BMO offers to pay new Toronto tax
2007-11-21 15:53:00 The Bank of Montreal is offering to ease the tax burden on new homeowners by offering to spring for some of the costs. BMO announced it would pay Toronto 's new land transfer tax for their clients who close on a new home purchase by February 2008. The customer also needs to sign on to a fixed closed mortgage with a minimum five-year term. The bank will cover the land transfer tax up to 1.5 per cent of the mortgage.The Toronto Real Estate board has reported more people are rushing to close on property deals to avoid having to pay the tax, which comes into effect next year. "Purchasing a home is the largest investment most of us will ever make," said Cid Palacio, vice president of BMO Bank of Montreal, in a news release."It's important that Toronto homeowners don't feel pressured into making a purchase decision based on this new tax." Warranty coverage may vary depending on the type of home you buy. Freehold Homes A freehold home is a fully detached, semi-detached or townhouse dwelling that is entirely owned by the purchaser. All maintenance (indoors and out) is the sole responsibility of the owner and no monthly maintenance fees are required. Newly constructed freehold homes receive one, two and seven year warranty protection. However, freehold homes are not covered under warranty if they are built on existing footings or foundations. Additionally, homes that have been lived in or rented by the builder before they are sold are not covered under warranty. Housing starts move higher in August

"The rise in August housing starts reflects a rebound in the volatilemultiple starts segment," said Bob Dugan, Chief Economist at CMHC's MarketAnalysis Centre. "In particular, the strong results achieved this past monthcan be attributed to multiple starts in the Atlantic region, British Columbiaand the Prairies. While Smitherman said he would rather see market forces drive landlords to declare their buildings smoke-free, he acknowledged it would be worth having the discussion about whether legislation would be necessary to back up any ban. Smoking is currently prohibited in elevators, hallways and other common areas in Ontario, but not in apartment residences. Whether Ontario wants to change that is “open for debate,” Smitherman said.
