2008-01-24 17:25:00 Overview of Home Prices in Plano 75093,75024,75025 Here's a couple cool charts to show median price in zip codes 75093, 75024, 75025 compared to Plano overall. This gives you a birds eye view of the market and the value of certain zip codes since last May and how prices have fluctuated. 75093 is the most expensive real estate in Plano, price has actually increased compared to Plano in general due to it's location and all the corporate campuses that employ executives. Nice bump (orange line) since the first of the year. 75024 is just north of 75093, not all schools are in the Plano ISD, you can see the price has varied 25K or so, but is heading in an upward direction of late. 75025 is east of 75093 and 75024, it is below the median price for Plano as a whole. 2008-01-22 22:49:00 75093 West Plano Update - 1.18.08 West Plano is made up of 3 zip codes, 75093,75024 and 75025. This real estate update is for 75093 week ending 1.18.08. Besides the MLS stats we look at national data from Altos Research to see where the market is trending on a weekly basis. Below is part of a detailed report: The chart shows bullish signs for our market! Inventory has been coming down and days on market are less. Of course, you have to account for the time of year. Median price is trending up nicely too from last April. Another positive sign is the market action index. it's been cold for the last 2 months and now has an up arrow for activity. Usually the cold doesn't stay around too long, but we can get some wicked ice storms this time of year. Frontdoor.com - it's in beta, so they're experimenting. What's it about? Finding a Home. It's just not a technology company looking to design a national home search system and sell ads so you can be a lead...(so what else is new?) Designed to Sell and House Hunters are popular shows and they plan to educate in their HGTV way. It'll will be interesting to see how they evolve. Take a look - they are looking for feedback. With all the new home construction it seems like some tech genius could put together a site for all new construction and homes. Anyone out there?...That's a good project. Many requests on this site are for new homes. So, you might ask... How do you deal with builders on your own?. Many homebuilders use their own contracts and systems to build your home. But as a consumer, you need your own checklist to make sure all the i's are dotted and t's crossed. A few years back, the TRCC was formed (Texas Residential Construction Commission) to protect consumers from builders. It's a very informative site. Forms for Filing Your Homestead Exemption
2008-01-07 06:32:00 Forms to File your Homestead Exemption Well, It's that time again, every year we get to start over and if you purchased a home last year and are living in it this Jan 1st, then you'll need to file a homestead exemption. You still can't do this online but you can download the form and mail in. Other exemption forms are available on the county appraisal web sites, like over 65 and disabilities to name a couple, if you need them. Here's the Basic Homestead Exemption PDF file for safe and easy download: Collin County Denton County Dallas County - this is the link to the forms page on Dallas CAD because you have to enter your address to get the form.... Remember, if you are in two counties, one for schools and other for property, you'll need to fill out both. You have until April 30th to file with the county, so your property taxes will be less. Dallas Historical Average Home Prices
2007-12-27 23:24:00 Dallas Home Prices since 2002 It's a good idea to take a look at historical figures for real estate when the market is changing, especially when real estate is the hot topic of the media. When average prices are quoted it gives you an idea of value in a specific location. Nothing more - it's an average. Going back to January of 2002 you can see the average price was $190,000 vs. $250,000 today, that's about a 4% appreciation a year, nothing earth shattering but steady. It has climbed back up since the dip in 4th quarter 2006. Will it cave to 2002 level? Plano Poop - Why the shop tree lighting ceremony didn't happen this year

You can read the Dallas Morning News article Plano tree lighting demise linked to developer's incentive Every year for the last 5 years the Shop s at Legacy has had an annual tree lighting ceremony. Last year 20,000 people participated in the event. Families, kids, vendors and all the shops participated, had a great time and generated revenue for the city of Plano. Take a look at last years post and photos. Basically, a developer and city council member don't like each other and the annual event was canceled by the developer. Bah! Hum Bug! Scrooge, please not this year... So, business was hurt, families disappointed and charities deprived because of sour grapes. Get over it! Do the right thing! Grow Up! Salt and Peppered.... no, it's a lenders term for knowing you personally have money sitting in an account patiently waiting to be used in your home transaction. You know that 10% to 20% down. The money must be in an account in your name for around 60 days, it used to be 30, but with lenders tightening the reigns, its 60 days now. So, if you plan on borrowing money for your down payment - like from family or friends - remember to get it early and let it sit in a account. Don't be surprised if you can't buy your home because your money isn't seasoned. Doing 100% financing is an option but you'll probably have PMI (principal mortgage insurance) - and you know any insurance is expensive... which means you'll probably have to refinance again after your money has been slow cooked to p...

2007-12-11 11:40:00 Traffic Flow Through my networking base I've been fortunate to connect with some very interesting folks in the U.S. and internationally. I belong to a group out of the U.K. under the banner SHAPING TOMORROW who publishes a newsletter that I receive weekly. One of the recent articles in their 5 December Insight Newsletter was entitled Going Local and addresses the various information tools now available to us regarding traffic conditions, locations of restaurants, gas stations, driving directions, driving times, etc. This article also spoke of TeleAtlas which is helping people find the quickest route to somewhere by analyzing traffic flows based on 2 years of traffic data showing the most/least congested roads for every hour of the week.
