No More Access to Foreclosure Property
2007-03-26 09:15:00 This weekend I decided to drive over and check out the properties in Sacramento area that I recently lost to foreclosure. I was curious to see what is happening since foreclosure and to see if I can still get in. Nope. The lenders work fast. Both the Burdett and Larchmont properties have new locks and REO agent contact info posted on the doors. I notice the gates were open on both properties. People must be dropping by and checking things out. I wonder what they are listed for. Too bad I don’t have my MLS password anymore. Maybe somebody can check for me. Stop Modesto Foreclosure via Short Sale, But No Promissory!
2007-03-23 05:08:00 Spoke with agent working to stop my foreclosure in Modesto , California. We spoke about the status of the short sale offer. The rep at the bank finally got back to my short sale agent and said they may want me to sign a promissory note in order to get this short sale approved and stop foreclosure. I told him I will NOT be signing any promissory notes this time around. I’m resigned to let this one go into foreclosure since I couldn’t make good on an additional debt payment at this time. I already have 2 official foreclosures from California houses and 1 foreclosure from Dallas. A fourth foreclosure is probably not going to ruin my credit and FICO score much more. When I agreed to sign the last promissory note for the Sacramento house foreclosure, that was a different story. At that point I was still hoping to stop foreclosure on all the remaining houses. 2007-03-19 09:10:00 I Am Facing Foreclosure blog just made it to the first page of Google under the search term “foreclosure”. I’m in #10 position out of 24,200,000 results. That’s pretty good since foreclosure is a very general term and there is a lot of competition. The rising search ranking of this blog has been very amazing to watch. I’m starting to get more and more people emailing me for help with their own foreclosure situation. I help out with whatever advice or tips I can but it’s starting to become a problem. I don’t have enough time to answer all the emails and I’m letting them sit. I feel bad because I want to help everybody. I know what it’s like to be in financial trouble facing foreclosure so I feel for these people. What I want to do is to start turning this site into more of a foreclosure help and resource site. My View on College
2007-03-15 17:14:00 I decided to address my views on going to college because I seem to get lots of criticism on this issue and I believe it relates to my foreclosure story. I chose to skip college right after high school because I was offered a $30,000/yr salaried position at a startup company (Sevant.com) with benefits and stock options (year 2000). I was already working for the company part-time as a computer service technician and I was being promoted to a “Super Sevant”, as they called it, a lead tech / trainer / field manager. I chose not to go to California State University of Sacramento which I have been accepted to. I was 18 at the time and this job at a dot-com startup company was too big of an opportunity to pass up. Plus I crashed my car a few months prior and I didn’t have insurance (forgot to send it the paperwork on time) and I had some bills to pay. So the job was right in time. Casey Serin Facing Foreclosure on Wikipedia - a Defense
2007-03-14 11:06:00 I’ve been watching the Casey Serin entry in Wikipedia get written over the last couple of months. It’s obviously written by my critics but they say they are trying to keep an “encyclopedic tone” (see the discussion tab). The problem I have is that the entry is highly skewed toward making me look bad. So much for following Wikipedia rules on biographies of living persons. Much of it is exaggerated and blown way out of proportion. Worse, it currently comes up as the #2 on google search for Casey Serin. I feel the article is damaging my reputation because it’s very one-sided. I’m not trying to deny that I’ve made some mistakes or done some shady loans out of inexperience. However, an encyclopedia entry needs to be factual and un-biased. Please help me by editing the article to make it more balanced and fair. Couldn’t Avoid Foreclosure on Burdett
2007-03-13 04:43:00 The Burdett property short sale buyer was not willing to raise the offer so I couldn’t avoid foreclosure. I decided to catch the foreclosure auction again. Back to the court house steps today at 1:30. It was a nice warm spring day today. Different auctioneer, same trashcan and only 4 investors showed up. No bids on anything. Everything went to the bank, including my Burdett. One of the investors recognized me, “Aren’t you that guy with the foreclosure website?” We had a good talk about my situation. He gave me his contact information and offered to pay a finder’s fee if I bring him any good foreclosure deals. I’m glad I went. Only 2 houses left. The received the short sale offer at 240 but its too low because there are about 30 grand of costs: agent commissions, closing fees and buyers want some cash for repairs. Lender countered at 275 which they claim is the appraisal value of the property. The buyer has untill 1:30 PM PST to respond or the house goes to the court house steps for a foreclosure auction. I hope I can avoid foreclosure on this property. If not, at least I did everything I could. Another foreclosure now is probably not going to hurt my credit score that much more.
