Here’s another addition of our Outrageous real estate series.  This one is pretty cool (you should check out these places!). Well… I’m back.  As you probably noticed, it has been a little while since our last post.  I had to take a little break and head to Southern Oregon to visit the folks and take care of some of my rental properties.  I don’t have any “vacations” in the works anytime soon… so you can be sure that ...

2007-03-25 05:57:00
Are you a thinker or a doer?  Do you think about real estate investing and study up on it all day and night… or do you do real estate investing?  Whether or not you know it, there is a HUGE difference when it comes to thinkers vs. doers.  Don’t get me wrong, doers do their fair ...

Quick lesson in increasing cashflow on your rental properties
2007-03-19 15:55:00
Here’s a quick lesson that I just re-learned last week on how to quickly incease cashflow on my rental properties without increasing rents on my tenants. Last week I just got a $30/month “raise” just by doing a yearly audit of my expenses.  Ya, $30 isn’t enough to change your life…  but when combined with other ...

The first lesson of life and real estate success?.. ACTUALLY GETTING STARTE
2007-03-09 08:46:01
Well… I was debating on what I should post as our very first post on the new blog here at The REI Brain.  I hashed around ideas like… “the best way to get started in real estate!”… “how to systematically reach your life goals”… and other cutsie topics that everyone has heard before.  Then, I realized that telling people out there (you) how to get started in real estate isn’t important.  It won’t do you a bit of good. 99% of all people who go to real estate investing seminars, buy the courses, read the books…. etc.  WILL NEVER do a single deal.  Why is this??  Well, I can guarantee that the root of the low percentage of success issue has nothing to do with not knowing enough information.  Reading one decent book, going to one decent seminar, or following one decent real estate investing course will give you enough information to get started.  The rest of your learning will actually take place by…. BY DOING!  I th...

Is 100% financing gone?.. or just much tougher to come by?
2007-03-09 08:46:01
I’m sure you have heard about the recent shakeup in the subprime lending market.  But do you know how it will affect you and your real estate investing business? Well… some of you it may not affect at all.  Those of you that have set up your investing business correctly and positioned yourself as a business… rather than a passtime or hobby, should fare quite well. However, those who have relied on high LTV financing (90-100%) may have a bit more trouble finding the conventional financing you need to make your deals work.  No, 100% financing is not gone no matter what you have heard.  I receive wholesale rate sheets from many of the top wholesale lenders and they still have their 100% financing programs.  But, if you are trying to go: Non-owner occupied Stated Income and have less than a 680 credit score … you will have a very difficult time finding conventional financing that makes your deal work.  If you can go full document and have above a 700, you will ...
