Managing Your Online Reputation
2008-05-30 08:47:00 One of the panel discussions at the recent Bloodhound Blog Unchained covered the topic of online reputation management with: David Gibbons, ZillowRudy Bachraty, TruliaJeff Brown, www.bawldguy.com Real Estate Investments Broker Here are some of the best ideas and tips I gleaned from the discussion: • Leverage your blog presence by commenting on blogs - reaching the audience you seek • Use Google Alerts to receive updates on topics of interest. To Twitter or Not Twittter?
2008-05-28 05:48:00 Andy Kaufman and Brad Coy presented and demonstrated Twitter , the numerous applications available to enhance your Twitter experience and how to use it all at the BHB Unchained Conference on May 20, 2008. What is Twitter? A microblogging platform that asks the question..."What are you doing now?" A communication channel and social network You post to Twitter in 140 characters or less via your mobile phone or the web It's text messaging, instant messaging, and email rolled into one service that allows you to communicate instantly with a group A potential addiction and time-waster or a unique way to stay in touch with family, friends, current and prospective business clients? Only you can decide that one! The answer to that controversial question depends on several things, among them: Are you comfortable with the platform? Do you have clients or friends who use Twitter as a preferred communication method? Can you find the balance of following member...

2008-05-20 19:41:00 Brian Brady shared his obsession with marketing and how "ubiquity" works with the Unchained Conference attendees on Day 2. Brian is everywhere on the Web 2.0 /RE.net webscape and he showed us how he does it. Some key points from Brian's discussion: New customers are the life blood of your business, including referrals from your past clients and sphere of influence. The Internet automates your Unique Selling Proposition - how you stand out from your competitors. Web 1.0 - static, your business card and brochure online. Web 2.0 - an exchange, participatory, interactive. The empowered customer has all info available to make decision to use you. 2008-05-20 18:36:00 My second day at the BloodhoundBlog Unchained Social Media Conference proved to be more than I expected - these guys know how to deliver the good stuff! The morning started with an epiphany and intriguing historical review from Greg Swann on, well, history - from primitive cultures to the Greeks to the 20th Century. I loved how he tied the history and philosophy to the evolution of Web 2.0. Visit the Unchained You Tube Channel for all the videos. The epiphany - read/view more on this BloodhoundBlog post and Greg's April post on the subject: You are free to THRIVE You are free to STARVE But you are not free to escape the necessity of making a choice Other memorable quotes from Greg included: "Big ideas rule the world." Is the Housing Crisis Over? ...Indications that the Las Vegas Real Estate M
2008-05-13 02:17:00 This editorial opinion by Cyril Moulle-Berteaux, "The Housing Crisis is Over" appeared in the Wall Street Journal on May 6, 2008 and has been getting a lot of attention in the blogosphere. The author quotes historical real estate cycles and claims the national housing market is approaching the bottom now based on a variety of facts and economic trends: Home sales peaked in July 2005 New Home sales are down 63% from peak levels Housing starts have fallen more than 50% Affordability - prices have declined while, generally, incomes have grown Brett Arends asserts in his article "Is Housing Slump at a Bottom" that we may be at the bottom of the housing market because housing starts dropped below the One Million mark in March. "Every time that has happened in the last 50 years, it proved to be the bottom of a recession." Indications in Las Vegas are that prices may continue to fall further, yet NOW is definitely a great time to buy - here's ... More About: Estate , Las Vegas Real Estate , Real Estate

The Eleven Things Everyone Must Know About Earnest Money Deposits - Real Es
2008-03-12 04:11:00 Welcome Back to Guest Contributor:Steven Kitnick Earnest money is the deposit paid by a prospective Buyer as evidence of their "good-faith" intentions to complete the real estate transaction. The Buyer is promising to be diligent in their efforts to fulfill the terms of the Residential Purchase Agreement ("RPA"). Additionally, if the Buyer and Seller agree, the earnest money deposit ("EMD") may also serve as a source of payment, and act as the Seller's sole legal recourse, as "liquidated damages," should the Buyer default, that is, fail to perform in accordance with the terms of the "RPA". Earnest money deposits are not required for the creation of a valid and binding "RPA". However, it is rare that a "RPA" does not include an "EMD". The reason for this is that an "EMD" demonstrates to the Seller that the Buyer is serious about his/her offer. Although the amount of th... More About: Money , Real , Things

The Power of Previewing and Knowing the Inventory - Real Estate Career Succ
2008-03-09 07:35:00 It's a basic yet often overlooked ingredient for success in the real estate business...previewing and knowing the inventory. In this fast-paced, immediate gratification world, many real estate agents have simply gotten away from previewing available listings and really knowing what's happening in the market. Excuses abound, "There's not enough time in the day"; "It's not the best use of my time"; "Isn't that what MLXchange, pictures and Virtual Tours are for?" The bottom line is you can't afford to not know the inventory. It is after all the product you are selling - take the time to be the expert in your niche market, farm area, price range, and/or geographical area of town you choose to work. Major benefits to previewing and knowing what's available right now: You convey confidence, knowledge and expertise with prospective clients when you can talk about properties you have recently shown or previewed. THE Key to Real Estate Success...Always be Prospecting!
2008-01-08 18:18:00 A majority of your time in this business will be spent prospecting...that is if your goal is to succeed. ABP (Always be Prospecting ) It is the most basic, critical element of success. It is imperative you develop and follow a plan. Build your plan around annual, monthly, weekly and daily prospecting activities. Demand of yourself a weekly minimum number of prospecting contacts. If you are new to the real estate business, 90-95% of your time should be spent asking for business. Do not let pending contracts or any other activity take you out of the business of prospecting every day. Prioritize your prospects, track your results and maintain a simple follow up plan. No other task in the real estate business can be performed until you have a person who is ready, willing, and able to buy or sell. Regardless of what prospecting method you use, the goal is the same! The main objective is to establish rapport, put the client at ease, minimize their perception of the threat you... More About: Estate , Real Estate , Success , Real

Understanding the Las Vegas Real Estate Market
2007-12-18 06:16:00 Educate Yourself and Your Clients About the Las Vegas Real Estate Market. Adjusting to the real estate market is critical to a successful real estate business. Now more than ever it is essential to stay informed and updated on the trends, statisitics and historical data impacting our real estate market. Have you updated your Listing and Buyer Presentations with this critical information? Are you comfortable explaining the real estate market and helping your seller price their property to sell? Current supply and demand clearly shows that active listing inventory is approximately 14% overpriced on average - educating real estate agents and sellers to this point is a process and the issue at hand. The good news - we are seeing signs of increased buyer activity and sales. Of course the strong Las Vegas economy and job growth also supports a recovery hopefully sooner rather than later compared to other markets in the country. Where to find - Las Veg... Getting Things Done - A Review
2007-11-20 01:11:00 I recently re-read and listened to the audio book by David Allen Getting Things Done - The Art of Stress-Free Productivity. The difference this time - I was ready to put the techniques to use and have discovered a system that works for me. The major aha for me was realizing my "to do" list is not enough. The key step I was missing was taking the time to think about and record the "next action" to take in order to move a project forward to my desired outcome. The basic premise of the book is to get everything out of your head, off your mind and into a trusted system you know you will use. Older time/resource management systems are inefficient in today's fast-paced, multi-tasking world. Our minds are powerful instruments - constantly reminding us of things to do, unfinished projects, seemingly endless "open loops" of information. Our stress levels are increased when we don't have a method of emptying thes... More About: Review
