Home Prices Expected to Recover in 2008-Tampa, Fl
2007-07-25 20:56:00
Home Prices Expected to Recover in 2008 As Inventories Decline Says NAR Wednesday, July 11, 2007 - Home prices are expected to recover in 2008 with existing-home sales picking up late this year and new-home sales rising early next year, according to the latest forecast by the National Association of Realtors®. Lawrence Yun, NAR senior economist, said a good buyers? market has evolved. ?Buyers now have an overwhelming advantage given the wide selection of homes available in many markets,? he said. ?But with profit margins coming under pressure, homebuilders will limit new construction well into 2008. This should help the overall inventory level to move steadily into a more balanced state.? Existing-home sales are expected to total 6.11 million this year and 6.37 million in 2008, down from 6.48 million last year. New-home sales are projected at 865,000 in 2007 and 878,000 next year, compared with 1.05 million in 2006. Housing starts, including multifamily units, are forecast at 1.4...

Most Resilient U.S. Real Estate Markets-Tampa, Fl

So which metro area markets stand the best chance of recovery, and when will that upturn occur? Bayshore Condo Drastically Reduced for quick sale Behind The Numbers Market corrections follow three basic recovery patterns. A V-shaped recovery where a market experiences a sharp, fast decline but comes out strong once it hits bottom; a U-shaped recovery, where prices decline gradually and recover slowly; and an L-shaped curve, a hard, fast fall with paltry price bounceback following the market trough. The differences between a V-shaped market and a U-shaped one has to do with barriers to growth. High vacancy rates and high investor share can hurt a market, but if the local economy remains strong and housing stock affordable it's only a matter of how long it takes to absorb the excess inventory.Tampa is a perfect candidate for a V-shaped recovery, according to research from Moody's Economy.com, an economic analysis, forecasting and credit risk firm. Where to watch the fireworks in Tampa-Channelside District
2007-06-22 22:20:00
Buzz down to Tampa 's Channelside District to toast the Fourth of July. At 9PM, you'll get the chance to see one of the region's most spectacular fireworks displays exploding in a blur of color and sound over Old Hillsborough Bay. Enough visitors flock to Channelside ahead of time -- to down a few drinks at Margarita Mama's, or enjoy dinner at Stump's Supper Club -- to give the big night a decidedly festive atmosphere. If you're traveling with the kids, you may want to take advantage of a special deal offered by the Florida Aquarium. On Independence Day, you can get in for only $10 a head. And the venue's Explore-A-Shore will stay open late, giving you a great view of the fireworks. While many revelers are thrilled to join the mobs in the Channelside District, this event is also great for those who enjoy a lower-key celebration. The fireworks are visible from much of South Tampa's Bayshore Boulevard. So, if you're a South Tampa resident who doesn't feel like bucking the crow...

Central Park Village changes plansCouncil approval is needed for fewer homes, more retail space.By JANET ZINKPublished June 8, 2007TAMPA - Changes in the real estate market and the prospect of property tax cuts have forced the developers of Central Park Village to modify their plans for remaking an old public housing complex between downtown and Ybor City. Most significant, Bank of America wants the option to replace up to 680 condominiums with hotels, retail stores and office space. "We want the flexibility to respond to the market," said Roxanne Amoroso, senior vice president of community development banking for Bank of America. That could mean a loss of about 68 affordable homes that were to be developed and sold on the 28-acre property. It is zoned for up to 2,000 units. Original plans called for 1,100 condominiums."That's heavy with all that's happened in the market over the last 18 months," Amoroso said.More than 3,000 condominiums are finished or being built in and around do...

Tampa Real Estate Market Update 5/21/2007
2007-05-21 18:30:00
Residential real estate practitioners look for opportunity in down marketTampa Bay Business Journal - May 18, 2007by Michael HinmanStaff Writer"The number of single-family home listings has gone down since March, which may indicate that over-priced homes are now removed from the market," said Ann Guiberson, president and CEO of the Pinellas Realtor Organization. "While year-to-year sales still show a large differential from our data, month-to-month numbers indicate that single-family home sales appear to be stabilizing." Sales are expected to continue falling through the next quarter but start to uptick in the second half of 2007 as buyers take advantage of lower prices, officials with the National Association of Realtors said in a release. Historically hotter markets like Tampa, however, may not wait that long to move back up, so those looking to invest should do so sooner rather than later, Rogers said."When it turns, it's going to turn fast," she said. It's a BUYER'S MARKET!-Tampa,FL
2007-05-20 00:38:00
Are first time home buyers fearing the worst? The past few years home buyers were coming out of the wood work looking to purchase. Mostly first time home buyers. What has really changed? Interest rates are now the lowest they've been all year, there is inventory galore, sellers are eager................. So what is stopping people from buying? Fear. Fear that things may get even better? My opinion is that things are pretty darn good now. Waiting may or may not be a good option for people. Once everyone figures out that now is the time to buy everything will change once again. They say it's either a buyer's market or a seller's market, not both. Here are Four Great Reasons To BuyIf you've ever thought about buying a home, but decided that it was too big a financial gamble, think again. It's possible you haven't considered the risk of not buying a home. For the majority of working people, home ownership is the single most reliable way to achieve financial security. Without it,...

Speaker: Florida House Set to Deliver Prop erty -Owner ProtectionOrlando Sentinel May 11, 2007Marco Rubio Special to the Sentinel When Tallahassee turned its attention to property taxes earlier this year, the focus of the debate for many participants was centered on how much revenue government could afford to lose. Today, as we head toward a special session that promises to deliver historic tax relief, the debate is solely focused on how much taxpayers can afford to pay. As House Republicans, we consider that newfound taxpayer focus a significant accomplishment. Over the past three months, the Florida House of Representatives has promoted a bold idea on how to confront our state's biggest problem: unaffordable and unfair property taxes. Our goals were simple: reduce local government taxing and spending, provide significant and immediate relief to taxpayers, and give Floridians statewide the opportunity to vote for meaningful and comprehensive property-tax reform.
