury home buyers in the San Diego area are starting to raise sophisticated eyebrows at some of the better real estate buys in luxury neighborhoods such as Rancho Santa Fe.
