Remarkable! Unbelieveable! Incredible! Choose your own superlative. Either way, it's true - last week, the Downtown Las Vegas ' Verge mid-rise condo project sold 229 units in a single day. And that's not just refundable reservations, those are totally bona fide hard contract sales. Now obviously, something good has to be happening downtown when a condo project can sell 74% of their development in one day. And I know what you're probably thinking (I was thinking this myself when I originally heard the news) - Oh, they brought in one of those investment groups who negotiate tremendous terms with developers in exchange for the ability to flip their contracts without ever having the intention of closing. Yesterday, we had further proof that major investments were being made on high rise condo projects on the Las Vegas Strip. Today comes word from the Las Vegas Review Journal that Fountainebleau Resorts has secured $4 billion dollars in financing to complete their $2.9 billion Fountainebleau Las Vegas, currently under construction at the corner of Las Vegas Boulevard and the Riviera. The Bank of America, Merrill Lynch, Deutsche Bank, and Barclays are some of the financial institutions involved in the deal. I'm thinking analysts at these major institutions probably know a lot more about the potential Las Vegas holds than does the national media, who continue to write articles behind their desks 2000 miles away saying how overvalued Las Vegas is. What do you do with $2.5 billion dollars? How about securing a 13-acre parcel located just off the Las Vegas Strip and developing the city's largest non-gaming hotel. That's exactly what the Peebles Corp is doing by buying the land on Paradise Road directly across from the Wynn Golf Course for $65 million.The recently announced Las Palmas high rise condo project will consist of four 55-story towers designed by the architectural firm Arquitectonica and contain 800 guestrooms and 1,000 condos in addition to retail, fine dining, and commercial space in addition to lay claim as being Las Vegas' lone five-star non-gaming hotel.Don't let anyone tell you the Las Vegas high rise condo marketplace isn't growing. The big news coming out this weekend was the demise of the W Las Vegas mixed use high rise condo project. As I commented on the article found in Saturday's edition of the Las Vegas Review Journal, I can't say I'm surprised over this news, but I am a little disappointed as I thought the "W" project had a lot of potential.It's obviously not easy to bring a project of this scale to fruition. Those holding reservations in the project were sent a FEDEX package with their reservation deposit fee refunded along with a lettter that you can read here.But once again, I must reiterate: the failure of some high rise condo hotel projects in Las Vegas is not necessarily a bad thing. It just makes the ones that do get built that much more attractive. I received a call the other day from a high rise condo investor who posed an interesting question: "I'm not sure whether I should just sell my unit or get out of my contract completely. What do you think makes most sense?"Perhaps it's a good time to reiterate my thoughts to the masses on high rise condo hotel investing in Las Vegas. In my opinion, investors should not be thinking "flip" when they make the decision to purchase a high rise condo unit. There are very few projects in town right now that the "buy and flip at closing" strategy makes sense. For starters, the Las Vegas high rise marketplace is so new, there are no historical guidelines to go by to determine what high rises will sell for in the short-term. Will the $2.8 billion dollar Fountainbleau high rise project in Las Vegas ever get moving and eventually get built? It might, now that Australia's largest gaming operator just bought a 20% stake in the development. Publishing & Broadcasting Ltd, owned by James Packer will now be a partner with Fountainbleau Resorts (aka Turnberry) in the development of the proposed 63-story hotel casino, comprised of 3,889 hotel rooms and high rise condo hotel units. The developer says the project will open in the fall of 2009, but that seems like a very ambitious timeframe. However, a lot can happen when you bring $250,000 million dollars to the table... With the recent purchase and redevelopment plans for the Sahara, and with Boyd Gaming getting set to unveil plans for their $4.4 billion dollar Echelon place project, the possibilities are endless for this stretch of Las Vegas Boulevard property. Industry expert Brian Gordon, a partner in Las Vegas-based financial consulting firm Applied Analysis, recently stated that the Echelon and the Sahara could spark a tremendous development wave between the two locations.
