It is possible to buy a home with as little as 5% down...some lenders even finance at 100% with ZERO downpayment!!!For those who do put a downpayment..the amount will determine whether you?ll have a conventional mortgage or a high-ratio mortgage. Conventional mortgage - downpayment is greater than or equal to 25% of the purchase price. High-ratio mortgage - downpayment is less than 25% of the purchase price and must be insured by CMHC. A mortgage insurance premium will apply. What is mortgage insurance? Mortgage insurance protects the lender against payment default by the home buyer. It is required by most lenders if the home buyer has less than 25% down payment. The insurance premium: -Will depend on the amount you are borrowing and the percentage of your downpayment (typically the premium is 1.25% to 3.75% of your total mortgage amount); -Can be added to the principal balance and paid off as part of your mortgage, or paid off in a lump sum at the time of purchase.
