4218 Murrelle St. may be sold soon
2007-03-20 05:32:00 Hey EveryoneWell today may be a great day because if everything goes well over the next few days. Then my property located at 4218 Murrelle St. may be sold. In case anyone is wondering what I mean when I say sold. I am not selling the property outright, but on my owner finance program. I just use the word sold because most people understand the meaning of being sold. In other words the house has been taken off the market. Sometimes people ask me that question so I just thought I would shed some light on that. Well not exactly new, but an upgrade from my previous one which was located at joshhoughton.wordpress.comI plan to be a little more open with this blog and touch on some other subjects rather then real estate. In the sprit of starting new I had an idea for an interesting post. Every other day I get calls from people interesting in my owner finance program, which is located at 2ndchancehouses. We usually talk for a little while and the first question they always ask me is "Do I need good credit?? How will my credit affect me getting a house?" Still I guess it makes sense since your credit does play a part when trying to buy a house with our program. William is also the owner of Sub2deals.com which is a wonderful website that teaches people about the method of investing called buying Subject 2. What is even more interesting is that William actually answers questions from his students. 2007-03-17 20:11:00 Hello EveryoneSorry for the lack of updates lately, but I have been busy with some different real life items which I may post about in the next day or so. It has been a few weeks and Murrelle St is still vacant. I am actually quite amazed that the properties hasn?t been sold yet. Down here in Columbus, Georgia 3 bedrooms and 2 baths are in high demands. I also have the price set at a very comparable price. So I may have to go over to murrelle st. and figure out what the problem may be.Usually the reason doesn?t sell is due to something wrong with the property or the terms. So part of my job as a investor and property manager is to try to find the problem. I also know that once in a blue moon you do come across properties that just will not move due to the market. I guess I am being greedy in some ways because most of my properties move in a week or less. The Investors Roundtable is an Investor Community that helps to coach and train upcoming Investors the proper way to build and manage a portfolio of properties. I was supposed to meet Matthew Chan and his Co-Worker at 6:00 pm to help setup the room. Well my wife and I got there a little earlier than expected and I didn?t see Matthew?s car anywhere. I was thinking that I beat everyone to the location, but this wasn?t the case.It turned out that Matthew and his friend Martha arrived around 5:15 pm. HOW TO GET RID OF A CAR
2007-03-17 20:09:00 Hey EveryoneAs the title of this post suggest I have finally got rid of the car at Murrelle Street. I have been trying to contact the former tenant and she has not called me back. So I decided to move forward with my plan. Basically since I have possession of the property back. I called a local towing service here in Columbus. I have to admit that I was quite impressed with how fast they responded to my call. Within a hour they met me at the property and did what they had to do to get rid of the car.Basically the company will tow the car and keep it in storage for 30 days. The service is completely free for me, but the owner of the car will have to pay the tow fee and a storage fee which is around $16.00 a day down here. Now after the 30 days is up the tow company has the right to apply for title and fix the car up and re sale it after title is given by the courts. UPDATE ON MURRELLE ST
2007-03-17 20:00:00 UPDATE ON MURRELLE ST.Well as some of you know from my earlier post I got possession of my property at Murrelle St back. Well I told everyone I would update them on the property and let them know what the inspection turned up.Well the property was in better shape than I expected. The only real problem with the property was that it needed some serious paint. What happened is that the tenant attempted to paint the house, but they never finished. Ghee that was a big surprise to me. The other problem was that the house was not left in bloom clean condition. You know what though I am not really made because I got the property back a week earlier than expected and no real big repairs needed. So all in all I can say I have had a pretty good day.I also met with my friend, fellow investor and real estate agent Wes Weaver. POSSESSION OF MY PROPERTY RETURNED
2007-03-17 19:58:00 POSSESSION OF MY PROPERTY RETURNEDToday is a very cold day down here in Columbus, Georgia, but I am not letting that get me down. The reason I?m in such a great mood is that my property located at 4218 Murrelle St. has been returned in almost turnkey shape.As soon as I do a more walk through inspection I?ll know more. I got it back late last night because the tenant finally moved her stuffed out. I gave her a extra day just because I am a nice guy overall. The great part about all of this is that if I would have followed through with the eviction then I still woudn?t have possession back.I got to take some photo?s with my digital camera later today so I will try to post one for everyone. My exit stragety on this property will be selling on a lease option. Lease Options are my bread and butter and usually sell quite fast for me. 2007-03-17 19:54:00 Hey EveryoneWell I got back last night from the get Motiva ted Semi nar In Atlanta, Georgia. The event was at best very interesting. I haven?t really been to any seminars before so this was a very interesting day. Overall the event was okay, but it was nothing spectacular at least from my point of view. Well I guess I should go into detail on how the day went.I went with my father to the event and we stayed in a Holiday Inn, which was only 12-15 miles away from Philip Arena. We knew the doors opened at 8:00am and we knew that we wanted some good seats. So we decided to leave our hotel at 6:30am to make sure we got there in time. Well I guess we underestimated Atlanta?s traffic. It was horrible to say the least. We were only about 10minutes from the event and it took us from 6:30am all the way to 8:10pm just to get out of traffic.Then it seemed like everything was against us because every-time we found somewhere to park.
